We experienced numerous issues, and the response time was very slow. Some of the problems remain unresolved. They provided many excuses, but honestly, most of them seemed unreasonable. You need to be assertive with your requests. I believe the main office is unaware of what is happening at the local sites, as it is a large company operating nationwide. I doubt the people at headquarters understand the situation here.

The sales rep, mortgage lender were all very nice. The problems came after. The contractor did not fix everything he said he would. He then ghosted us. We had to file warranty claims and of course they couldn’t all come at the same time so I had to take multiple days off from work and one time a worker stepped through our ceiling causing another thing that needed to be fixed. I finally just gave up. The counter tops chipped (in like three different spots) in the first two months. We were told the counter tops were very durable but obviously not. From the very beginning, starting the loan process with Pulte mortgage was downright horrible. The loan officer did not have any emotional intelligence very rude. Ultimately went with a different loan company. Regarding the builder they built the house, surprisingly quick. Looking back at it I’ve had nothing but problems within the first two months of living in my new home. Our home buying experience started out great but we ended up regretting our purchase. At a quick glance the homes seem well out together, we noticed issues during our final walkthrough that weren’t all completed by the time of closing. Once we moved in we have not enjoyed our home. Outside of the lack of quality workmanship on details such as paint, trim, and drywall. The home is freezing. The number of issues with home quality is not acceptable for a million dollar home. The electrical issues have been constant for several months. There workmanship is below average in many areas. The field reps were professional but clear in their lack of ongoing concern. Very disappointed thus far in many facets.

Do not go through Pulte Mortgage, it’s been a nightmare from the start. Also, the home was completed and closed yet the kitchen cabinet door was not installed and a month in has not arrived, There are scratches all over the cabinets and poor quality installation.

Lots of time and energy on the homeowner. Pulte project managers seem overworked so the only person keeping an eye out on your house is you. At the very minimum, we had to stop at our house once a week so we knew at least someone was monitoring quality. During our build, we told our project manager that our floors squeaked and was told by him that the floors would not squeak anymore once they install the LVP and carpet. WRONG! We were very happy overall with our home, but were a little annoyed that there was so much to ask for fixing in our first and second walkthroughs. This includes the kitchen sink being wrong. But after we moved in we were very disappointed with all the quality control issues. We found many problems, but by far the worst was they installed a window in our bathroom and then DRYWALLED OVER IT. Pulte homes are average. Lots of things they can update especially in the design center. In regards to the loan that was all good. Warranty is where it seems to be slow. I’ve been dealing with an issue since moving in and still no resolution. It’s inconvenient and now playing a waiting game.

Pulte does a great job on the sales portion of the home. Their mortgage side needs some help in the communication department. We requested a short closing ( approximately 30 days). The constructions managers who handle their walk through's and punch lists, are less than to be desired.(Promised to fix things and we were "given their word that these items would be taken care of" only to find out that the want to wash their hands of you as soon as you sign all of your documents. Great buying experience, ok financing, poor construction management and trade selections.

Our builder would often promise to get back to us and never would. Before closing, he stated that items on our punch list would be fixed. One issue was fixed very poorly and I’ve reached out the warranty rep many, many times to be addressed and it still has not been corrected. Another issue he stated was fixed very clearly never was. The quality of work overall is mid level.

Slow to make walkthrough punch-list and home warrantee repairs

Several items were identified in the new home walk through. Pulte never directly addressed some of them and never made the requested repairs. Buckling Hardy board siding that was installed incorrectly was screwed down tighter, rather than repaired with the recommended gaps for expansion. The dead turf in the lawn was never replaced or fixed. After closing in and move in, we continued to request repairs they had agreed to make. Some were addressed, others never were. We are not happy with how they respond to issues. We did not know trenches were going to be dug looks like the neighborhood is ready to go to war in some areas. Also they ran our HVAC though consecution and been over a month no response to anything, I am now going to have to get an attorney involved in the issue as they won't even get back to us. All 3 units need a pull and clean and one is not even working properly in the back. So all 4 units have issues. SO far a horrible experience as I thought we were just going to be a number for them. once the home is sold the charm goes away.

The materials and chosen vendors are sub standard. My inspection report came with a concrete issue which the build manager refused to fix and just got a letter from the vendor which is no good. The dry wall and sound proofing is so horrible.

I would say for my first homebuying experience it was interesting. First and foremost I would like to thank Amanda because she went above and beyond to make things right and I’d also like to thank Kari in the design center because she also did the same even when it wasn’t in her scope of work. I recently had the displeasure of going with Pulte on my new home, and I must say, it was a nightmare from start to finish. The craftsmanship was subpar, with sloppy work evident in every corner. Once I moved in, I am dealing with a laundry list of issues, from crooked walls to leaky faucets. If you're considering building with Pulte, I highly recommend getting a thorough inspection from a third party before finalizing anything. Don't make the mistake I did of trusting their workmanship blindly.
