First of all, thank you so much for Salesperson Josh, he is really helpful and make you understand end to end process. Because of him I want to give 5 stars but after I move in couple of issues noticed. Especially electricity, it continuously trips power, and I was stayed 10 days without electricity in Master bedroom. Still issue exist but no one cares after reported issue.

My name is Kushal. Response for issues is terrible. My cabinets are coming off by itself. Sent email and called them no response. Cabinets are not included in warranty. People who worked on my cabinets did a very bad job, there are lot off issues with my cabinets.

Beware of the workmanship, we closed on our home and there were a ton of things that weren’t completed, things that were rushed leaving the job itself looking like it was done by inexperienced contractors or that they just rushed to get things done as fast as possible. First day in the home we had a leak in the wall that once they discovered where the leak was coming from it was a screw that punctured a pipe and then was covered up with tape! This was my second new build home. My first was with a different builder and the experience with my previous builder went so smoothly I regretfully assumed the process would be relatively good with any new build. I was wrong. I am so disappointed in my Pulte home. I feel like I was scammed into accepting poor craftsmanship. I bought this home less than two months ago and already want to put it back on the market to get rid of it. All they do is cut corners with their houses then promise an exhaustive warranty. I rather not deal with issues and cheap materials in the first place.

Buyer should be aware that fix up items that are done post closing are items that should’ve been done pre-closing but are deemed to be warranty work when in fact they aren’t broken… they were just left incomplete

The salesman was nice. J. And responded to most issues. I had a Realtor with Pulte Laura who I liked and she continued to contact me throughout the process and stayed with me till the end to make sure everything went through. Overall everything went through the home on the walk-through. We found several issues that needed to be fixed. I felt end of year closing date drove the quickest and poor quality of work. The drywall tape and mud was horrible and the paint job was the worst. They had to redo painted areas which still was done poorly. Painted without removing electrical faceplates. Im also Still in the process of cleaning most faceplates and paint splatters on my floor. All my inside studs are 24 inch apart. This is a cheap way to build a home this expensive. Paid over a half million dollars for a home that looks like any other low end subdivision.

This was our first new build so going in maybe our expectations were to high. While we love our new house and are so glad to be in it finally (after additional weeks of delays) there are a few things that I wish had better workmanship. The tile work in the upgraded shower is probably my biggest complaint. I am not an expert tile installer but I have done some myself and am extremely disappointed by the "professional" job the team did. We had some significant delays towards the end and the continued lack of communication from Pulte and team was upsetting to say the least.

At the beginning of the home buying experience, I asked what makes Pulte a better home than Ryan Homes, M/I, etc. I was told that Pulte is an overall better quality in workmanship, materials, and process. I will say the process was pretty good, but most builders have the same process in place. The workmanship and materials is a different story. The non-structural materials are pretty good as long as you upgrade. The structural materials like drywall, foundation, and exterior landscaping is not good. Way below expectations. Poor Quality, Never for a Long-term Home

I do not have a door bell. The placement of the downstairs thermostat is behind where your TV is. The light in the kitchen / dining area is no where near where a table should be. Why is the outside spicket in the garage? Also, unless you drive two compact cars, the garage is not a two-car one. It isn’t a bad floor-plan. The master bedroom is nice a big with a function walk-in closet and large master bathroom. Overall, Pulte builds a substandard product with very little attention to detail.

Creaky floors, noisy walls

There are many spots on the first and second floors where the floors make creaky sounds. Walls are not sound proof (not even semi- sound proof). When a bathroom is used the loud water sound can be heard in the bed rooms. Water and sewer pipes throughout the house make very loud sounds. Sound from laundry room is no exception. Regular talk from the first floor gathering room can be heard in the second floor walk-in closet in the opposite corner of the house.

People very efficient & responsive -especially Sales ( Neal), Construction Manager (josh), warranty ( Trusha) Materials- Not so good, does not correlate to the price. Unhappy with the way the delay from Pulte's side impacted buyer's mortgage rates.

I had high expectations for this house, but they didn't meet my expectation at all. The construction is subpar at best. The windows make noises when there is even a little bit of wind, there are very loud ticking sounds through the vents and the pipes are freezing when the temperatures are low. This is Chicago, the winters a cold and harsh so a house should be build sturdy not like this. Don't even get me started on the floors, it's all uneven and there are cracks in the celling already. Love the home layout and design. Construction took forever while the builder was inconsistent and unresponsive at times. Even after moving in...he was given a list of issues needing resolve and he never followed through. The sales office was excellent. My sales rep, Jason, was wonderful to work with during the process. During the build though sometimes my house would sit for a couple of months with no work done. Then Andy and Logan took over as field managers and things started to happen quickly finally. All three of these people were great to deal with and on top of things. Once I got into my new house though a few issues came up and it takes weeks for any responses or any one to come out to do repairs. Ryan our construction manager made such a stink when we asked him to come back and look at the poor craftsmanship. When we moved in there were big items he did not address. We couldn’t move in properly because so many things needed to be fixed or touched up. He shook our hands and promised it would be done before move in day. Nope. The quality of the home is disappointing. Would have expected a much better final product for the price we paid. Several issues were supposed to be addressed during the building process, but left not taken care of. Items that were marked by the Pulte quality control Team were ignored. I entered a contingency purchase agreement and within 24 hours the house I chose was shown & offered to another buyer. Luckily my realtor was able to sell my house so I could remove the contingency. The quality of the carpet & flooring is low. The initial process of building with Pulte was exceptional. We followed their process and things were on track. Once we were about half way through the process things started to fall apart. Lack of communication, delays, missed deadlines, etc. We closed on October 7th 2022, as of today December 7th 2022 we have tape all over the house marking repairs/items to complete the punch list as well as our 30 day warranty issues. The Sales Team where phenomenal LaMonica and Carlton. Exceptional sales agent and represented Pulte very well. They were kind, caring and exceptional. The Building Managers Fred and Brad very good guys and walked us thru as the house was moving along. They were always responsive and made themselves available to us. We experienced multiple delays but the most upsetting is giving up our lease to move into new home but delayed for 50 days. Footing the bill for a quick rental at premium cost whilst waiting for zero entry doors to be sourced/installed and now the same doors have paint spray on the glass and door jams and they do not open out as much as they should. There were 3 price increases while we waited to sign the contract to build. The developer and builder own the HOA. We wee told the community prohibited investors and rentals, but we have discovered two rental properties by investors. The builder and warranty division are non-responsive. Don't close on your house until the builder performs on all items of your punch list. After you close, you are not a priority to them, and they forget about you. You are no longer a priority after you close so beware.
