This was the worst experience I have gone through in my life. The quality of build has been bad from the beginning. We have gone through 5 different field managers, each one messing everything up along the way. We closed in March 2021 and still have a list of items that are needed to be complete 2 months later with NO communication as to when they would be done. These are things that were supposed to be done the week of closing. Check the quality of everything, do not let them make you close till everything is done. We have drywall that is not finished, nails and screws sticking out of our stairs, bad carpet, flooding issues on our ground floor, countertops that have been damaged from installation, drywall patches all over the house from them forgetting to put low voltage electrical in that are now showing because of bad repairs, just overall horrible craftsmanship. It is embarrassing that neighbors that I have never met know about all the issues wrong in my house before I ever even have met them. Our first floor has water coming out of the electrical panel for 4 weeks and still no answer as to how they will fix it. There is a lack of professionalism with the builders in our neighborhood, and a lack of responsibility to fix their mistakes. I would not recommend anyone build a home with this company unless you have the time and energy to project manage the build yourself. ... More

The entire team from Pulte have been excellent. From the sales team, design center, Pulte Mortgage and the construction project manager all were awesome to work with and was there for any questions we had

Pulte made the process all around a great & easy experience, would recommend Pulte to friends & family you can’t go wrong.

I would never recommend this builder based on quality of work and I would never suggest using their finance group.

Every step of the way we were surprised on how well thought out the buying, building and closing process was. The quality of the house is amazing and the warranties given were impressing. This was our first house bought and build and it will probably be the last, because the house turned out incredible.

Pulte itself is fine to deal with. The requirement that incentives require the use of pulte mortgage has resulted in an inept mortgage organization.

Purchasing a Pulte home has been a huge mistake. Pulte sold us a home that was not completed and a week after moving in the first floor flooded, not just once but twice. Pulte has no concept of customer service, unless their strategy is to ignore your concerns until you give up trying to get their assistance. All the issues we brought up prior to closing during the final walk through were completely disregarded and a month after closing have still gone unaddressed. What a huge disappointment!!

The only negative of the experience with Pulte was Pulte Mortgage. As bad as the approval and communication was with them, they immediately sold the loan to LoanCare LLC, which as an atrocious reputation. Pulse Mortgage must have known this, including consumer class action lawsuits against LoanCare They sold our loan to them anyway. Awful.

Both the sales agent and the construction supervisor helped me through many questions, changes and issue resolution. Our experience with the design coordinator was not good. She made several errors during construction (specifying wrong items) that had to be fixed before final. She never told us that in a $1.1 million home (one of your "top" models) that we were not getting quality items that any home costing half this would have. For example: cabinet shelves that were not full length. Instead we got the useless 1/3 length shelves, and shower controllers that do NOT control the volume of water only the temperature (we have never heard of this even in cheap homes), and no outlets where needed like next to a ladies vanity (which WAS shown on the generic electrical drawing). She was in such a rush to get us through in under 2 hours we had no chance to figure things out, nor did she attempt to explain these "shortcomings". So now we have to spend our own money to get shelves, new shower controllers if we can, and outlets. These minor little items are not where Pulte should be saving a few nickels. ... More

Everything, everyone is very nice.

My experience was great! Home is top quality! The people that helped me from the very beginning to the end were phenomenal!

Do not assume that everything that is installed is done correctly. Make sure that you inspect everything before you close and have all the information that you need, Some things that you find were done incorrectly after closing, you may have to fix yourself. We found some damaged wall tiles, missing tiles, outdoor paint chipped, ceiling speakers not connected, extra electrical switches that arent connect, after we moved in and were left with resolving the issues.

We were impressed with the design and spec of the house and decided to go with Pulte vs. other builders during the pandemic. Once we sat down, we recognized several red flags but went ahead because we needed a place. The first one was the premium for the lot. We asked for an estimate of a property next door and the price difference was outrageous. It wasn't a few hundreds but a more than ten thousand with less options than our current lot. Then, they wanted to charge us for LED lights that we later found out it was standard. Then they reduce the points for the Realtor once they found that we actually have a Realtor. Then there a whole spectacle with the loan processing. We ended up having to use outside loan which then made us lose out on the low 2% interest rate. Now that we are in the house, we start noticing quality of construction isn't up to par to the "talk". Looking back, we would have backed out if we weren't so desperate for a place. ... More

Pulte did a horrible job with the drywall in multiple places. It looks like the home is 20 years old instead of a new build. Pulte damaged my floors and I had to argue for over a week to get them replaced. After temporarily moving out while they fixed the floors, I returned to find glue all over the floor and the floor had bulked up in the kitchen. It was also not level in other places. It’s been 3 weeks and they have still not come back to repair the floor. The steps were also damaged by Pulte and they still haven’t repaired those either. The list goes on and on. Home is Beautiful, Builder very attentive, Financing in Dallas Office wonderful helpful and attentive BUT, home financing office in Colorado never picked up their phones, took an act of Congress to get a response via email or phone! We started our Journey in July 2020 and didn’t close till March 2021! Our credit scores were 600’s-700’s, so experience may be different if you have 700 & Above.

Overall we had a great experience! Working with Alex Fowlow and Mike Russell was a great experience. Mike did a great job building the house and Alex was attentive to us through the entire process and even post closing! Outstanding! We are very happy with our home!

in the process of negotiating an interest rate on our mortgage, we were specifically told that Pulte would match any rate offered by any other lender. i received a very slightly lower rate from George Mason but Pulte WOULD NOT match it. they violated my trust in them.

Jimmy and Shane were AMAZING! If it was not for them I wouldn’t have anything nice to say. Kelly was my original sales person, the few questions I did have for her which are basic questions i.e. what grade does elementary school go up to, what is the average home bill etc... she had no idea. I originally added a backsplash in my kitchen, she quoted me the wrong price but did honer the price she messed up on. She then emails me a month or so after letting me know that with my countertops not being granite there will be a part that goes up and showed me how it would look. I did not like the way that looked she told me she would see what she could do about upgrading my countertops since again she misinformed me. After several emails asking what the status was on that I found out I had a new sales person. I asked Shawna several times as well what was going on, Shawna told me there was nothing she can do the order had been placed “ but don’t worry once you move in and get settled you can pull that out and replace it and then it will look nice” ( not what I want to hear while I’m building a new home) luckily Shane was able to get that resolved for me and I was refunded my money. Shane was amazing, he was super helpful gave great advice and guided me in the right direction for everything I needed like blinds etc..... Shane was able to answer all the questions Kelly didn’t know and even though I had already bought the house he sold me on this neighborhood. I cannot say enough good things about Jimmy. He is such a lifesaver. He followed up with me every week and kept me in the loop. This is my first home and first time living alone. He went into detail about everything, from the maintenance I need to do on my house once a year, telling me to put locks on the meter on the side of my house, what to use and what not to use on my microwave, stove, dishwasher etc.... I’m so thankful I had Jimmy during this experience, he truly cares and it shows. He called me the morning before I closed to let me know what he was in my house doing a final check before it became my home, and I should be proud of myself being a single mom and being able to do this. Jimmy assured me just because I have closed on my house if I ever need anything to let him know. To this day I still text him and ask him random questions and he is happy to help. It’s nice not feeling like I am just a paycheck to him but he truly has mine and my son‘s best interest. So again if it was not for Jimmy and Shane I wouldn’t have many nice things to say. ... More

From the mortgage to still trying to get multiple poor quality and craftsmanship issues fixed, it’s been a nightmare. House should have never passed inspection with all the issues. The original “foreman” left to take another position so I guess he didn’t care. The new boss Don has inherited his problems and is trying his best. If this was custom built with conventional construction loans, they would never get the 20% hold “punch list” payment. No wonder Pulte does business this way.

Pulte has fantastic people working for them. Every question we asked was answered promptly, and thoroughly and we had a great experience throughout the entire building process. We are so happy in our new home and so glad that we bought from Pulte!

This is the worst quality of the house that I have ever bought. There have been issues all over the house. For the first day we moved in (Friday), I used the master bath shower and turned on the water handle, the handle got popped out and strong water stream almost killed me. We have to turn off the main water control and could not live in the house over the weekend due to no water. Until next Monday, the plumber came to fix the problem. The reason for causing this issue was your plumber forgot to put in the pin to lock the water handle. What a big joke it is. Then many other issues came up for the garage door, wall, floors, sidings....For example the sidings have had one piece damaged, and one piece dropped, and trims rippled, I have reported for 3 weeks, nothing has happened. The siding guys never fixed the problems. We are very upset for the whole house. I don't know what could happen next. ... More
