We bought a new home with Pulte and the minute you sign, you can't get anything fixed that was promised and you have to follow-up mulitple times for any warranty issues. Would never build again with them.

Our Sales Agent and the Warranty Person we deal with have truly been the saving grace for this transaction. I am disappointed with the quality of work the construction manager approved and then passed off. We have walls that are completely bowed, corners that are at 75° vs 90. Door ways that don’t line up, we had a major leak from the electrical people drilling a hole in the pipes, and after our inspection pointed it out, they said it was resolved, only to find it was never looked into. Our shower had no seals so it leaked until the warranty people sent someone to repair it. The construction people left piping and grout in our shower pipe and covered it with the drain so the shower flooded, and needed to be cleaned/snaked. The drywall people after we tagged prior to closing left the mud all over our bathroom walls, had to call the warranty people to send someone to sand and paint. They never sealed our fireplace mantle. Wiped it off after hanging the tv and took off a ton of stain. It’s sadly been one disappointment after another. ... More

Hard to get a hold of and have someone take accountability for workmanship after closing. People are not responsive.

I was very disappointed in the sloppiness during the construction process with paint and drywall materials found on many finishes and resulted in the need for steam cleaning. There seemed to be a rush to complete the home which was behind scheduled and definitely a trade off between quality and speed. The CM seems over stretched and able to focus as there were too many houses to manage. Overall it was a very average experience and so far a very below average experience with after closing service for issues requested in Pulte Owner's Entry portal.

I wasn’t allowed to make my own selections for floors, tiles, cabinets etc. Kind of took the fun out of buying new. The windows are poor quality and some don’t latch/lock. They did not paint the interior of my garage and it looks really ugly when the garage is open. They need to start installing frameless showers and crown molding for homes over 700k price point.

We were excited to enter into contract with Pulte on our new home back in July 2021. The interaction with the sales team through the majority if the process was excellent. Tara was pleasant to work with in terms selecting our floorplan and upgrades. She communicated extremely well with us and we were grateful for her services. On the other hand, our experience with the construction team was poor. We had 4-5 different construction managers along the way thay didn’t provide us with the best communication. We never felt a great connection with any of the construction managers, we actually felt as if we were being passed around without any consideration of our experience. It took over a year to complete our home, after we were told it would only be 9 months. We were very involved with our home project from start to finish, we visited the site 2-3 times a month to witness the progress. While slow at times, we did notify sales/construction of issues we noticed on the quality/workmanship of the home as is progessed. We were reminded various times that all the quality issues on the home would be addressed 1 week prior to closing. We were also assured that ALL the quality issues we highlighted would definitley be resolved before we closed. I was always skeptical as I witnessed the slow progress of the home being built. None the less, I put faith into Pulte to resolve all the quality issues before we closed. With that said, we closed on our new home in August 2022. We were disaappointed that the quality issues were not fully addressed prior to closing, as we were continuosly assured. As of 10/05, as I provide this review, we are living in the house and are still having to put for effort to have Pulte resolve the quality issues in our jew home. It is quite disappointing to have a brand new home, with all new construction and upgrades that we selected along the way, just to witness the lack of quality that Pulte sold us on in the begining as being their top priority with their customers. Since we moved in, my wife and I have not been able to shower in our upgraded spa shower that we paid for. Not one shower! This is extremely frustarting and downright unacceptable. There remain multiple issues with our Spa Shower and Master Bathroom as a whole. Not to mention they other issues throughout the house that have yet to be addressed. The communication is lacking with addressing these issues and confusion seems to be an overwhelming sense amongst your Pulte team members and trades we have been dealing with. I have lost just about all faith and confidence in Pulte to provide us with good communication, a sense or urgency to address our concerns, or to even a quality product! Our experience began with excitement and joy, but has quickly deteriorated, which is unfortunate. Pulte employees need to have better communication with clients and management isn't the best.

Poor response from build manager. Lot of finishing issues and unanswered in walkthrough. Quality is not as promised.

This is mine third time buying a home and by far was the worst experience as far as quality of work

The one year process was very long due but I understood due to inflation. However we got our keys and the foremen guys Tracey and the trainer were pushing us to sign that they took care of things that weren't complete. Tracey brought me the wrong keys to my home, I did not feel comfortable I was scared ppl still had access to my home. I move in and since walk through I felt it was extremely hot downstairs but Tracey and the trainer said "oh it's fine blah blah blah" and turned out the day we move in I noticed the air was definitely not working downstairs. How do "experienced men" not know if an a/c is working on not when I know nothing about construction and know when something is obviously not working. They made me sign the documents with lots of half butt things done. Broken cabinets, disgusting tiles, broken vent fan in the bathroom, cracked ceiling, all my doors are all ruined due to these careless workers painting the doors and closing them now the paint is falling off and it made my doors look all ugly. It is embarrassing to show my home to friends and family with a bad job done. Now let's talk about the person we have to go to about reporting things, she is calling me crazy and making me feel like I am crazy when we waited a whole year for this home and above all We paid thousands of dollars for a home that is supposed to be"new". ... The sales team did their part and got me everything I wanted in the new home, but that’s where the positive experience ended. After closing expect little support, your loan to be sold, and for them to pull your credit again. My loan was transferred to M&T within two month and when Pulte no longer serviced my loan they pulled my credit again. When I asked them about it, they said it was for an audit and I gave them the authorization during closing. This was a lie. They could not provide proof of the document that authorized the pull and after three weeks, no one has an idea who or why it was pulled. My credit took a significant hit because of this and I’m furious because the credit bureau won’t lift it. ... More

Extremely disappointed in the quality of product and workmanship in my home. For the price I paid, the lack of care and concern by Pulte's subcontractors is very disturbing. I was told there are 2 walk-throughs completed by Pulte prior to my final walk-through. There was absolutely NO way this was done in my home. And if so, then I guess shoddy workmanship is acceptable within your corporation. There are issues that I addressed long before closing that were not addressed and still haven't been addressed. We were sold a walkout basement option on our home at the Cottages. We cannot walkout on our lot as it slopes on a 45 degree angle. A flat patio is not workable without a retaining wall. This $20k option was sold to us with no one reviewing the plot plan or explaining the lot grade issue. Why would a builder sell a walkout basement that you cannot walk out on to? The grading was completed one day prior to close, and we were expressed our outrage to the construction manager- We are in a holding pattern with the VP Tim to see if we can get some resolution to the issue. Other that this critical expensive issue, we have 30 items that remain on our punch list, one month after close. everything from the wrong front door, missing shelves in the linen closet, gouges in the bathtub from workmen's tools, vanity lights not centered over the sinks, sawdust in the kitchen cabinets, extra hose bib not located where we identified, patio light at eye level, soft close cabinet that does not soft close, cracked cement in front, dead plants one month after close....I cannot go through them all but you get the idea. General sloppiness on the side of the sales person, Corey - just dropped the ball on the options ordered, and paid for- while we wait for delivery and corrections. Construction manager Ryan is doing clean up on some issues where he can, but also manages 60 other projects. We appreciate the effort of the VP Tim in helping us and hearing our issues- but on a $600k house you would not expect such ineptitude....I dont know how we could be more flexible in taking substitute appliances and closing on a home with so many issues. There is absolutely " no white glove policy" with our experience. Not even a grey glove. If prices this high can be charged- the product delivered sure isn't equivalent. I would not close until all work is done The cleanliness leaves much to be desired. Floors have everything from glue to hardened masonry bits and stains that cannot be removed,

Pulte Homes does not do what they say they will. Sales Staff (Mark) is dishonest and not transparent about lot release dates, pricing or timelines. The Construction Staff (Robbie) deflects and places the blame on the sub-contractors. Which is silly considering Pulte Homes is ultimately responsible and pays the sub-contractors. They have not been responsive to the 12 month warranty items. Customer Care Team (Mariah) does not respond to service requests. If you have any other option choose them. You will not get what you pay for from Pulte Homes and their customer service is atrocious.

Poor quality of construction and builder doesn’t respond for reported issues.

Stay on top of your superintendent. They throw these houses up quickly and do NOT pay attention to quality. I had multiple walls that were not square and are still being fixed two months after we moved in. Once you sign and move in you are not a priority.

If all sales people at Pulte are anything like the one we had to deal with, we would have never signed the contract. Our sales person is only interested in getting that initial contract and then disappears blaming everyone else at Pulte for any delays/inconveniences that arise (even the ones he created).

Expected much more from Pulte, especially after our second home that was built by them. Quality of materials and build was really disappointing and even more so was the rush to try and complete major issues before closing. Were also promised that major items still pending would be finished within days after closing. Should have trusted my instinct because it is going on 2 months and still no resolutions and we have to be the one constantly pursuing the so called warranty manager to get answers and only to receive attitude and no control over any subs.

Our first newly built home where we hoped to be able to relax and retire has been a nightmare. We closed and moved in a little over a month ago and have had repairs done nearly every week for missing grout and caulk in the bathrooms, broken cabinet doors and door locks that don't work. Repairs can take hours for something that should take half the time. We are still waiting for a fix to be able to use a shower since there is an actual hole in tile. We also moved in to a broken oven (still waiting to find out if it was broken in transit or during install and we can't activate a warranty until that is answered). Quality of Final product is not good. They rushed the house and forgot to put time into details and finishes

Quality control is an issues as there was very little oversight of the contractors that did the work. We had to point out major issues that needed addressed that Pulte blatantly missed. On the positive side house designs where nice and the design team was helpful.

First the walls are so thin that you can hear any conversation from one room to the other with the doors closed. Second, the finishing touches are simply the worst. Third, a large amount of things have to be redone, it never ends. After living at the house for some time now things are still trying to be corrected.

I understand in this economic climate there's a lot of "hurry up and wait" with subcontractors. A week before close you look at the house and think certainly it won't be ready. They then rush to close because they have to meet their month-end quotas. Two days before close we do a walkthrough ("Build Quality Celebration") and point out a lot of cosmetic, attention to detail issues. You then don't get another opportunity to inspect the house. I close and it turns out a number of walk-through items weren't completed, such as a missing outlet cover, trash in the garage, trim separating from the wall and doors not flush. After a week of no response after requesting "Customer Service," the initial response is these should have been addressed at walk-through, anything post-close is a "maintenance issue" and "wait a year for the house to settle." In addition to missed walk-through items, almost immediately I start discovering stuff like a wall of outlets not working (wiring issue), two doors not flush and lifting off their hinges, and a bathroom drawer collapsed because the back of the track was never secured to the cabinet. I'm told those aren't structural. But minor things really make you start to question major things. They blame the subs, say they use the same subs as other builders, say this is common to all new homes...yet these are all things that would have been caught if their construction supervisor had come in after the subs and inspected the work. It makes you question what quality assurance processes are in place. The starting place never seems to be resolution but the knee-jerk reaction seems to consistently be to throw the contract legalese back at you...which is effort that would be better directed in addressing the issue.
