The quality of the Lumber, paint grade and paint workmanship is poor. The hard wood floor started chipping within few weeks of moving into the home.

When you do your walk through make sure you pay attention to everything.

The wrong stove was installed and the salesperson is not responding to me.

The joy of moving into our brand new "dream home" was short lived as we walked in to find pieces of insulation on the cooktop, dirty sinks and tub, dirty cabinets and windows. There was paint everywhere...on virtually every floor, outlet covers, towel bars, light sconces, etc. Caulking left a lot to be desired as well. Several doors rattle when closed and 1 door misses the strike plate entirely. The master bathroom plumbing backed up within the 1st couple of days (there was a spray paint cap in the drain line somewhere between the master bath and the clean-out). There were other issues as well such as gaps in molding and blue tape still stuck to issues that were never taken care of. Certainly, not a good first impression. Our punch list is over 170 items and still growing. Hopefully, all of the items will be taken care of and one day our "dream home" will truly be move-in ready. ... More

Too many stuff need rework and take more than two months to finish

One man cannot take care of the requests at this complex along with 2 or 3 of your other condo complexes. It’s not humanly possible. The main concern of Pulte is build, sell and make money. You have no interest in all the people who have already bought a place. There are a lot of really nice people living here. Many are very disappointed in Pulte. When you call or email you are immediately told to go online to take care of your request. There is no personalization. They are all robots. Also, the law firm you hired for the closing were very unprofessional. We had to stand in a hallway signing many papers on a counter probably 12” x24”. We were 3 people standing not more then maybe 8” apart. This is the way they were handling COVID precautions! ... More

The w Quality of workmanship poor

Very inflexible. Once contract is signed they do not accommodate even minor simple changes.

While I believe that I have made a good investment here, I am disappointed that Pulte has not been honorable in addressing workmanship issues including scratched windows, squeaky floors, inferior paint job, dented appliances, etc. It has been my experience that Pulte waits to see if I notice these deficiencies rather than address them upfront. As I have pointed out the issues, I get pushback as if I’m being overly picky.

Issues identified during home inspections and Build Quality Check, are taking months even after closing is done. The fixes are still pending and needs constant followup to get it fixed and still pending. Keep scheduling every week, but then noone shows up and then the cycle repeats.

Seems they are using lowest bidder on the block for their electrical and Sheetrock. Our ceiling is wavy and will need to be replaced (all of it). This is beyond inconvenient as I’ll have to pack everything up again and clean endlessly. I have electrical issues and Buick’s County Electric is staying my dimming lights whenever I turn something on is “normal”. As I work in the business of construction I know better. The warranty department is doing nothing but take the electricians side because they don’t know any better. I’m going to get it fixed and submit the bill to them before I have further issues. ... overall OK, but a real walk through close out would be nice, not just a dog and pony show

Our sales person was outstanding, she was always available with great follow-up and continuous communication. This is in sharp contrast to our Customer Service Manager/Superintendent; It was a constant struggle to have him address builder defects and schedule remediation with subcontractors. He failed to follow up, did not return calls or emails and unlike our sales person, was not an advocate for us. Pulte builds a good home and there are bound to be issues, what makes a difference is how you address the problems after sale and they failed to perform.

I would like to see a much greater sense of communication between builder& buyer during construction, it would make for a better experience for new owners. Also after moving in I feel there should be a better response to the owners concerns regarding issues needing repair or attention. A timely response to either an owners phone message or an email message to address issues should be a priority.

The sales, closing and mortgage aspect were great. Getting the items on the punch list from the closing on November 2 and walk thru which happened about a month prior to closing as the date changed are still not completed after several emails and calls. The closet doors are just now getting painted and the wall is not square so I have a gap on the top. several tiles not repaired only a band aid patch placed that will wear off quickly. Dust everywhere from the shower floor being redone due to poor quality. Our kitchen eating area was tore up and retiled along with a space in the office, luckily that was done prior to move in, not the same for the shower. I have a sink that is disconnecting from the master bath vanity and a kitchen drawer that is not correct both of which no reply on repairs. I have also had the vacuum hose disconnect from the wall and a breaker replaced due to outlet failures. ... More

Hired a home inspector is worth it, although my issues are inside the house. I had a home inspector and he save me by pointing out bad work such as the problem with the roof (sloppy work), he saw the standard water and the bad landscape just to name a few. When the homeowner walks through, look at everything, ensure that your upgrade is quality and what you paid for (mine was not), ensure that the floors are free from having paint drip on them (I am still removing paint drip), ensure caulk is where it should be and no hole, ensure the landscape is done right and when using the sprinkler there is no standing water and the water is draining. Ensure the floor baseboard is the length it should be and not short and fill in with caulk that looks like crap and to Pulte, it ok and will not correct the problem. The individuals that work on the house take a shortcut instead of doing the job right the first time. There is no Quality Check over these individuals and it all up to the buyer to look in places he/she might not think of looking or think it might be alright, trust me it is not. Yes, Pulte wants their customer to be happy before closing, what I learn through this process that the homeowner can only sign off on what he/she see when during the walkthrough and when you signed off places you would not think to look because the work thinking the same and when cleaning the homeowner will find all the short cut instead of correcting them Pulte fill in with caulk and probably thing the warranty will expire before the homeowner noticed the damage. Pulte has been responsive to the service requests that I have requested, the problem with their procedures is when a service is a request someone come out to inspect and might agree that the service should be done or not. Pulte had been good in following up to see have the service requests been completed. The quality of the materials is very bad, I paid to upgrade the tub it looking like Pulte got it from a junkyard, it appears to be use and someone had to come and restored it. I paid to upgrade the cabins and some of the doors had to be replaced due to crack, some of the top/bottoms of the cabin doors did not paint to match the other doors and they are not of good quality. Items that are standard in the house such as countertops, carpets are of poor quality as well however Pulte charge an arm and a leg to upgrade and after seeing the tub, cabinets, and tile floor that cost me plenty I am happy that I did not upgrade the carpet it would be money not well spend and probably get much better quality at Home Depot/Walmart. This is the third house I brought under Pulte and the worst! Beware of spending your money to upgrade, the homeowner probably comes out better going with the standard and hire a professional to do the upgrade. The standard and upgrade items are not top quality some look like it had been used, had been sitting outside and is not new. This is the third house I have brought from Pulte; it is the WORST of the three and since moving in and finding all the short cut the workers took to do something instead of doing it right the first time. Pulte's claim to build based on quality - that might have been true in the first two houses I brought in 1996, 2001, it is not true in 2020. Pulte Quality is more like use, very cheap looking and it looks like items are used, came from a junkyard, and Pulte forgot to restore it before installing it in the homeowner's home. Pay attention to detail during your walk through though and take pictures and good notes!

Design center ruined our bathroom and kitchen design . The lack of trust is an understatement , the GSM that handled the escalated issues with the design flaws and the designers mistakes did nothing. The blame game is bestowed on the buyer and not your design team as what your GSM tells the buyer . Pulte mortgage as the neighbors called it is a joke with the last minute games and delaying tactics . I can go on and on but what does this solve ? You should ask your GSM , never once offered an apology or a concession to our missing wall oven and list of items that are deficient to our needs . What a shame with Pulte . Poor leadership .. ... Someone told me I have to accept that these are "cookie cutter" homes slapped together and sold at highest market value. I like the house but the quality of craftsmanship and attention to detail are lacking. Repairs were sub-standard.

The first steps of buy this home were easy but during the build and after closing working with the company, specifically outstand work, has been challenging. We closed over 2 months ago and still have work that needs to be done that was promised to be completed within 2 weeks after closing.

Pulte packs a lot of square footage into the price. The homes in our subdivision have good curb appeal. However the "Pulte Standard" means whatever is the cheapest and fastest. You will also get nickled and dimed to death. There also will be changes made without notice. We were told that we were not getting the entire lot sodded like the other homes, but only the front. . . this after we were under contract. We had an in ground sprinkler system in the contract which was included as an incentive. Then 3 months in Pulte pulled it stating they were not going to put sprinkler systems in. We were to have all wood flooring through the main part of the house but found carpet in one of the hallways, When we asked about it we were told Pulte had changed flooring options in the hall. If you buy Pulte, make sure you are on site to check on the house several times a week. Don't do anything by phone. . .everything by text or email so you have a paper trail. ... More

Looked good at first, but it is obvious a lot of shortcuts were taken in the building process.

Very poor communication between your field Superintendent and customer. During final walk through house was no near completion. Never gained confidence and commitment from your Superintended.

Thought this would be a smooth move in. It was not. House was not complete and promises to fix took too long. Features paid for were not in place and were found at a later time. Some repairs are still needed after a month here.
