Overpriced and not ready at closing

The home buying experience was fine but the craftsmanship and quality are not there. This home is cheaply built and was not even fully finished at the tim of closing. It has been almost 2 months since we closed and some issues are still not resolved.

We love the design and structure of our house. Unfortunately, the finish quality leaves a lot to be desired. Pulte pushed us to close, but when we moved in the house was not complete, and there were many issues. We initially had a list of 20 items that had to be either completed or fixed. Stupid things that should have been caught, like the hole in the ceiling above the front door where a light should be, another huge opening in the garage ceiling because they did not give us an attic access cover, no power to the dishwasher, no water line to the fridge, a crooked window that won't open ...

Drywall and trim finishing

There are many high spot on wall and the ceilings where drywall was not finished for a high quality home. Trim finishing was poorly completed and caulking was used to hide some of the poor craftsmanship completed. A report was generated on 6/5/23 and I have not spoken to a Customer Care Manager as of 6/29/23. Wall and ceiling imperfection was noted on the walk through prior to closing.

The process went smoothly until 2 weeks before closing. Then the wheels fell off. Construction, Title and Mortgage are not tightly aligned. Many issues arose relating to the backend processes we assumed were handled, but were not. Issue with an added soft water loop not properly detailed on the plans. Appears to be a major HVAC design issue/flaw that will need to be addressed. Communication during the transition to ownership wasn't what it should be. Felt like once they had our money, we were no longer a priority. HOA issues, location issues, USPS issues. Lots of details missed. ...

Never close on your new home until everything is completed. That includes your outside work. Sidewalks, driveways, landscaping and lawn. I was told before I closed on my new home in February that when the weather breaks they would do my sidewalk, driveway, landscaping and lawn would be completed. That is a lie! There are new houses built right now and they are getting their sidewalks and driveway done now. Here we sit with no sidewalks or driveways (just dirt and rocks). Pulte - Poor Follow Up Service After Close

If you are closing on a Pulte Home, try to ensure all major items are fixed prior to signing. Reported items afterward do not get addressed and you are ignored. It's just rude and disrespectful, this is a very common conversation with other homeowners in the neighborhood. They may have a 30% profit margin for their shareholders, but it comes at the expense of their customers.

We reposted a lot of things on our last inspection that was not fixed. The AC was not working, and the AC company mentioned they had a ticket for that before closing, and was never fixed, so they knew about it. It was not a great experience at all

I understand it's common that new homes have issues. Although I think the builder should try to fix those issues in timely manner. We had problems with leaking gas that took 3 weeks to solve despite the gas being dangerous both for our health and may explode. The communication with the warranty team is terrible and they don't bother to respond to emails. I see a big problem with the warranty team. Buying process was a hassle - closing date was moved several times without anyone contacting us, buyers. Ordered inspection, it discovered lots of issues with build. Nobody took it seriously although report was shared with builder. Construction manager couldn’t care less. Had to order 2nd and 3rd follow up inspections. We started building our house at the peak of housing market. The delivery was as scheduled, and we were lucky to have a good deal on mortgage rates (despite the increase). However, the build quality is poor and we have a long list of items to be fixed. I understand the delays due to supply chain issues, but there's no excuse for the lack of quality. The material used to build the house seems of not very high quality. I didn’t like the drywall thickness, power outlets and sturdiness. I can easily hear upstair and vibration from washer and dryer. Room door is cheap quality. I like the carpet used only.

We had a rocky path with Pulte. They use good products and build a good home, but we have never seen such poor customer service especially with the amount of money we spent for our home. The cabinets have still not been finished and have many issues that have not been fixed after being in the house for two months. We have asked for a handful of punch list items to be completed and maybe half have been done. Now I can’t even get a hold of our construction manager. Our experience started strong with the sales and design center. It fell apart when the construction department took over for the actual work. We now understand why people pay more for “custom” built homes and if we build again that’s what we’d do. We’ve compared them to ours and their better quality and finish is undeniable. The house cost me almost half a million dollar however the quality of material and the job was very poor. The house was incomplete at the time of closing. From chipped tiles, incomplete flooring, bent and missing window screens, to poorly made cabinets, dirty work on the front yard and so many other things. Quality of product very poor. Sadly with a spec home you don’t get a choice of products. The products used in the home are amongst the most cheaply produced (i.e kitchen cabinets, plumbing fixtures, light fixtures etc.)
