Great home layout, bad process in communication

We love the home , we customized it to what we wanted however the designation prices were marked too high. The painting the walls easily chips. The home has a lot many issues after getting the keys, luckily . The warranty department is great in handling it and getting it done. Solar isn’t ready til 6-8 weeks after you move in, nobody informed us of that til after we closed escrow. The process to get solar going is terrible. LVP flooring

We upgraded to lvp flooring throughout the house, approximately $30k. When the final trim person painted, not taping or using edger, they got paint all around the flooring/trim, it is also in the wood grain of the lvp flooring. First they had lady cleaning with paint scrapper/rag, then tried cleaning with water, paint everywhere and it does not match the flooring we purchased. They also finally tried coretec recommendations, did not work. Then they had restoration company try to correct, still has not fixed the flooring to our satisfaction. Wrong color cabinets and floors were installed. Unit was extremely dirty at walk through. Floors were not protected and dried mud was thought out main floor. Bath tub in one of the bathrooms was not protected during construction and had 1-2 inches of debris in it. Poor paint job through out whole place. Windows were not aligned because were kept open during freezing temperatures.Toilet was not installed properly. Quick building process. TERRIBLE follow up on punch list.

Our salesperson was excellent to work with and a great communicator. The building side, not so much. Why? Because there is no follow up. What good is a warranty or punch list, if they are ignored after they are recorded? We still have missing items and quality problems. Over promised and under delivered.

The home itself meets our expectations, but the process, particularly regarding walkthroughs and post-closing follow-ups, has been less smooth than we had hoped. Very rigid in choices. Would have liked to pay for options we presented. I.e. paint colors within Sherwin Williams paint brand which you use. Instead we had to pay after closing to have walls painted colors we chose from Sherman Williams. Also, not meeting ada requirements. I.e. shower stalls. The given one is very tiny. Will not allow for shower seat for handicap. For the $$$, very dissapointed. Would like more options. Also, wheelchairs do not fit through doorways, too tight of turns. From the very beginning, starting the loan process with Pulte mortgage was downright horrible. The loan officer did not have any emotional intelligence very rude. Ultimately went with a different loan company. Regarding the builder they built the house, surprisingly quick. There so many thing you are not able to see until you move into a house and the experience with the warranty group has been lack luster. Our home buying experience started out great but we ended up regretting our purchase. At a quick glance the homes seem well out together, we noticed issues during our final walkthrough that weren’t all completed by the time of closing. Once we moved in we have not enjoyed our home. I was literally cheated with Sales Person. I was not told when i am signing a contract. I bought a corner lot and charged $10000 extra for lot premium saying that i would get extra fencing in back and sixe yard. After construction they mentioned that lot was key-locked lot and dont get any extension for my corner lot. Sakes guy simply said sorry.

The number of issues with home quality is not acceptable for a million dollar home. The electrical issues have been constant for several months. There workmanship is below average in many areas. My experience building my first new home has been deeply frustrating. A major leak above the furnace caused severe mold growth, clearly pre-existing before closing. Neither the construction manager nor the warranty team caught it. Despite the mold’s presence, the warranty personnel refused air quality or mold testing, dismissing concerns based solely on photos. Brandon, the sales rep was not the best to work with. Information was left out, which led to issues during the building process and the close. Other than that, experience was good. The sales team is awesome and would work with you in getting the house bought for you. They were patient and very coachable. Once we bought the house, we ran into multiple issues when we first moved in. Chipped upgraded cabinets, circuit issues, laundry power plug, oven shutting down, new dishwasher flooded, window drafts, and a couple others.
