Our sales rep was absolutely wonderful so we were very disappointed when there were numerous issues with the home that the warranty team did not address in a prompt matter. We sent multiple emails without any response for several days and it took many more days to get just a few minor things resolved. The other things that need to be corrected still have not been addressed and we will have been in the home for almost 2 months now. We would never choose Pulte again as they seem to stop caring once you close.

The quality of workmanship is low and it takes forever for them to come and fix the issues. The materials are very good but it is the opposite when it comes to workmanship and after sale support.

Pulte’s painter vendor did a horrible job. It’s obvious that the painter vendor only used 1 coat of paint on the walls, doors, and trim. At this price point, Pulte needs to provide more oversight of its painter vendor.

Several items were not completed before moving in. Several delays in finishing house. We spent thousands in rental fees while waiting for Pulte to finish our house. When my wife went to get an entrance key for the gym, the person to give those out to her told her she would need to provide a warranty deed before she would be allowed to use the facility. Why is this? Doesn’t Pulte Homes know of a thing called email. Could Pulte Closing just send an email stating who we are and which house we have bought. I am not impressed by Pulte Homes. One thing that bothered me was the contractor supervisor told me and my wife that he provided money to one of our neighbors for their rental fees while waiting for their house to be finished. We asked for this help for our cost and was turned down. Was this favoritism on Pulte’s part, I don’t know but it seemed that way. ... More

Unfortunately we became disillusioned with Pulte administration. From gaslighting to outright untruths. We felt rushed to pick out materials only to have delays six months later as items had not yet been ordered. We felt that Pulte was doing us a favor by building this house. Also, there was very little flexibility when we wanted to make a change but when Pulte made a change we were just supposed to go along with it.we also had multiple project managers. At times, we had become the problem solvers as the managers didn’t seem to know a next step. When we questioned why something wasn’t completed , we simply got an “I don’t know”. On one occasion we were told a step was delayed because two different tradesmen couldn’t get along on the same site! MANY times we were ghosted with no communication for weeks to emails and/or phone calls. The HOA in place also has demonstrated poor communication by not answering emails/calls for weeks. There’s no annual meeting, nor budget presentations. We tried to meet in person and the issue never answered. At this point, we have one wall without drywall in the basement (we have only been here 7 weeks) because a basement window was not sealed. We had mold on the baseboard and drywall. From a distance homes look beautiful, inside and out. However, upon closer inspection there are design flaws, styling inconsistencies, and poor workmanship throughout from subcontractors with subpar and sometimes damaged materials. I have experience with a Murray Franklin home and the MF quality control is superior by comparison. At the end of the day though, I love my house and love where I live and that makes up for a lot.

Don't use Pulte Mortgage and read the contract before you sign. Once you submit your conditional approval you forfeit your right to get your earnest money back, lets say in the event a big life change occurred, such as losing your job. (didn't happen with me, but just want to make you aware). Separately, Pulte Mortgage will always give you a conditional approval regardless if you qualify or not, just to lock you in the contract, what happens at Final Approval doesn't matter to them since they will tell you last minute you don't qualify and bam you lost your money. Also, their interest rates are 1.5x more compared to direct lenders and their bonuses they proclaim to over you is a wash since their initial fees is exactly the amount higher than your closing bonus would be, bad business practices. I would even consider them Unfair, and Deceptive. On top of this, these Mortgage Specialist are not responsive, take forever to follow up and approve documents, they have even lied to me and told me things that were inaccurate and removed income so it would look like my DTI is to high... really bad. Happy that I went with a direct lender who was trust worthy, easy to work with and handled closing like a champ, not like PULTE MORTGAGE. ... More

After reported the issue as part of new home warranty, it took a long time to schedule the service. Hope Pulte Homes take care of customers even after purchasing a house.

The overall home is very nice. The market is high right now so I believe we paid more than what it is worth, but it is comparable to others in the area. The hardest part we have had with this builder is getting things corrected when they aren't right the first time. Getting the crews to come back after you have closed on the house is horrible. It takes a very long time. I would highly recommend if you can to visit your house often before closing and have everything fixed PRIOR.

Our buying experience was less than ideal. The communication was far less than what we thought it should be and the financing with Pulte Mortgage was very frustrating and complex. We ultimately financed through another lender. The construction manager (Nate) was very helpful in giving updates and helping with our request, so that was much appreciated.

This is potentially a pre-emptive review, but since we were prompted by Pulte Homes to submit a review, here's where we are now: - The home is beautiful and we love our lot and community - We have water intrusion on multiple floors of the home: > The living/gathering room windows (plural) are leaking water into the window sill when it rains. Contractor has been out twice to resolve - issue persists. > The basement foundation has a 1/16" crack (extends ~4'), and this is resulting in water in the basement of our brand new home

I would not like to share at this time

Pulte started out with a bang but began to fizzle out after our commitment to buy was signed. Our sales representative, Hanna, was excellent and had a firm grip on steering us through the buy/build process step by step, with weekly updates & pictures of the how things were progressing, but then was moved to another Pulte location and we were passed off to others within Pulte at our location. Things went downhill rapidly from there. Several weeks at a time would pass without contact from anyone at Pulte, "just the sound of crickets," before we had to reach out to them for any progress updates. We made several trips to the build site from Virginia to see the actual progress and were given excuses, promises and an attitude when there or had questions and concerns. The week before closing, a walkthrough was conducted with many of the discrepancies still untouched a week later at closing. After closing, another walkthrough was conducted with the Pulte Customer Service representative, of which the discrepancy list is still being worked off 60 days later, with some discrepancies being passed off to the HOA. If we had known how Pulte "really" conducts business, they talk the talk, but they do NOT walk the walk, we would have considered looking elsewhere. Maybe my standards are too high, as I would hope yours would be, but I'm sorry to say, if you choose Pulte, be ready to become just another number in Pulte's vast portfolio, so be ready to get frustrated with how they do business. ... I wish the quality of homes Pulte built was better. It isn't terrible but it could definitely be better. They have had issues with subcontractors, getting people to do the work in a timely manner, contractors messing up previously completed work that needs to be redone, etc. We experienced many delays and believe much of it could have been mitigated if we had better CMs. They padded the timeframe they told us to complete our home when we signed yet they still weren't able to meet those timeframes. We would have gone 4 mo past the longest timeframe they had given us if we hadn't gotten a new CM and we pushed hard to get our home completed sooner. They also wouldn't let us upgrade to impact windows yet a few months later they are now giving them away for FREE. It's absolutely ridiculous and we should have gotten impact windows. ... More

I am very upset at what happened at closing. Up to this point had a great experience with everyone that we had encountered. WE did the walkthrough and labeled A LOT of things with blue tape. Supervisor asked us not to take the survey until he had a chance to fix the things that were tagged. Went to sign paperwork and came back to check on the status of the repairs. Nothing had been worked on but all of the tape was off. Called our realtor and she called the supervisor who told her that he was in the house while repairs were made, and it clearly was not. He also told her that the rest would be done the next day. We got our keys and had a painter lined up so we can paint the colors we wanted and start moving in. Painter refused to work because the quality of what was left was horrible. I was extremely upset so I called the emergency number and spoke to a very nice lady that emailed the supervisor and his boss also about all of the issues. I also sent her many pictures to show her what I was dealing with. Miraculously all of a sudden contractors were brought to the house to complete work that should have been done in the 5 days between the first walkthrough and the signing of the documents. The supervisor reached out to me again and asked me not to take the survey until all repairs were made the correct way. His only concern was the survey, and I was left wondering if that is his concern why didn't the items get taken care of the first time around? ... More

The home we bought was to be completed between Jan. and April with Feb as their goal. We closed June 12th. The interior of our brand new home was really dirty. We found shoddy workmanship everywhere we looked. There are holes in cabinets that expose the insulation. A week before our close we were at the property and heard a bulldozer hit our AC Unit. It knocked it off it's foundation and slammed it against the house. It was dented all over. We called and complained and we were told they would take care of everything. All they did was replace the dented exterior. The unit turns on with a very loud BANG!! We have complained and requested service but we have not been contacted yet? Our $26,000. tile floor that we couldn't wait to see had adhesive tape glue that was left from the painter's throughout the entire house. We were told over and over that they were going to do an acid cleaning before we took possession. There was no cleaning! I spent 4 days on my hands and knees cleaning it with Goo Gone and I'm 66 years old! It's starting to re-appear as we walk on it. This is our forever house. Our Retirement house. Our last house. Everyone promises to follow up during the building and closing process but they won't. I had to call to follow up every step of the way even when they promised to provide updates.

Our experience is this. Structurally, the house is great. However, the quality of the trade's workmanship is poor. For example, painters and crown/floor molding. Pulte took no steps to protect our LVP flooring. Leaving marks on the floors throughout the house. Stains on the carpeting. The painters were notorious for over-spray. Over-spray on floors and porches. Several other items not mentioned here.

After two months since COE, some items are still not addressed or fixed. The appointments have been re-scheduled for 2 or 3 times.

I have owned my Pulte home less than 45 days and was, overall, quite pleased with it. Then we had a moderate rainfall and my basement was flooded. Mike, our Customer Care representative, came out to bring fans and a dehumidifier, which were greatly appreciated. Mike took the cover off our sump pump, and discovered that the well had several large pieces of rock, brick, and wood, which had apparently blocked the pump and caused it to malfunction. As soon as we discovered the water in the basement, we moved everything over to an area that was dry. However, we had a large area rug in my craft room in the basement, and it was completely soaked. The only way we could save the rug and avoid mold and mildew from growing, was to send it out to be cleaned and disinfected, at a cost of about $700.00. When I inquired as to whether Pulte would be taking care of that cost for us, we were told no. I feel that is a lousy way to treat your customer, since the cause of our loss was clearly shoddy work practices. ... More

Let me start by saying Steve was great and he alone would get all 5 stars however,Pulte Homes would not receive 5 stars from us at all. Changing of staff, lack of communication, trustworthiness was questionable.

Do not trust on them and get all issues fixed before closing.

Love the design of the home, love most of the materials used, but I would only recommend going with this builder or any other builder if you having nothing but time, patience, and not be in a hurry to complete. That being said… The build took 1 year and 1/2 years to complete. Had I not paid beyond full price for this home considering the current market, I would have been more forgiving and flexible with the quality of the home. I do understand supply constraints and labor shortages, but Pulte really needs to figure out how to hold their contractors accountable for their work. The roof was installed in an amateur fashion, missing caulk on siding, missing or amateur fashion interior caulk, missing door hardware, frame missing hangers (held up by a couple nails), etc. I basically front loaded all Pulte QC by paying inspectors $1,200 over the 12 month period to ensure quality. Even then, not everything was fixed with quality and appearance in mind. Overall, disappointed in the sales process. Once contract was signed and deposit made, I heard very little from Sales. I received upgrade/selection catalogue the day we went to the Design Center, so had very little time to make color/upgrade choices. It also would have been nice to discuss adding irrigation options considering the sod was laid at the end of May, missed opportunity there. I feel like I was being pressured to Close on the house when there were still +\- 38 items left to complete. My construction manager was understanding of the situation, however his manager was expecting me to Close on an incomplete home the next day. This is my second home build so I knew not to be in a hurry and was intentionally not limited by rate locks or having to move out of current place, I can only imagine how bad it is for first time homeowners or folks who have no other option but to Close and hope for the best. Finally, I think the community was short-changed on the amenities. The pool is tiny compared to other neighborhoods, and at $67 a month in HOA, there’s more that could have been done. The large electrical and cable boxes in every front yard is unsightly and makes the neighborhood feel cheap. Those boxes should be placed in backyards or designed with appearance in mind, but save a buck right. Thanks ... More

The buying experience was great. The builder, Ryan, kept us updated along the way and the mortgage team was very helpful. The overall layout and quality of workmanship has been great. However, since we’ve moved in, the warranty team has been very unresponsive for the issues we have had. We have been in the house almost two months and have had constant AC issues. Multiple rooms, upstairs and down, have been 10+ degrees warmer than the thermostat. The AC company was informative but they told us to make the repairs, they had to wait on Pulte. I reached out to the warranty coordinator multiple times via text and email after I was told what was going on and it took almost two weeks to get any response. Once I got the response, I told the coordinator our availability and the AC company showed up on a day when no one was home. It is getting rather frustrating. I have yet to get a response on some of the other issues we have had. Most things are great but in Texas, constant AC issues with no response is definitely no fun. ... More

We expected that pulte is more quality and more customer friendly, but ground level is different. Lot of pending issues are still open which were identified at time of closing…
