Somewhat disappointed with our new home buying experience, specifically with the receipt of the house after closing. House was not cleaned properly and extensive items were either missing or not done correctly. Our concerns have not been met with a sense of urgency.

The Sales Team where phenomenal LaMonica and Carlton. Exceptional sales agent and represented Pulte very well. They were kind, caring and exceptional. The Building Managers Fred and Brad very good guys and walked us thru as the house was moving along. They were always responsive and made themselves available to us. The nightmare started when it was getting close too closing in the home and the standard that Pulte claimed too have went out the window. We experienced multiple delays but the most upsetting is giving up our lease to move into new home but delayed for 50 days. Footing the bill for a quick rental at premium cost whilst waiting for zero entry doors to be sourced/installed and now the same doors have paint spray on the glass and door jams and they do not open out as much as they should. This door system is the reason we were sold on the home design so it is very disappointing that they are not what we had hoped. I was dissatisfied with Pulte Homes. I think possibility the majority of the people in the development was unhappy with Pulte (be interesting to take a poll). I have a 35 year construction background. Our home quality of workmanship is below average. Their was code violations not caught by their third party inspections. Our project was in the Charleston County area of South Carolina. I point my finger at CCBD for not being on top of what was going. Beware of the contract, Pulte will make note they can substitute like materials from one house to another.

There were 3 price increases while we waited to sign the contract to build. The developer and builder own the HOA. We wee told the community prohibited investors and rentals, but we have discovered two rental properties by investors. The builder and warranty division are non-responsive. Don't close on your house until the builder performs on all items of your punch list. After you close, you are not a priority to them, and they forget about you. You are no longer a priority after you close so beware.

Our experience started strong with the sales and design center. It fell apart when the construction department took over for the actual work. We now understand why people pay more for “custom” built homes and if we build again that’s what we’d do. We’ve compared them to ours and their better quality and finish is undeniable. One has to really plan well in buying home with Pulte. As soon as you make buying decision, they give no time in deciding about the upgrades. They dont have any 3d tools to show the upgrades. In one two hours everything needs to be decided with no chance to revisit the options. They are inflexible and their contract is one sided. For example as a buyer we cannot move the closing date but they can move the closing dates. Beware: they will try to close the house much before it is actually finished. Buying a new build with Pulte was a mixed experience. Their communication process with us was okay but there are alot of problems that we’ve experienced since moving into the house that was supposed to be fixed before close. They took it down to the last minute and assured us that everything that needed to be fixed would still be fixed after closing and that hasn’t happened. While I am happy the construction managers got me in my house prior to my rate lock expiration, extremely disappointed with the quality of work by the 3rd party vendors Pulte Construction uses. Given brand and price point of home, Pulte either needs to hire more construction workers under warranty the Pulte Construction brand (permanent employees) or leverage better contractors. Attention to detail was below my expectations. The only instance where I would recommend Pulte is if you are in the early stages of a up and coming area.

Luckily I lived nearby the build site, so I was able to keep track of the progress. First, Pulte is charging ridiculous lot premiums, and starts with smaller lot sizes than other builders in the same community. $20k for a 40' wide lot, up to $120k for a 60' wide lot. I have friends in the same community that built with KB who paid $8k for a 55'(ish) wide lot on a lake. 2x4" construction instead of 2x6". Uneven concrete floor downstairs, despite being assured it would be leveled (for LVP install), so my floor has so many spots where it creaks and sinks when you step. Quite a few corners are ...

Overall a good experience with the actual building and the various Pulte staff including sales, construction manager (excellent!), and the designer. The building structure is solid; however, there were many cosmetic issues mainly due to the drywall and paint finish. Even after 3 reviews, it only marginally improved. Also, I've been waiting over a month on a couple smaller warranty issues.

House is thin can hear people talking throughout house and everyone and car passing by, If you are outside you can hear them talking inside. Floors creak all over worse than an old house. Plumbing was run differently in my house compared to the model, which resulted in additional soffits and bulkheads which were not ideal. When this was first noticed corrections were not taken. I feel that the local sub contractors were told to do a job, but no one checked their finished product to make sure it met Pulte’s quality standards.

The house cost me almost half a million dollar however the quality of material and the job was very poor. The house was incomplete at the time of closing. From chipped tiles, incomplete flooring, bent and missing window screens, to poorly made cabinets, dirty work on the front yard and so many other things. Ongoing issues still unresolved after closing some time ago. Pressed to sign the house was 100% at closing even though it was not and wanted to be nice because I do like the guys who built the house. Agreed to fill out their survey with all favorable remarks as I know there are bonuses tied to it, even though the work was not 100% done, I still did it. I am not confident that the issues will ever be taken care of.

Overall experience was ok. I think there was a lack of communication. Many things like the lot plan, the home orientation should be reviewed with the buyers and did not until it was to late. At the end you were stuck with what was provided. There were many issues that were found out only because I had an inspection done two months after closing.
