The Pulte agent Rachael is always been helpful and very prompt on responding. The price is what you expected for the housing market around the area. Quality and workmanship is not what I expected for the value I paid for the house. There are still items on quality issues that still unaddress after moving here more than a month.

Pule builder did average. They missed things here and there. and also Pulte associates (new hires) will tell you that they tested everything in house multiple times and everything was in god shape , dont fall for that , that's the lie. few things i asked them to check and they just provided wrong information right on my face that this is standard and for all houses has the same thing. House was not complete at the time of closing , they just want to close rushing everything and keeping the things incomplete. The home buying experience was great. The quality is ok. Not the best but not bad either. In fact I am ok with all of the build. But when it comes to the responsiveness to the issue, yeah they don't respond very well. Specifically they try to push the issue to others. The whirlpool range that came with the home is tripping 5 to 8 times every day and they told the problem is with the appliance. When the repair guy checks the appliance he says the appliance is not installed correctly. Pulte still tries to push the issue to whirlpool. So pulte is not able to find me a fix till today. Throughout the purchase process, there were problems at every stage. Some highlights… *Sales* - did not review all the features available for structure (must select at contract) and we missed out on features we wanted and were told we could select at design. During the final walk thru we found problem with, cabinets, flooring, tile and roofing. Numerous work orders were put in but either trade people did not show up or they did not attempt to fix the problems. When you pay 1/2 million for a home we would expect quality workmanship. I believe builders are pressured to get homes built. Our Project Manager tried the best of his ability, but if the Contractors don’t Care then there is not a whole lot he can do on his own.

I closed on my Edgewater property on May 9. I am still waiting for the painters to paint the concrete wall that patch a hole in the garge and a baseboard in the kitchen and a slider to keep the guest bedroom closet door in place. I waited from 1-4 last Friday and one person came out and glued the house back on my house for the second time. The grab bars I was promised were never installed in my shower either. This process started out well, weekly calls with the builder as the house was being prepared. They were very open and up front about issues they were facing, and the sales and financing process went very smoothly. (We used Pulte Mortgage) The issues started around close and in hind-site, we should have spent a few extra weeks in the hotel and let them actually complete the home. We have cosmetic flaws, some more unsatisfactory small pea size pit and chipped wood exposed on exterior surfaces the of the cabinets; to minor blemishes, cracks in paint at joints or filled in cracks to conceal, but visible; to a huge crack in the bottom shelf of the wall cabinet likely caused by installation of the under cabinet lights. These have been reported on their Customer Service website, but have yet to be resolved. The buying process is what you would expect - when the builder and the lender needs information you need to turn it over immediately on their time table. When you have issues with your home they can take as long as they want to address it. We've identified some building issues since February 2022 and closed May 2022. Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. Since the beginning the relationship was based on the fact that they were going a favor selling this home to me. got the house delay 4month (interest rate went up from 3% to 4.8%) and the closing was a nightmare. If it wasn't because I had no home to stay I would not accept the house and not close.

After 6 months of waiting, which was fair and understandable due to supply chain issues, the final product had several issues upon move in. 1. AC was not working upon move in and we had stay at a hotel on our first night after driving from San Diego, CA. My family was exhausted from the cross country trip, only to come home to an oven. 2. Sale support is great. But quality of workmanship is questionable. Tile lippages are obvious in many place at family room. Paint left on hinges and door handles. Some repair requests are ignored and not fixed. Wall oven and microwave oven touch screen is broken. One shower drainage is clogged. Bottom coroners of counter top look old and need touchup.

We want to give this a higher rating but we just can't. Pulte tries hard to provide a quality home, and their floorplans are excellent, but the contractors just did such a poor job, which ruins the potential. Paint contractors had to come back out on MULTIPLE occasions and the quality of paint still to this day is amateur at best. The contractors installing trim did a bad job and still to this day there are peices of broken trim that was just painted over and never replaced. Our sales rep Danny was great. Our framing and drywall inspections were fine. There was zero quality control after drywall was installed. Closing day was hectic with multiple major repairs being made. The “celebration” was a joke. It was spent identifying large and small issues around the house. Many have been resolved, but most are still pending. Damaged entry doors, broken flooring, scratched tubs and more touch up. We love the layout of the home and our lot.

So we love the floor plan and location of our new build. Unfortunately once you close, responsiveness to issues and follow-up drops off. I understand the supply chain problems and global events out of the builders control, but that does not excuse lack of a response to issues(even just to schedule something) once you sign the closing papers. I have moved in to my new house on April 13 2022. Over all experience with team is satisfactory. Few callouts/areas for improvement are 1. Landscaping team did not do acceptable work at my house (Grass & plants are not maintained well). I have raised tickets to Pulte team regarding my issue.
