Overall the materials used seem cheap. 1. Sinks do not have anything to close and open the drain, have to push it with hands 2. Bathtub tap doesnt have anything to control water flow, either its full flow or no flow 3. Shower head seem cheap build 4. Toilet seats are cheap built 5. Kitchen stove and dishwasher both are not functional, stove takes longest time to heat, dishwasher dry cycle doesn't work 6. Trim paint job was done poor quality 7. Kitchen island workmanship is poor quality, its not straight but off, I wish i could upload pictures 8. It is VERY obvious that Pulte did not appropriately oversee the workers who built my home. So many massive issues in all of the finish trades. I wanted to move into my home with peace of mind and now I’m stuck in an endless cycle of fighting with tradesmen over their terrible craftsmanship. Absolutely horrible. I used the think Pulte stood for build quality. I no longer have this association with their name.

I purchased my home remotely and visited for the scheduled inspections. In between visits updates from the crew were few and far between. Many times I had to reach out multiple times before receiving a response. Now that I live on the property, the warranty service is even worse. I have had issues with my condo since closing day that have still yet to be resolved two months later. The team doesn't believe me when I report issues and doesn't schedule the teams to fix it until they stop by which can sometimes take weeks. I appreciated the step by step process by construction and leading up to closing, but then once I closed it was all different. My dishwasher was installed wrong and caused major water damage. This resulted in my hardwoods being removed and replaced during my first week (the very next day I closed). I couldn’t properly move in and access my kitchen for days. There were many issues with how the home was completed with an overall “sloppy” completion. Even when workers were sent back out they did not fix it properly and had to come out again and again. I still have unresolved issues. I have to keep asking and follow up on unfinished work and do not feel that I got what I paid for when I closed. The communication is weak and quality of the finished product is disappointing. As a first time homeowner, I walked into a mess and was completely unhappy my first week when it should have been a happy first week. Now a month into my first home, I’m still trying to get concerns addressed and my home finished. For example, I paid for screens on my siding doors and they never were installed. That’s a month without them while they were paid for and I had to point this out to Pulte myself. Sprinklers were not installed correctly and in the wrong position and I’m still waiting on this repair and cannot use them until they are fixed. Scratches and stain on my kitchen counters. Bath tub dented and scratched. The list continues. Pulte keeps telling me to wait or that they are working on it, but I lost trust in the process. I have to be the consistent reminder and stay on top of every detail. Overall, I am having to take time out of my work schedule to schedule repairs that should have been addressed during inspections. This is my second Pulte Home in 17 years. Unfortunately, this new home did not meet our expectations in quality workmanship. From the sparse front landscaping to drywall repairs and tile mess-ups it has been frustrating. Due to the company rushing the closing before the houses are done is an experience that all homeowners are faced with in this community! At walk throughs with Superintendent things are not completed at all and this should not be. I have waited over 2 months for a tile repair. I have waited for over 2 months for a drywall ceiling patch job that looks terrible. Windows on the house are scratched by the cleaners and have weep holes plugged with stucco AFTER the house closed! This because the windows were filthy at walk through and still not done when we moved in! The kitchen sink that we paid over $500 extra for does not drain properly and food sits in corners. We can see light through the front door and door from garage has a lock that binds. All of these things and just a lack of attention to detail that frustrates the buyer. We live in a construction zone with many houses being rushed. In 2 months the roads have never been cleaned. Nails, trash, dirt are everywhere. Every morning trash has piled up on my porch and in the rock landscaping. The workers park on our rocks and thus, we lose the rock landscaping into the street. This is just nuts when buying half a million dollar + homes! I am sorry Pulte, but your mortgage company caused us undo hardship and over $900 in expenses also. When I complained I never got my money back! You see they told us to come to another state that our house was ready to be signed for, when in fact there was no clearance from VA ...so they said. House was not done. After waiting in a hotel room for days we ended up having to go back home with no house signing! $900 in hotel expenses and NO ONE CARED! THEN WE FOUND OUT FROM VA THAT THERE WAS A CLEARANCE LETTER IN OUR FILE THE WHOLE TIME! THERE WAS MORE TO THE TERRIBLE STORY, BUT I WILL NOT DISCLOSE IT HERE. ... More

Building too much, not enough staff and lacking in quality. Hard to get responses on questions, kept putting fixes off so had a long list of things to do after closing. Still waiting on items over a month later.

Pulte rushed delivering our home; therefore, quality suffered significantly. Workmanship was very poor overall; the lack of oversight of the contractors is evident everywhere. The warranty department has been very responsive in fixing issues, but with much inconvenience to us since we already moved-in. The fixes are also very poor as far as workmanship goes. This is the third new house I have owned and by far the worst quality and moving-in experience. Previous builders were D.R. Horton and Lennar.

The quality and workmanship was not what I expected from a Pulte Home. A month after closing and we are still addressing issues found during the final walkthrough. Actually, one of the issues was with the gas connection to the stove which caused it to burn. Very dangerous!

We like many others building in this climate has been very challenging. We feel we have been very patient and like to consider ourselves as team players. Having said that there has been no reward or recognition in doing so. We feel we have been pushed into being THOSE clients which is very uncomfortable for us. We closed on our home with unresolved items left to be finished. We did this on the word of our field manager Erin Smith/Jake McDole and their construction supervisor Zacree Sheese that all items would be addressed in a reasonable time frame. Now we are left in a home with unfinished work and concerns of the quality of work that has been finished. (faulty brick and caulking on outside of home, soft spot in the middle of gathering room floor) we closed February 9, 2022 and are continuously reaching out on when our unfinished work will get some attention. There really hasn’t been time to enjoy our home with so many projects left undone and no one giving us any feed back when this things will be addressed. This is our retirement home and would like to start enjoying the hard work we have done to get here. We would love in the end to feel that we made the right choice in building with Pulte. Just a side note: in talking with contractors working with Pulte they also seem very frustrated with the response and support they are getting. Aside from the lack of responsiveness, the Pulte Mortgage process was highly questionable. 1) They did their best to dissuade me from taking a VA loan [which required a VA inspection] 2) The Pulte Mortgage interest rate was somewhat higher than an independent mortgage broker [which we took] 3) The demands for details about the origin of our cash down payment verged on accusations of Money Laundering [I wrote the framework for the Money Laundering Act of 1986]. Providing them with Wells Fargo settlement disclosures on the sale of my house in Va, plus copies of personal Savings accounts, plus 1099s showing income from consulting [all well-beyond the amount of the down payment and closing costs] were apparently inadequate. 4) Closing was 4 months beyond original schedule [shortage of materials? BS!]. The value of the property had increased by nearly $200,000 and it appeared Pulte was trying to force us out of the sale to resell to another buyer at a higher price. 5) It's now been nearly 3 months after closing, and the Pulte office has yet to address all the deficiencies documented by a professional [private] inspector. 6) Would I recommend Pulte to new buyers? Pulte will tell you that they struggle to get good contractors due to a nearly 3 year old pandemic. In my opinion I would have rather my house take an extra 6 months to build and have the quality you used to see in a Pulte home. Walls are bowed, trim work is sub par, things are out of plum... there are so many small things that it turns into a big thing. Their base price just keeps going up but the quality keeps declining. When an issue is seen during a walk through they take the easiest route to get it fixed. If you have multiple cracks or poor workmanship on your porch or patio, instead of re-doing it the right way, they choose to just cover it with Ardex so you can still see all the cracks or imperfections. It is just sad to pay nearly half a million dollars on a house to have so many little imperfections. This is the 4th home that my wife and I have gone through this process but our first time with Pulte. I had much higher quality on the finishing touches in a $300K home than I currently have in this home. ... More

Bad customer service and inspections issues without answers from builder.

You will get an incomplete home at closing. I suggest hire a home inspector to inspect your home. We had alot of issues, and expect not to get the issues fixed right away. I know we are living in a crazy market but don't advertise high quality when the house is far from it.

If we only knew what we hear all night long in the walls before we purchased our retirement home, we would have bought somewhere else. It wakes us up in the middle of every night and when we sent an email to Pulte about our concern, we were told that it this type of issue that comes along with purchasing a first floor corner unit. Loud suction water flushing that shakes the walls, the loud sound of the water gushing behind our bedroom walls. It is so loud that at times you feel like the water is going to come right through the walls with the force of that suction sound, plus the water gushing. We were told that Pulte stood by their GREAT insulation and that very little noise is heard throughout each unit, I think they forgot to mention to us that it only meant if you did not purchase a corner unit. Very disappointed. Also, upon our first walk through, our master bath shower doors were broken. It was reported and 8 weeks later, we are still waiting to hear back from them on when it will be fixed. Trustworthy?? Many things were clearly rushed and it shows. From paint and texture to incorrectly installed cabinetry to crooked pillars, and everything in between. Trying to get someone to fix the issues is nearly impossible and if someone does show up and it's more than a one day job then forget about them coming back to finish any time soon.

The craftsmanship and work on the home truly is poor.. We closed when the house was not 100% finished and they did nothing about it. Day after we closed and tried to move in, had 5 people in our home who just let themselves in. Been in the house over a month and work still isn't finished, lights falling from the ceilings, cracks in walls everywhere, bathrooms are an absolute mess, just terrible.

Had issues across the board from beginning to end!

Our first Pulte home purchased in 2014, was an impeccable experience with John S. and Gina M. I wish I could say the same for this purchase. Working with Kristie G. we needed to correct her clerical errors. Alex A., field manager, seemingly turned a blind eye to a myriad of issues: hot and cold water in master bath switched causing almost a scalding experience, over a dozen electrical outlets which were installed faultily, one particularly over the guest bathroom sink which came out of the wall, sloppy stucco work which needed correction, broken pavers and scraps used to "finish" the driveway, uneven flooring causing our refrigerator to lean forward, a sloppy floor installation looking nothing like the model photos we saw regarding pattern, cracked grouting in kitchen and guest bath, sloppily finished vertical wall grout in guest bath, unlevel flooring in our entranceway, sloppy exterior paint around rear windows, incorrectly measured gourmet kitchen cabinets, sloppily finished sidewalk, a two inch hole in the center of the garage floor near entrance allowing anything to crawl under it, gutters in one spot that were not attached nor finished off, no heat with the HVAC system, second quality kitchen faucet (three different colors of brushed nickel), and a loose water faucet in guest shower. It is my feeling that a significant amount of the tradespeople fell under an umbrella license instead of being licensed, skilled and experienced themselves. This was pointed out by one of the tradespeople who later came to begin corrections. The upsetting aspect, being elderly with health issues, is that we have had to allow so many workers into our home during a pandemic to correct what needed to be done correctly before closing. We tentatively face having to have our kitchen floor cement grinded down with the resulting dust, harmful to inhale, and the potential damage it can cause to our possessions and furniture. In addition, our time has been severely encroached upon as a result. We are disappointed almost to the point of heartbroken. We are hoping that Pulte keeps their word in correcting these unnecessary situations which could have been easily avoided with some care on the part of the field manager. On a more positive note, our pool, constructed by Aragon, is perfection. Also, our immediate contact person, Chris T., in rectifying the construction and finish issues, has been attentive and helpful. We thank him for his expertise. I would seriously reconsider using Pulte again if in the future we choose to build another home. ... More

They rushed to close, several things weren’t done correctly. Mainly poor finishes, now we have to wait for them to come back and address issues 2 months after closing on the house.

i have a list if issues has not completed and I am still waiting to be completed , and I have reported a couple of bad quality materials

Matt, the sales associate and project manager, Tim, (for the most part) were exceptional to work with. The contractors, not so, and should be held responsible for their poor, sloppy workmanship. There are many items that have to be addressed by Customer Care: most of the door edges were not sanded properly and are rough and sharp, cracks in ceiling spackle, broken window pane, broken window lock. In regards to our upgraded kitchen: chips in quartz counter top, damaged cabinet doors that need replacement, improper alignment of cabinet doors, shelf supports left out. In our upgraded Laundry Room: Cabinet doors are scratched and need to be replaced. In the Master Shower: cracked floor tile and corner shelf, grout fell out around shower base while showering. The list goes on. Our upgraded hardwood floors still needs to have the saddle replaced between the laundry room and garage entry foyer. It does not match the upgraded flooring. We were told the white garage door is temporary and will be replaced as they ran out of the beige garage doors. A garage door needed to be on for the closing. Yet across the street where they are finishing up on construction, their doors are beige. We want the correct color garage door like everyone else in the community, the beige colored one. All the trim outside the front door needs to be filled in and painted. It was never completed before the closing. We haven't even gotten to the second floor to address any issues as we are still settling in on the first floor living area. These units were rushed to completion to meet sales goals. After you move in the last thing you need is to be disrupted by workmen who have to correct other contractors poor workmanship. Paying this much money for a home, we expect it to be properly built and without so many issues after closing. We know there can be issues with a new construction, but many of these issues should have been addressed before closing. The project manager should have done a final inspection without us before the closing and addressed many of the issues that could been clearly seen. That did not happen. We had about an hour to inspect the house before we closed as the house was still being worked on. No new homeowner should have to be faced with so many issues and then getting them addressed. In closing, we are very disappointed at they way we found the house after the closing. We were assured the house would be cleaned as well as the windows, not so. Our hope that is all the issues especially on all the upgrades we paid for will be completed and corrected in a timely manner and don't have to keep sending emails and texts to Rick Semple to line up the cabinet team, the floor team, the tile team, the plumber, etc. to get the issues fixed. Today, the handymen are here working on some of the issues that they can correct. Heating and AC people are also coming as the house is very cold downstairs and very hot upstairs. Cannot use the powder room as it is so cold in there. Rick needs to set up the contractors to correct so many of the issues that the handymen said they cannot do. They are doing a good job today on what they are correcting. As I explained to Rick, I am having major surgery at the beginning of February and need to have as much corrected before then. We hope you will respond to this review. We cannot write a great review at this time but will write another one when all issues have been corrected. The sales people are great,design team does great job, building process could be better,in spite of waiting close to 9 months from giving deposit at closing time there are deficits in work and finish quality, once Pulte receives money at closing responsiveness of all vendors in correcting deficits before closing date takes back seat because they are so busy doing work on new homes , I guess Pulte got the money from you so where are you going to go.

Trim work on the house is the worst ever seen Have been trying to get the workmanship fixed and still waiting

Quality of house is not as per my expectation, For example stairs are losing their color and the after sales services team is unable to support saying it’s out of warranty , similar is the case for small other points where I am not even calling now or raising services requests as I have very low expectations from Pulte services team , as the answers are mostly to ignore the requests.

I Have two verbal conversation about warranty issues along with a submitted ticket over 10 days ago without response.
