We were very happy overall with our home, but were a little annoyed that there was so much to ask for fixing in our first and second walkthroughs. This includes the kitchen sink being wrong. But after we moved in we were very disappointed with all the quality control issues. We found many problems, but by far the worst was they installed a window in our bathroom and then DRYWALLED OVER IT. We could t believe it and didn’t find the window until we took a towel rack off the wall and could literally see our neighbors house through the holes. Pulte homes are average. Lots of things they can update especially in the design center. In regards to the loan that was all good. Warranty is where it seems to be slow. I’ve been dealing with an issue since moving in and still no resolution. It’s inconvenient and now playing a waiting game.

Pulte does a great job on the sales portion of the home. Their mortgage side needs some help in the communication department. We requested a short closing ( approximately 30 days). The constructions managers who handle their walk through's and punch lists, are less than to be desired.(Promised to fix things and we were "given their word that these items would be taken care of" only to find out that the want to wash their hands of you as soon as you sign all of your documents. Great buying experience, ok financing, poor construction management and trade selections.

Our builder would often promise to get back to us and never would. Before closing, he stated that items on our punch list would be fixed. One issue was fixed very poorly and I’ve reached out the warranty rep many, many times to be addressed and it still has not been corrected. Another issue he stated was fixed very clearly never was. The quality of work overall is mid level.

Slow to make walkthrough punch-list and home warrantee repairs

Several items were identified in the new home walk through. Pulte never directly addressed some of them and never made the requested repairs. Buckling Hardy board siding that was installed incorrectly was screwed down tighter, rather than repaired with the recommended gaps for expansion. The dead turf in the lawn was never replaced or fixed. After closing in and move in, we continued to request repairs they had agreed to make. Some were addressed, others never were. We are not happy with how they respond to issues. We did not know trenches were going to be dug looks like the neighborhood is ready to go to war in some areas. Also they ran our HVAC though consecution and been over a month no response to anything, I am now going to have to get an attorney involved in the issue as they won't even get back to us. All 3 units need a pull and clean and one is not even working properly in the back. So all 4 units have issues. SO far a horrible experience as I thought we were just going to be a number for them. once the home is sold the charm goes away.

The materials and chosen vendors are sub standard. My inspection report came with a concrete issue which the build manager refused to fix and just got a letter from the vendor which is no good. The dry wall and sound proofing is so horrible.

Materials are not quality boards are warped outside and inside. Walls are not square as we are now doing work inside the home where it shows. As for warranty work I havent seen it yet with at least 3 emails

I would say for my first homebuying experience it was interesting. First and foremost I would like to thank Amanda because she went above and beyond to make things right and I’d also like to thank Kari in the design center because she also did the same even when it wasn’t in her scope of work. I recently had the displeasure of going with Pulte on my new home, and I must say, it was a nightmare from start to finish. The craftsmanship was subpar, with sloppy work evident in every corner. Once I moved in, I am dealing with a laundry list of issues, from crooked walls to leaky faucets. If you're considering building with Pulte, I highly recommend getting a thorough inspection from a third party before finalizing anything. Don't make the mistake I did of trusting their workmanship blindly.

This is our second Pulte build the first one was great. The second one left us least impressed between water issues and drywall splitting and the lack of care when finishing the home. We spent a lot of money to have a beautiful home and as we walk through the home everyday it just feels like everything was rushed and issues were overlooked.

This will be my last time buying or referring to buy a Pulte home. This is my third home and the most expensive one. Quality is down, mostly the finishes of the house. All the hardwood work in the house, door frames, ceileing molding, door finished is so bad that I will need to hire my own carpenter. I don’t see Pulte fixing all the issues

The finish work is pretty horrendous, even after the last two walk arounds. Dents, scratches, holes, cracks, paint drippings, mud drippings (not sanded yet painted over) in all the walls throughout the home, trim pieces damaged, sprinkler system damage, entry doors paint chipped, nails and debris left on roof, caulk grout cracking in bathrooms and window edges and kitchen, and more. Basically zero attention to detail. One can only hope that the rest of the work inside the walls during rough/plumbing/electrical was done by workers which take a lot more pride in the work they do.

The start was fantastic with Robb. I wish there was a little more time for the overall selection process of the structure of the home as that was very "rushed". wouldnt be so bad if you were allowed to submit a change order. Once the construction started the Project Manager didn't do a dang thing!! Brought up many issues and they were brushed aside. Once Chuck, his boss, got involved things started to actually be corrected. PULTE mortgage is a TRAIN WRECK. If you have any possible other option do that!! Pulte was a very desirable choice for us because we could customize a lot and the home choices had the space we need for our large family. We have had a number of issues including water pooling in our side yard and this is still going on after multiple attempts to get it resolved. The landscaping service is not keeping up with mowing grass and removing dead grass except for the model. Look around this neighborhood and you will see.

Overpriced and average quality of products - don't use PULTE MORTGAGE

Don't use Pulte Mortgage and read the contract before you sign. Once you submit your conditional approval you forfeit your right to get your earnest money back, lets say in the event a big life change occurred, such as losing your job. (didn't happen with me, but just want to make you aware). Separately, Pulte Mortgage will always give you a conditional approval regardless if you qualify or not, just to lock you in the contract, what happens at Final Approval doesn't matter to them since they will tell you last minute you don't qualify and bam you lost your money. Our Pulte home building experience.

Our experience is this. Structurally, the house is great. However, the quality of the trade's workmanship is poor. For example, painters and crown/floor molding. Pulte took no steps to protect our LVP flooring. Leaving marks on the floors throughout the house. Stains on the carpeting. The painters were notorious for over-spray. Over-spray on floors and porches. Several other items not mentioned here.

The buying experience was great. The builder, Ryan, kept us updated along the way and the mortgage team was very helpful. The overall layout and quality of workmanship has been great.
