We recently purchased a home with Pulte, and overall, our experience has been okay. The home itself meets our expectations, but the process, particularly regarding walkthroughs and post-closing follow-ups, has been less smooth than we had hoped. There are still outstanding items from our initial walkthrough that have yet to be addressed, and communication on the next steps has not been very clear. Despite following up, we have not received updates on when these issues will be resolved. This has made the process feel a bit frustrating and uncertain. While we understand that delays can happen, better communication and a more structured follow-up process would greatly improve the overall experience. Will never buy through Pulte ! I wish I could go back in time! Poor workmanship and Quality.

Poor workmanship, finishes were poor and currently having flooring issues and filed ROC Complaint. Our construction manager was great but the overall experience was poor with the quality of the build and the accountability by Pulte as the contractor

I had several issues coming already in new built home, one of such issue is air coming out from doors poor insulation. Hardwood floor is damaged and many more

So people that works for pulte homes care and some people just going to that type of person.

As a first time home buyer this experience should be fun and joyful and it was anything but that. The only great part of our experience was our construction supervisor Connor. All other aspects were brutal. We ended up with a gorgeous home but it was a miserable journey. I would not purchase a pulte home again nor would I recommend it to others.

Not very happy at Pulte marketing side , many recommendations provided were not very helpful. Also after taking possession service requests were not very effective & pro active .

Don't trust them. What they say and what they do are 2 totally different things. Was told my garage would have an extra step or 2 into my house. Ended up with 5 steps and a whole landing. I can't fit my car in the garage. Secondly, was told numerous times that I would have a prewire for a light fixture above my dining room table. They installed a prewire for a ceiling fan which is a much smaller box so my chandelier can't be installed correctly. They are saying the ceiling fan prewire is correct. Who would install a ceiling fan above their dining room table? They are very untrustworthy. Overall, my house is beautiful, but Pulte lies. ... More

Look at all materials before closing

We love our home, but the experience we went through was not pleasant at all. We came to a house to a non working dishwasher, a hole in the outside roof, the grass had foot prints that made the surface uneven.

The home buying and the financing experience were good and relatively easy considering that we were buying from out of state . However it failed to deliver in terms of quality of workmanship including hardwood floors , cabinets and general finishing . The biggest issue for us is that even though home was advertised as 2 car garage- it doesnot fit our standard size suvs which is an ongoing concern for us . Also the resolution of the issues with workmanship is not to our satisfaction even though it is advertised as having one year home warranty.

Disappointed with the mortgage process and the customer service after move in. Home was delivered fully built on time and sales personnel are excellent.

The kitchen counter is cracked with a repair underneath Never Should Have been Installed!, the Hallway wall is out of square. It has a wave in it! There was a bird.bath in the rear Patio that is still not finished with repair. We have a HVAC system that the door need removed every time to replace the filter. All are still open tickets!!!

Was basically told because of my circumstances, I don't get customer care post closing. Even though I had significant problems with the construction (water running into garage because grade issues just for one example). People were friendly, but just wouldn't help.

These town homes are thrown together pretty fast. The garage walls do not get full dry wall coverage. We noticed water damage when we were conducting a walk through which was minor at the time turned out to be a leak in one of the walls which was causing water to pool under the downstairs flooring causing damage to about all of our lower cabinets and trim we are well within our warranty so they are going to replace everything. Idk these are not forever homes so I guess I should have lower expectations. We will be moving once we get it together.

Most recently your contractors were plugged into my electric to use it as they worked on the new build next to me. I discovered that in 7/5 when I was outside. We closed 2 months early on the house, which was a mess and the internet was not working and I still don’t have the pool heater working. My pool company/cleaners said the heater is not holding pressure? that has to be addressed and we were just able to move into the house 6/20 bc we were not expecting to close early and we have jobs and so on and I had a June water bill of 235$ with no one living in the home. Which leads me to believe my outdoor water spout was being utilized for the new construction next door as well. With all of the rain the pool company had not been putting water into the pool so I’m not sure why my first water bill would be 235 and yes we paid 135 bill as deposit to water company separately. Apparently this goes on and neighbors that I spoke to about it said it goes on all the time. But it’s stealing, which is a crime so I’m not sure how it can just go on. I had other experiences along the way, some were good and some not great. To be expected. So, going through the buying process with the builder Pulte and the mortgage company Pulte mortgage was a nightmare! Let's start with the builder. So there is a $10,000.00 deposit a new buyer must put down to purchase a house with Pulte. This deposit has nothing to do with your closing cost. This deposit involves you contracting with Pulte to build your home. The deposit can go towards closing if you want. The deposit is refundable if you abide by the terms of the contract. That's the first red flag! The builder did have some perks: $10K of the overall cost of the house, another $15K if you used Pulte Mortgage, and another $2500 for Military folks and house warranty. So when the house was finally "Completed," that's when the fun began. 1. The grass installed on the lawn for our house was dying and had lots of brown patches. The empty houses that Pulte was selling or sold all had beautiful lush greens. Pulte assured us that the house was inspected before we moved in, but it was clear that the inspector had done a poor job. We discovered foam in one of the air ducts, exposing us to harmful germs. The air filter was also not replaced with a fresh one. I strongly advise you to get your own inspector and have Pulte cover the cost. This is a crucial step to ensure the quality of your new home. 3. A kitchen cabinet door fell off just 2 weeks before we moved in. Our pantry rails were missing rail caps, and the sharp, exposed ends were a constant source of discomfort, even causing minor injuries. Despite our repeated requests, the Pulte service team has not provided us with the necessary pantry caps. This lack of response and support has been a significant source of frustration. 5. The Pantry light dangled after 2 weeks of moving in. That has been fixed. 6. Our dishwasher's electrical connection was criss-crossed, so instead of the water draining, it would turn on the garbage disposal. That has been fixed. 7. The doors to one of the rooms did not close properly. we let the construction manager know about it, but nothing was done before closing, but that has been fixed. 8. The wood trim on one of the cabinets in the bathroom is coming off, and it has yet to be fixed. 9. Foam or sponge was stuck in one of the toilet pipes. Whenever we tried flushing the toilet, it would not flush properly and leave stains. That has been fixed. 10. I will not discuss my experience with Pulte Mortgage in detail; that information will be reserved for the Putle mortgage survey. To cut a long story short, don't go with Pulte Mortgage; they are a migraine. But this was not great with Pulte Mortgage: they sell your information to other 3rd parties that come to your house and solicit their services. Finally, my experience with Pulte has not been great! I will probably do things differently if I purchase from them in the future, considering the amount of money one is paying for these houses. ... More

For the price, would have expected light fixtures vs. bare bulbs as an example. It's inexcusable to purchase a home that's 3/4 of a million dollars that isn't "turnkey." There are nice features, but alot of corners were cut. Most troubling though is a leak that we had that is now trying to be explained away. A room that had water leaking from upstairs through a light fixture was never determined to have a root cause. Morover, the room smells musty from water that I'm certain saturated the insulation. The warranty rep tried to blame the odor on the furniture. The smell preexisted the placement of furniture. I personally don't know that I'd buy from Pulte again from my experience thus far. ... I have reached out multiple times but have not received any response. The microwave, which is installed inside cabinets, is meant for countertops and not built-ins. Whirlpool has refused to provide warranty support. Despite reaching out to multiple people, I have not received any replies.

We purchased a spec home that was supposedly completed. Upon possession we found a bunch of issues that were not completed or poorly completed. Lots of paint, trim, glass, tile, paver, landscaping and other issues. Upon contacting them to correct I started getting the run around. In addition trying to work through their "warranty" dept has been an additional issue. I had to escalate these issues to get get any response and I'm still waiting after weeks for resolution.

The sales team sucks, don’t respond , won’t provide any info until asks

Sales team, design team and lending team were good. No real issues there. Quality of product is a different story. From quality of materials to work ethic of sub contractors, we had issues from the moment framing started. So many issues with walls not being squared that it’s become laughable at this point. Our original construction manager was disengaged and made constant excuses. Luckily we walked the the house weekly and took pictures so we stayed on top of him non stop but still had issues getting issues addressed. He was replaced with another manager and I will say he has been amazing. However, he walked into a complete mess and has been trying to dig out of a deep hole. Been in the house for over a month now and still trying to get repairs done. Plumbing issues, painting issues, had to have stairs and hand rails completely restrained twice, issues with sprinkler system, etc., etc. Pulte preaches “Build Quality” but we haven’t seen it at all. Our sales person and final construction manager were very good. Otherwise I feel the level of effort and comunication was poor. The site, and every other home sites on the street were all trash dumps. With a dumpster less than two feet away the workers would just throw garbage, bottels, construction materials on the ground. No one seemed to care that the construction site looked liked a dump. The inside was the same with food, wrapers , bottles left over the house. On one visit to the house we had to duck flying birds trying to eat the leftovers. While I feel the structure is sound the finish work was terrible. It seemed the workers really did not care about the quality of their work or take any pride in the fiished product. The warranty department so far is follow the same road. Calls are not retuned even after many attempts. I think Pulti could be a much better builder if they hired people who took more pride in their work. ... More

Once they have your money they are very unresponsive and do not stand behind even their stated timeframes. As an example when you enter a ticket they will “get back to you within 24-48 hours”. Often it is weeks and sometimes not at all. As this is my second Pulte build I thought the first was “COVID related”. It is not. They don’t respect your time, or your property. Very disappointed with customer service and lack of care once the property is sold.
