Beware of the workmanship, we closed on our home and there were a ton of things that weren’t completed, things that were rushed leaving the job itself looking like it was done by inexperienced contractors or that they just rushed to get things done as fast as possible. First day in the home we had a leak in the wall that once they discovered where the leak was coming from it was a screw that punctured a pipe and then was covered up with tape! The grout in the master bathroom began completely falling out in week 1 of being in the home. Some of the appliances we picked out weren’t what we asked for once installed, there was paint on every hinge on every door that needed to be replaced. All the moldings on the first floor had to be redone because they were chipped in places the corners looked a mess. Our construction supervisor lied about certain things that the warranty woman told us weren’t true. We had to get the district manager involved. The cabinets in the kitchen weren’t finished and there was damage on most of the doors and shelves and again slapped together with no pride in what was done. Now it’s taking months to get the contractors back out to fix what they did and should’ve never been done like it was in the first place. Buying our dream home became a nightmare! ... More

This was my second new build home. My first was with a different builder and the experience with my previous builder went so smoothly I regretfully assumed the process would be relatively good with any new build. I was wrong. I am so disappointed in my Pulte home. I feel like I was scammed into accepting poor craftsmanship. I bought this home less than two months ago and already want to put it back on the market to get rid of it. All they do is cut corners with their houses then promise an exhaustive warranty. I rather not deal with issues and cheap materials in the first place.

We reposted a lot of things on our last inspection that was not fixed. The AC was not working, and the AC company mentioned they had a ticket for that before closing, and was never fixed, so they knew about it. It was not a great experience at all

Buyer should be aware that fix up items that are done post closing are items that should’ve been done pre-closing but are deemed to be warranty work when in fact they aren’t broken… they were just left incomplete

Opted for costly upgrades to the kitchen but was installed a shaker cabinet that was asymmetrical where one side had 2 doors and another side had only one. Was told after the fact that this was their intended design. There was no disclosure before hand that it would look this awful. Would not want to correct it. Whats the point of upgrading if the original looked way better than the upgrade. Clearly, the architect or whoever designed this does not have a concept of math and symmetrical measurements. It’s like buying a car with 2 doors on the left but just 1 door on the right side. Also, the overall paint on the inside is mediocre. Paint finish was done in a hurry with only a single coat on some areas. The garage was not even painted, only primered. Some rooms have botched painting on it. ... More

Ever since we purchased this property and my mother has moved in, i have been on tons of email chains with all of the issues on the house. Your workmanship and quality control is terribel.

I understand it's common that new homes have issues. Although I think the builder should try to fix those issues in timely manner. We had problems with leaking gas that took 3 weeks to solve despite the gas being dangerous both for our health and may explode. The communication with the warranty team is terrible and they don't bother to respond to emails. I see a big problem with the warranty team. We bought a house with 3 bathrooms and 2 bathtubs, both tubs are leaking, one is completely unusable because of the holes in the tub. It's been 2 months and they still were not able to resolve the issue. ... More

We had many complaints after closing including gaps in the main door frame, internal doors not fitted properly, kitchen cabinets badly aligned with damages etc. In addition, quite a few of the order modifications were not done which had to be pointed out and followed up for closure. Fortunately the local team (Molly and Nathan) was helpful in getting these done.

Given today’s current market and high interest rates, homes are more expensive than what one might unit expect; that should make the quality and care better alone! Unfortunately, the product we received at the end was flawed. Our home had minor issues that we hoped would be resolved in a timely manner and through miscommunication and error, we still sit with those issues unresolved (paint, drywall, doors…). We did not get the experience we wanted. Construction crew had also urinated in our tubs during our home’s finalization! I hoped We would be treated with value, not just another “dollar symbol”. ... Pulte Mortgage loan consultants are arrogant people. For every question you ask, the response starts with you signed this document. They would deduct appraisal fees on a lot that didn't even get a permit, no clear communication about when money will be deducted and for what purpose, basically customer service is non-existent, and their attitude is like you're stuck with us. I believe the home's basic structure is solid for which I'm happy about. But the interior finishing is subpar. Missed critical plumbing lines, Loose doors (the home's main door was installed incorrectly and it took 3 rounds of escalations to Pulte associates to make them identify it as a problem, and it's not yet fixed, yes, that's right!!), loose faucets, there are unusual number of issues that I'm still following up with the builder. My last sales consultant was good, and my construction manager was very responsive. However, the warranty team is unresponsive and for everything there will be a blanket reply, this has been fixed during closing, why would a customer submit a repair request for a non-existing issue? I closed the house and then I have to vacate it after a week of closing and live elsewhere for 3 days because of drainage block caused by construction debris. There is no sort of accountability whatsoever from Pulte, I was sold a poorly completed home in December rush. The things I like about this home are the community's location, solid basic structure and decent pricing, but unfortunately making me vacate a newly closed home and Pulte associate's response to it changed by whole perception about this builder. ... Pulte builds houses very quickly and brings in multiple contractors. Project management is a huge aspect of these constructions. When pointing out issues with various issues repeated requests needed to be made. Appears that the Pulte project team needs added support to address the home owners needs.

Overall it was a nice experience. Had an issue with an exterior paint color being wrong and it took a couple months to resolve. Initial walk through was disappointing. Interior paint was done horribly every wall needed to be repainted in multiple spots. Paint spots left on the floor in multiple locations. Missing a mirror in guest bathroom. The master had different sized mirrors. Missing a vent in a closet. Guest bedroom bathroom door refuses to stay open. The ceiling access panel was left on the floor. Backyard lights weren’t installed. The initial walk through seemed like a waste of time with all of the errors. After we moved in the interior paint looked significantly better. We still have paint on our downstairs floors that was pointed out during the walkthrough, outlets in the kitchen pantry don’t work, missing backyard exterior lights, closet vent still missing, attic opening I just closed that myself, bathroom door still closes on its own, master bedroom door won’t lock. Home buying experience started great, good communication with construction manager. But then I had the worst closing experience, delaying it by days just the day before closing which made me lose money; issues that should have been fixed by closing day were not fixed until the day of this review (2 months after closing); no response to my requests for service from the warranty department; disappointing quality of materials.

The salesman was nice. J. And responded to most issues. I had a Realtor with Pulte Laura who I liked and she continued to contact me throughout the process and stayed with me till the end to make sure everything went through. Overall everything went through the home on the walk-through. We found several issues that needed to be fixed. They weren’t all fixed when we moved in And in contacting the company about issues that needed to be fixed I probably had about eight of them and they only responded to two. They had told me not to worry if they were any issues they would be taken care of right away. obviously, that’s not the case with Pulte . ... More

I like the way the neighborhood was developed, and the layout of the floorplan. The townhouses are spacious with 9’ ceilings and plenty of windows. The neighbors are great. The problem is the quality of workmanship: Fundamental issues like floors not level (and they creak), walls not straight, and several faucets plumbed backwards. The tile in the master bath has already started to come loose – most of it sounds hollow underneath. The warranty folks were very friendly, but fixed only the two broken tiles, and said to wait until the end of the 1-year warranty to make a claim (presumably to claim the remaining that will no doubt come-loose over the next 11 months). The trim work is really rough: The bannister is a mess and several spindles have already fallen-out. It looks like the trim carpenter used a dull blade that splintered crosscuts, and left gaps everywhere that were smeared with caulk in a poor attempt to hide the gaps. Then paint is slopped onto everything. Almost every door hinge, door knob, wall plate and light fixture has drywall mud and/or paint on it that we have been cleaning-off for the past month. Paint spatter is all over the floors. There are runs and drips in the paint on doors and trim, except on blind edges which were not painted at all. I don’t feel that this level of “quality and craftsmanship” is acceptable at ANY price-point, let alone the prices these townhomes are at. ... More

The Good: We were kept up to date all the time by the Field Manager. He was very helpful and always willing to answer any questions we had. After closing our warranty person was also incredibly helpful. The post closing warranty is quickly righting a lot of the wrongs stated in the bad. However, initial impressions of the Pulte Quality of the home were not good in a home that costs well into the seven figures. The Bad: Sales person communicated very little with us during the early stages of the process and made it very hard on us to feel comfortable with out selection of lender. The quality of the craftsmanship of the contractors was questionable at best. All concrete everywhere had cracks in it. The stone on the front of the house was cut in a way that you could easily see the inside concrete aggregate instead of putting thought into the final look. Stainless steel sinks were all scratched up. Doors were dented. Carpet looks like it cut by a child. The more you looked at the fine details the worse it got. However, like I stated in the good, the warranty person is helping take care of a lot of our issues. ... More

Buying process was a hassle - closing date was moved several times without anyone contacting us, buyers. Ordered inspection, it discovered lots of issues with build. Nobody took it seriously although report was shared with builder. Construction manager couldn’t care less. Had to order 2nd and 3rd follow up inspections. They produced somewhat acceptable at closing date. Issues discovered after closing. Overall, not at all impressed with quality - not a single straight line with corners, sloppy workmanship all around the house - very disappointing. Impression was that construction crew didn’t care at all. Warranty issues not addressed or addressed poorly and not in timely manner. Several warranty requests are still pending and it doesn’t look like someone is going to action on them. Have to do lots of small repair things ourselves like regrout master shower floor as there were holes left where water escaled through holes in grout, caulk, touch up paint. ... More

I was forced to close on an unfinished house due to year end 2022 situation with a written commitment from Tiffany, Manager of Sales team and commitment from onsite Construction engineer Michael. With in a week, Michael was laid off and there was no communication on new person until my follow ups and the response from Patrick was okay but he doesn't have a full understanding of what Michael has done or not done. I have given a list of Items from quality walk through to Final walk through and now Patrick has turned them over to Customer Service, no resolution, Got mail for customer Service, but no further follow up. After spending 900k on a whom, if Pulte is expecting me to do daily follow ups, I am sorry to say it is pathetic service. All I need is to resolve open issues from before closing to final walk through after closing as soon as possible. Worst thing to say is there is junk of plastic, bottles in sump pump and and mud, plastic and dead rat in egress window. Patrick knows about it to clean and promised to do so. But over all experience is not up to the mark I expected from Pulte. ... More

I felt end of year closing date drove the quickest and poor quality of work. The drywall tape and mud was horrible and the paint job was the worst. They had to redo painted areas which still was done poorly. Painted without removing electrical faceplates. Im also Still in the process of cleaning most faceplates and paint splatters on my floor. All my inside studs are 24 inch apart. This is a cheap way to build a home this expensive. Paid over a half million dollars for a home that looks like any other low end subdivision.

This was our first new build so going in maybe our expectations were to high. While we love our new house and are so glad to be in it finally (after additional weeks of delays) there are a few things that I wish had better workmanship. The tile work in the upgraded shower is probably my biggest complaint. I am not an expert tile installer but I have done some myself and am extremely disappointed by the "professional" job the team did. We had some significant delays towards the end and the continued lack of communication from Pulte and team was upsetting to say the least.

I love my house and it is a beautiful floor plan, but I have some issues with the workmanship and materials since the house is very expensive.

I think there are things that can be improved such as the quality of the toilets, the keys to the bathrooms, showers, kitchen equipment is of low quality, the entrance to the house and the backyard is as if it were under construction, only cement, the poles of the fence are made of wood and not metal, they gave me the house without gutters, it is strange because all the others are delivered like this. The design and colors are great, the rest of the materials are good.

Pulte is a production builder. Did not realize initially that term had some negative connotations, including lack of flexibility and occasional poor workmanship and materials. Follow up and call back fixes are numerous and response is slow. Knowing what I know now, I would give give much more consideration to alternatives. My expectations may have been too high but it is what it is and trying to make the best of it.
