I was expecting that Pulte would give us a good quality build but it’s not up to my expectations. There are so many imperfections we could notice once we moved in . After rain there are so many leaks in our house and backyard was not graded properly , highly disappointed with Pulte and its quality . Should have gone with some other builder .

Typical contractor grade materials. The can definitely reflect which sub contractors cared more vs. which ones were just in and out. Rushed to get work done to hit their monthly close numbers. Left a significant amount of open items not completed after we moved in. My recommendation: explicitly ask at time of initial home review what items are included and what are not and get it in writing. follow up with the build on a weekly, if not daily basis and bring to attention immediately.

Craftsmanship is acceptable. The tiles look good. The doors and the cabinets are rough. Misalignment and loosen handles are common. The construction manager is awful after closing. He committed to touch up some of the issues while it was extremely difficult to reach out to him. The issues of water pressure, faucets, and a drawer rail are remained to be unsolved.

OK house in the end but not a great expirence

Lots of time and energy on the homeowner. Pulte project managers seem overworked so the only person keeping an eye out on your house is you. At the very minimum, we had to stop at our house once a week so we knew at least someone was monitoring quality. During our build, we told our project manager that our floors squeaked and was told by him that the floors would not squeak anymore once they install the LVP and carpet. WRONG! We move in and all throughout our house, it is nice and squeaky and reminds me of our 1930s apartment floor we were renting. We hired a third party inspector who showed us we had mold all throughout the drywall in the basement (lots!!, we have pictures) and we had to also point out to Pulte we had no attic insulation 10 days before closing. I would have a lot less gray hairs if Pulte had done quality checks themselves throughout the entire build. Our first project Manager Lisa was very underqualified and luckily we got Jason. Jason was miles better but we could tell Pulte had him managing a lot of homes so even he was missing issues in our home. At the end of the day, an overworked Jason over Lisa was fair better quality. We are not happy that Pulte took out a sidewalk panel and decided to pour a new panel and get rid of excess concrete all over the grass. How do you expect grass to grow with chunks of concrete?? Sloppy. Our dishwasher has not worked a single day since moving in. Sure, the cycle runs but the soap pod is found in the bottom every time we attempt. Why isn’t this someone Pulte checks before handing us the keys!! Lastly, the two required trees out front are very dead and that’s what Pulte gave us. I used an app to identify the tree and it told me the trees were unhealthy. These cost hundreds of dollars to replace and Pulte doesn’t take responsibility for installing dying landscape. ... More

Wish a better product was delivered. Multiple issues from windows and house numbers not centered to sand in the plumbing causing little or no water pressure at fixtures. Too many issues to feel confident with the quality of the home. If Pulte offered a buy back program. We might be interested.

We were very happy overall with our home, but were a little annoyed that there was so much to ask for fixing in our first and second walkthroughs. This includes the kitchen sink being wrong. But after we moved in we were very disappointed with all the quality control issues. We found many problems, but by far the worst was they installed a window in our bathroom and then DRYWALLED OVER IT. We could t believe it and didn’t find the window until we took a towel rack off the wall and could literally see our neighbors house through the holes. In trying to get in touch with the service department, their phone didn’t work at all every single time we called over weeks and they didn’t respond to emails either. We were so upset we eventually contacted Pulte corporate and the wheels finally started to turn. Having gone through Lennar before, I was much happier with that experience and am a little jaded on Pulte now. But we will hopefully get it all fixed well and still enjoy our new home. ... More

Once our closing was complete, the response to the issues are way too slow Had to contact them numerous times.

Not all available options were mentioned at the beginning, and I only became aware of the limitations with the selection options later, when opting out was no longer possible. Furthermore, I had a very negative experience when I tried to work with a broker, as I was denied that option without any way to opt out. Overall, the sales process was not as transparent as I had expected.

Pulte homes are average. Lots of things they can update especially in the design center. In regards to the loan that was all good. Warranty is where it seems to be slow. I’ve been dealing with an issue since moving in and still no resolution. It’s inconvenient and now playing a waiting game.

I was truly disappointed throughout the entire process. All of my family has built Pulte homes and have raved about how on top of things they are and how much they care for their customers. I had the complete opposite happen to me. They were rarely responsive, did not listen to any of my concerns which ended up delaying my closing, and many things still are not complete and or were not hooked up after the closing. Overall, I wish I could have said it was an amazing experience, especially being a first time home buyer. But that was just not the case.

Pulte does a great job on the sales portion of the home. Their mortgage side needs some help in the communication department. We requested a short closing ( approximately 30 days). The constructions managers who handle their walk through's and punch lists, are less than to be desired.(Promised to fix things and we were "given their word that these items would be taken care of" only to find out that the want to wash their hands of you as soon as you sign all of your documents. Great buying experience, ok financing, poor construction management and trade selections.

All tile it looks like grade school kids done the work. All bedroom tiles were not level, when they put grout in it was just as bad the tile. Sale person put us down for extra long extension lani and never got that. Our lot is lower than the neighbors and water lays in the back yard. very pour design. For the money its comparable to a $350,000 house very little closet or storage space

These town homes are thrown together pretty fast. The garage walls do not get full dry wall coverage. We noticed water damage when we were conducting a walk through which was minor at the time turned out to be a leak in one of the walls which was causing water to pool under the downstairs flooring causing damage to about all of our lower cabinets and trim we are well within our warranty so they are going to replace everything. Idk these are not forever homes so I guess I should have lower expectations. We will be moving once we get it together.

This is my 3rd and final Pulte home purchase. My first house in 2003 was amazing built. The quality was remarkable. My second house in 2019 was aweful quality. The cheapest possible to get buy. The 3rd and final was the worst yet. Anything to save .10 somewhere. Las Vegas has the worst quality of water due to hardness and they did not include a water loop which is very expensive to install later. Unacceptable. The upgrades were things that could easily be upgraded later and they put the cheapest items in that cannot be replaced or upgraded like a stainless steal ugly sink. Soft close cabinet doors but not drawers. Ridiculous. You can easily change out hinges or add plungers but drawers cannot be changed that easily. The price does not equal the price. Obviously want to make money with no real concern for quality of life. I’ll be looking for something else from someone else moving forward. ... More

We were in love with the model and bought the floor plan. We still think the floor plan is great. The issue we experienced is that our move in was delayed because the basement flooded right before we were supposed to close. Then it was repaired and flooded again within a month of moving in. When the house flooded the first time, it appears that all Pulte did was repair the interior damage but not actually repair the issues that led to the flood. When it flooded the second time, we heard from both the customer care agent and the site manager that the flooding was an act of god and that there wasn’t anything wrong with the lot grading. Then it failed the city’s inspection three times! Repeated flooding in a short amount of time is not an act of god, it’s either poor construction or a lot that isn’t graded properly. While we are happy that Pulte finally took care of it, it was very frustrating that we had to call the customer agent daily for updates and we finally had to bring in the construction manager’s boss to get the lot issue taken care of. After talking to our neighbors who have had issues with getting repairs done, it feels like Pulte sells you on a warranty that they are then not too quick to adhere to. The other reason for our lower ratings are that some of the materials and workmanship are not the best quality. The paint they use is awful, flat, cheap paint that smudges when anything touches it. We keep seeing drywall imperfections that we didn’t notice before we moved in. And we have a ton of windows with scratches on the glass that we are still waiting to be repaired. We still love the layout and the way this home fits our family’s needs, but we would not build with Pulte again. ... More

We closed on a Pulte home in June of '24 and most of the home needed a greater attention to detail than what the home received. over two-thirds of the floor tile has too much grout, not enough grout, not leveled, damaged or has sharp corners. After the Warranty Manager confirmed the condition of tile three weeks, we have yet to be contacted about the status of our claim. Lots of damage and lingering stain to most of our floor trim boards throughout the home. It seems that the only issues that Pulte addresses are issues that they deem appropraite. The screen enclosure which encloses our pool was installed by Coast to Coast pools and they left two large gaps between the pavers and the screen. At least 10% of the Travertine pavers are not level. ... More

We like how they draw the room and space but their own loan company no good. The member working so lazy and in professional. Don’t really helping and blaming. We had recorded everything they said while they working. When we closing, construction manager promised to fix stuff, but they take so long and the end they didn’t finished. So make sure you don’t closed until they fix all stuff first l. We didn’t get all fixed even we moved in more than 2 months already. They hiring careless people to build the home. They need to fix a lot small stuff.

once you move in, radio silence! cant get anything done that was suppose to be completed before closing

Our builder would often promise to get back to us and never would. Before closing, he stated that items on our punch list would be fixed. One issue was fixed very poorly and I’ve reached out the warranty rep many, many times to be addressed and it still has not been corrected. Another issue he stated was fixed very clearly never was. The quality of work overall is mid level.

Cheap sub contractors and not paid attention to small details. Have a 16 open tickets regarding all the issues.

Several items were identified in the new home walk through. Pulte never directly addressed some of them and never made the requested repairs. Buckling Hardy board siding that was installed incorrectly was screwed down tighter, rather than repaired with the recommended gaps for expansion. The dead turf in the lawn was never replaced or fixed. After closing in and move in, we continued to request repairs they had agreed to make. Some were addressed, others never were. We have had to ask and make requests 3-5 times for repairs of some of the items like malfunctioning door locks, cracked and missing caulk and grout, etc. I would NOT buy another home from Pulte. If I had to, I would negotiate a hold-back on funding to be disbursed when agreed to repairs were completed. ... More

We are not happy with how they respond to issues. We did not know trenches were going to be dug looks like the neighborhood is ready to go to war in some areas. Also they ran our HVAC though consecution and been over a month no response to anything, I am now going to have to get an attorney involved in the issue as they won't even get back to us. All 3 units need a pull and clean and one is not even working properly in the back. So all 4 units have issues. SO far a horrible experience as I thought we were just going to be a number for them. once the home is sold the charm goes away.

The materials and chosen vendors are sub standard. My inspection report came with a concrete issue which the build manager refused to fix and just got a letter from the vendor which is no good. The dry wall and sound proofing is so horrible.

We buy our home since 1st day we have issues with our drayer have fire issues and dishwasher issue and refrigerator. We r so tired to complain whirlpool and Pulti.
