We started building our house at the peak of housing market. The delivery was as scheduled, and we were lucky to have a good deal on mortgage rates (despite the increase). However, the build quality is poor and we have a long list of items to be fixed. I understand the delays due to supply chain issues, but there's no excuse for the lack of quality. It seems like they rushed things and just wanted to deliver. Just looking at the modal house is deceiving (don't expect the same quality/look). I hope all issues are cosmetic and there's nothing foundational (we'll find out in a few years). I had high expectations for this house, but they didn't meet my expectation at all. The construction is subpar at best. The windows make noises when there is even a little bit of wind, there are very loud ticking sounds through the vents and the pipes are freezing when the temperatures are low. This is Chicago, the winters a cold and harsh so a house should be build sturdy not like this. Don't even get me started on the floors, it's all uneven and there are cracks in the celling already. Love the home layout and design. Construction took forever while the builder was inconsistent and unresponsive at times. Even after moving in...he was given a list of issues needing resolve and he never followed through. The sales office was excellent. Quality of build and issues seen since moving in have been very disappointing.

The designs are great. But beware contractors are below average and materials are fair.

My sales rep, Jason, was wonderful to work with during the process. During the build though sometimes my house would sit for a couple of months with no work done. Then Andy and Logan took over as field managers and things started to happen quickly finally. All three of these people were great to deal with and on top of things. Once I got into my new house though a few issues came up and it takes weeks for any responses or any one to come out to do repairs. At the moment I have three windows that are leaking causing the paint and drywall to peel, stain and break apart. I reported this issue on 11/27 and after finally getting a response about a week later, I was told the soonest anyone can come is 12/22. It is now 12/26 and no one has called or showed up yet. It's a great location and layout but just a few things is showing that the quality of workmanship is poor. Other neighbors have had the same issues with getting any responses as I have so seems once Pulte gets your money, you get put on the back burner for any issues to be resolved even though there are workers and companies in the neighborhood almost every day, all day long working on building new homes but not existing ones. ... The home buying experience with Pulte is well organized for Pulte, but from the buyer's perspective there is plenty of room for improvement. Soon after signing the contract we asked for some information specific to our housing design and Pulte was non-responsive. However, weeks later Pulte needed to alter the contract as they could not deliver the kitchen appliances they agreed to and we refused to sign the addendum until they provided the information we requested. Unfortunately, that theme of trying to apply leverage in exchange for support from Pulte is a lesson we failed to remember. About the appliances, interestingly the sales representative told me they knew in December they couldn't source appliances, yet she must have forgotten they entered into the contract with us in February - feels like entering into a contract in bad faith on Pulte's part. We bought from another state, so routine visits was challenging and we only made a couple trips before closing. At closing it was a scheduled whirlwind and our final walkthrough was only 30 minutes. None of the deficiencies we saw on the final walkthrough were corrected before we closed and so we were trying to get them resolved as the movers were unloading our stuff. The list was simple to resolve and not terribly long, but they failed to complete the full punch list. Unfortunately, we forgot the lesson we learned about leverage and completed our closing survey before the punch list items were resolved. We noted they were not fixed and that seemed to be problematic. The POC for these items refused to answer out calls or texts and when I saw him on one of the sites, I said "good morning" to which he replied with an abrupt "S'up!?" Since then we have completed work orders asking them to finish installing the molding, repair a window that won't completely close (sucks during a cold winter), and a few other open items. We get emails that say they know about the items being open but nothing saying when they will act on resolving them. The good news from our perspective is our problems are minor compared to several of our neighbors. At some point I will finish the molding, I don't have the skill to fix the window and will pay to have it fixed (or pay to heat the outside) and Pulte will walk away from their obligations to this contract. They billed this neighborhood as 'Luxury Estates' and the home designs are nice and the size is big; however, the homes are not ready for turnover when they say they will be, the attention to detail is non-existent, they cannot do all of the things they say they can, and they completely lack responsiveness. Selling our loan one month after we closed was not appreciated. There are issues that are being addressed. The HOA documents that were approved are to strict in some areas. I would have given a 5 star rating but it took way to long to build the home and now we're dealing with some issues that shouldn't be.

Ryan our construction manager made such a stink when we asked him to come back and look at the poor craftsmanship. When we moved in there were big items he did not address. We couldn’t move in properly because so many things needed to be fixed or touched up. He shook our hands and promised it would be done before move in day. Nope. And he’s blown us off when meeting the launders at the house- they ripped paint off the side of the walls, used our water to wash out their paint buckets leaving paint all over our lawn. And the one time we schedules Ryan to come back to look at the things we were talking about he rolled his eyes and made such a fuss about it. He’s supposed to be the regional construction manager and he acted like a child. We have zero trust that these items were even logged. ... More

Moved in a month ago and we still have outstanding issues to be fixed. We've been ghosted, no one responding to our requests

The material used to build the house seems of not very high quality. I didn’t like the drywall thickness, power outlets and sturdiness. I can easily hear upstair and vibration from washer and dryer. Room door is cheap quality. I like the carpet used only.

The quality of the home is disappointing. Would have expected a much better final product for the price we paid. Several issues were supposed to be addressed during the building process, but left not taken care of. Items that were marked by the Pulte quality control Team were ignored. Now we are going to have to take up several issues with the warranty department.

We had a rocky path with Pulte. They use good products and build a good home, but we have never seen such poor customer service especially with the amount of money we spent for our home. The cabinets have still not been finished and have many issues that have not been fixed after being in the house for two months. We have asked for a handful of punch list items to be completed and maybe half have been done. Now I can’t even get a hold of our construction manager. He no longer calls me back after multiple attempts to get a hold of him. I escalated it to his manager but that has had no impact as there is still no communication or at least a timeline for when we will see items completed. We kind of feel like our money was stolen since we paid full price for the house but some really big items were not completed. I am hoping Pulte makes it right. ... More

Communication from start until after purchase is very poor. No one in the company returns phone calls, text messages or emails. From the on site sales agent who we first spoke with. pulte finance could not provide a break down of closing costs or current mortgage rates. Pulte could or would not provide advance estimated time line on a closing date in order to lock in a mortgage interest rate. We tried after closing to get ahold the builder to ask a couple questions, no response. the customer care rep standing in our kitchen saying they would not nickel and dime us over getting issues fixed, then proceeded to nickel and dime us over 6 driveway stones out of place and blamed it on us for having a moving truck on them. We were never told to not have a moving truck on the driveway. (Stone companies up and down the street, 15 minute repair. Still an issue). Our Kitchen cabinets and drawers are falling apart, we have been in the house two months with zero follow up on repairs, we had to initiate a follow up call on service and got no answers. It's been a month now since we moved in. So far, I've raised many issues nothing has been checked and closed. Other than that the overall experience is good.

very bad at doing follow up repairs you have to stay like honey to a bee to get pulte to get things fixed, its very time consuming and frustrating to get them on top of things

Painting vet poor job and kitchen cabinets need repair, closet door not hung correctly, missing shelf holders submitted tickets and no response. Also not seen street cleaner in a while and debris from high winds need cleaning and walkways need cleaning for resident need to use them

If they run into a shortfall they rush that part of the build...grout over dirt, chipped trim, paint on hardware, etc. These are things that appear in my bath where the doors were late in delivery so it was the last room finished and things were hurried. Other areas showed lack of craftsmanship. Front door remains with a gap at the bottom letting in cold and hopefully nothing else.

Everything starts out well and goes smooth until about 6+ months in. Completion seemed to drag out well past what we thought but then finally wrapped up very quickly at the end but with items still left to be completed after closing. You obviously agree because you’ve been waiting so long and are just ready to close. Once you close it’s like pulling teeth to get those leftover items completed. I’m still waiting on things to be completed and I’ve been in the house for 3 months.

I entered a contingency purchase agreement and within 24 hours the house I chose was shown & offered to another buyer. Luckily my realtor was able to sell my house so I could remove the contingency. The quality of the carpet & flooring is low. There are numerous flaws in the drywall finish and paint (gouges, and rough areas) I requested repairs on 2 particular areas and both were not smoothed or filled. They were merely painted over. I requested assistance with the reprogramming my garage door opener but I was contacted when I was wasn’t available and never received a follow up. Still waiting to get things taken care of

Pulte Group sells under multiple names - at least five other than Pulte Homes. We bought a spec home that was already under construction. Consequently, we were able to modify some attributes of the home, but not others as they basically assemble a "package" for the construction of each home. The salesman was very helpful in securing some of the modifications we desired, but he was unable to achieve others such as upgraded kitchen appliances and changing tub/showers to showers. We did not fully understand these two issues as the house was at the stud level and up-charges were not an issue. The Project Manager was most informative and accommodating starting with the initial walk-through issues until it was time for the warranty group to take over about two months later after closing. Some of the building materials could only be described as "cheap" such as stair hand rails and other woodwork. Some of the workmanship was also subpar. Please be aware that our home was being built during supply chain disruptions and the trades workforce was unreliable. At least three different builders were in our neighborhood and we understand that the trade subcontractors regularly rotated between the builders. These two items greatly affected their product. ... My review comment is little less because of the below reasons. I am open to have a discussion if my comments are not valid 1. This house planned closing date was mid of Aug 2022 but closed on 28th Oct 2022. 2. Few issues were notified during the house construction and most of them are fixed and few of them are not fixed with no ETA (find the below detail) a. Celling painting issue – 2 places need touchup – Not Fixed b. Garage door opener fixed before drywall and now it’s showing big gap in all the holding clamps – Not Fixed c. Bedroom window lip broken – Not Fixed d. House Sliding repair – Not Fixed e. Cabinet – Fake drawer front fix – common bathroom f. Kitchen Cabinet broken – Not Fixed g. In the basement, washer dryer excess water outlet pipe is showing in the middle of the basement in a slanted and hanging way – Not Fixed h. In the basement window the outside well cover is not fixed but they have put grass seeds – Partially fixed i. In the master bedroom the wooden floor was bent – Fixed but I am not satisfied for the fix - open for discussion for the fix provided 3. Water leaking from the Furnace – Reported to construction manager, he said it will stop automatically. After that I raised service request once person came and checked. He made more water leakage from furnace. Daily 2 times I am collecting water and pour into sump. Appointment scheduled for 13th Dec 2022. 4. When I am raising service request, supporting team requesting me to contact the vendor directly. Not sure why they are asking like that. 5. Basement cleaning was not good. 6. After getting the house key from the closing office, I came to home to open the door, the door was open not even closed. 7. Unable to track the service request – how to check the status for the service request 8. Product cost is vert high, Simple example garage door opener, you guys charged $730 but the actual price less than $200 (even it’s not fixed properly, mentioned above) Personally, I do not have issues with anyone. I'm not going in to detail, but it was average at best. The time to build the home was absurd. I also find it humorous that you have a link to help me write a "great review". Wow.

I don't think the quality matches the price paid. No towel rings or bars in bathrooms. Have to buy the refrigerator. Other appliances not that great. Garage interior not painted . After closing very slow response to questions and concerns!!!

The initial process of building with Pulte was exceptional. We followed their process and things were on track. Once we were about half way through the process things started to fall apart. Lack of communication, delays, missed deadlines, etc. We closed on October 7th 2022, as of today December 7th 2022 we have tape all over the house marking repairs/items to complete the punch list as well as our 30 day warranty issues. Still Waiting!!!!!!!
