I like my new home, however I would expect a lot more of the home to be cleaner when getting and building a new home.

Somewhat disappointed with our new home buying experience, specifically with the receipt of the house after closing. House was not cleaned properly and extensive items were either missing or not done correctly. Our concerns have not been met with a sense of urgency.

The Sales Team where phenomenal LaMonica and Carlton. Exceptional sales agent and represented Pulte very well. They were kind, caring and exceptional. The Building Managers Fred and Brad very good guys and walked us thru as the house was moving along. They were always responsive and made themselves available to us. The nightmare started when it was getting close too closing in the home and the standard that Pulte claimed too have went out the window. On closing day, the house was so dirty that you wouldn't nor even believe it. The price we paid for the house did not match the quality of how it was built. We would know because this is the 3rd we have built in the last few years. We called them out on the crappy work their vendors did and the low quality. They were apologetic and said they would make it right. So for the first 3 weeks of moving into our brand new home, service folks were coming in fixing issues. So instead of enjoying our expensive brand new home, we were waking up to service people fixing things and even with all of that not everything was taken care of. 2 months into moving in and living in the home, it is glaring that the quality of work sucks and was shady. The Area Manager was called in but since then we have not heard from anyone. Not even a "we are sorry note". Not a follow up. I guess this is what corporate greed looks like. You buy a very expensive home during the highest real estate prices in history and companies like PULTE, bid, strong and bad take advantage if you. We experienced multiple delays but the most upsetting is giving up our lease to move into new home but delayed for 50 days. Footing the bill for a quick rental at premium cost whilst waiting for zero entry doors to be sourced/installed and now the same doors have paint spray on the glass and door jams and they do not open out as much as they should. This door system is the reason we were sold on the home design so it is very disappointing that they are not what we had hoped. Expected more for a company that advertised itself as “Higher Standards-That’s the Pulte difference” or “Commitment to Customer Care”.

I was dissatisfied with Pulte Homes. I think possibility the majority of the people in the development was unhappy with Pulte (be interesting to take a poll). I have a 35 year construction background. Our home quality of workmanship is below average. Their was code violations not caught by their third party inspections. Our project was in the Charleston County area of South Carolina. I point my finger at CCBD for not being on top of what was going. Beware of the contract, Pulte will make note they can substitute like materials from one house to another.

There were 3 price increases while we waited to sign the contract to build. The developer and builder own the HOA. We wee told the community prohibited investors and rentals, but we have discovered two rental properties by investors. The builder and warranty division are non-responsive. Don't close on your house until the builder performs on all items of your punch list. After you close, you are not a priority to them, and they forget about you. You are no longer a priority after you close so beware.

I would not sign the contract if I could go back in time and select another builder

1 year to construct house. Sales team and design team has given tough time. More than 2 months, there are many issues not addressed yet which was noted during closing.

Our experience started strong with the sales and design center. It fell apart when the construction department took over for the actual work. We now understand why people pay more for “custom” built homes and if we build again that’s what we’d do. We’ve compared them to ours and their better quality and finish is undeniable. This is our second Pulte new home in five years, same area. We paid nearly double the price for an unbelievable decline in workmanship. Dustin and Nathan set high expectations for quality throughout the process and they fell well short. We closed 56 days ago and we’re still struggling to get the closing checklist items complete. Our final superintendent, Nathan, never came back after we closed choosing to not honor his word to complete the work. Warranty finally met with us yesterday so we’ll see what actually gets done. We expressed our concerns in comments and ratings on Pulte’s own survey. They haven’t contacted us which tells me their management team and CEO do not value the survey or customer feedback. One has to really plan well in buying home with Pulte. As soon as you make buying decision, they give no time in deciding about the upgrades. They dont have any 3d tools to show the upgrades. In one two hours everything needs to be decided with no chance to revisit the options. They are inflexible and their contract is one sided. For example as a buyer we cannot move the closing date but they can move the closing dates. Beware: they will try to close the house much before it is actually finished. Dont agree to it, it takes long time to get the pending issues complete. I have closed house six weeks back, the issues are still pending. The build quality is bad and hasty. Please have a home inspector to review everything. Specially watch for the paint and plumbing. Their internal inspection is not very good and everything is outsourced to the vendors. Please be very careful in choosing the lot. They may say your lot size is .5 acre but they may leave a lot of wooded area. You have to ask in how much area they will put the grass and what they will leave wooded. They will even leave the construction material in the woods, ask them to clean it. Buying a new build with Pulte was a mixed experience. Their communication process with us was okay but there are alot of problems that we’ve experienced since moving into the house that was supposed to be fixed before close. They took it down to the last minute and assured us that everything that needed to be fixed would still be fixed after closing and that hasn’t happened. We had a 30 day check in and everything that we pointed out during the check in still hasn’t been fixed. At this point we feel like we’ve been strung along in regards to the existing house problems that were present during the close. The sales agents we dealt with were great to work with. Our second project manager was significantly better than the first one. We’re just very disappointed that none of the issues that we pointed out during the 30 day and even before close were addressed and we keep hearing the same answer of “oh I’ll reach out to the crews and get back to you”. ... While I am happy the construction managers got me in my house prior to my rate lock expiration, extremely disappointed with the quality of work by the 3rd party vendors Pulte Construction uses. Given brand and price point of home, Pulte either needs to hire more construction workers under warranty the Pulte Construction brand (permanent employees) or leverage better contractors. Attention to detail was below my expectations. The only instance where I would recommend Pulte is if you are in the early stages of a up and coming area.

Quality of the finishes were sloppy. Closing process was not very efficient. Communication was not very personal

Luckily I lived nearby the build site, so I was able to keep track of the progress. First, Pulte is charging ridiculous lot premiums, and starts with smaller lot sizes than other builders in the same community. $20k for a 40' wide lot, up to $120k for a 60' wide lot. I have friends in the same community that built with KB who paid $8k for a 55'(ish) wide lot on a lake. 2x4" construction instead of 2x6". Uneven concrete floor downstairs, despite being assured it would be leveled (for LVP install), so my floor has so many spots where it creaks and sinks when you step. Quite a few corners are noticeably out of square, the tubs were beat up, plumbing controls not centered, curves in a couple of walls and the ceiling, a paver patio installed too steep, yard isn't leveled, and the last 5-6' of my yard is unusable because it's saturated with water from a preserve behind me (that was dry when I bought, and now is full of water). The list goes on. The housing market is booming here, and I know that a big part of the problem is getting quality labor. Part of the issue is that most of the people Pulte has been able to hire don't seem to care about the quality of their work. The other part is that Pulte is severely over-charging for the lots. Overall a good experience with the actual building and the various Pulte staff including sales, construction manager (excellent!), and the designer. The building structure is solid; however, there were many cosmetic issues mainly due to the drywall and paint finish. Even after 3 reviews, it only marginally improved. Also, I've been waiting over a month on a couple smaller warranty issues.

Built quickly, but suggest more emphasis be placed on built well

House is thin can hear people talking throughout house and everyone and car passing by, If you are outside you can hear them talking inside. Floors creak all over worse than an old house. Trim looks like wood but it’s cardboard inside. Ed was great but other than that it’s a cheap house at expensive price. Cement in basement, driveway and sidewalk already cracked. I will say foundation is awesome,

Plumbing was run differently in my house compared to the model, which resulted in additional soffits and bulkheads which were not ideal. When this was first noticed corrections were not taken. I feel that the local sub contractors were told to do a job, but no one checked their finished product to make sure it met Pulte’s quality standards.

Been in new home for one month now. They forced us to close by Oct 1 to hit their quota after we waited over a year for it to be finished. Now waiting weeks for someone to feed pond to all my issues that were not complete. My punch list. Everyone dark except these surveys

The house cost me almost half a million dollar however the quality of material and the job was very poor. The house was incomplete at the time of closing. From chipped tiles, incomplete flooring, bent and missing window screens, to poorly made cabinets, dirty work on the front yard and so many other things. I was promised that the outstanding items were going to be done within few days after closing. Good luck with that. More than a month past closing and I am still following up those pending items. Aside from all those bad things, there is a very good manager who has helped me a lot after taking over someone else who didn’t finish the job properly. Otherwise, I am very disappointed at Pulte. Ongoing issues still unresolved after closing some time ago. Pressed to sign the house was 100% at closing even though it was not and wanted to be nice because I do like the guys who built the house. Agreed to fill out their survey with all favorable remarks as I know there are bonuses tied to it, even though the work was not 100% done, I still did it. I am not confident that the issues will ever be taken care of.

Poor Workmanship. House was dusty and dirty when we got it. I thought it would be nice and clean and shiny like the models. Nobody wants to take accountability for the workmanship.

Overall experience was ok. I think there was a lack of communication. Many things like the lot plan, the home orientation should be reviewed with the buyers and did not until it was to late. At the end you were stuck with what was provided. There were many issues that were found out only because I had an inspection done two months after closing. One of the major issues was the gas leak from the gas lines to the furnace. Lack of care and lack of cleanliness were demonstrated throughout. At the end the overall experience was ok. The house does not feel like is brand new house with the things that needing taking care after the closing on the house. ... More
