There are many issues due to poor workmanship and also have had a very poor response to have them rectified. Been in the home over a month snd the issues and findings just keep on coming. Very disappointed!

Quality of the materials used are not good as well workmanship.

The quality of drywall, carpentry and attention to detail are not good. Also, after my walk through numerous items were supposed to be completed. A month and a half later I’m still waiting. Not enough management to oversee contractors. Electric was only service that was great. Disappointing once they have your money.

The whole building process started good, but it took Pulte 8 extra months to complete the project resulting me extra 16k out of pocket (interest rate, month to month lease). Our builder Josh, and Stephanie was unresponsive most of the time. They simply did not care. Also, who pays for 450k but get a thermostat that is not even wifi capable?

Poor quality and service

I closed on my Edgewater property on May 9. I am still waiting for the painters to paint the concrete wall that patch a hole in the garge and a baseboard in the kitchen and a slider to keep the guest bedroom closet door in place. I waited from 1-4 last Friday and one person came out and glued the house back on my house for the second time. The grab bars I was promised were never installed in my shower either. I am 81 years old. i have to go over to my daughters house to shower. This is ridiculous and unacceptable!!! My project manager has not contacted me either like the warranty dept. promised. ... More

Our sales rep Danny was great. Our framing and drywall inspections were fine. There was zero quality control after drywall was installed. Closing day was hectic with multiple major repairs being made. The “celebration” was a joke. It was spent identifying large and small issues around the house. Many have been resolved, but most are still pending. Damaged entry doors, broken flooring, scratched tubs and more touch up. We love the layout of the home and our lot.

Pulte title company was horrific at communications. Omar Wes and Maria kept me sane through this process and they were the only reason I continued to move forward with pulte. A lot of the issues I had were with the trades and the poor workman ship. I’m now in my home and see so many flaws. Whenever i reach out to Pulte warranty, they have an excuse for everything, which is unacceptable in a house that cost so much. My lights dim and flicker and their own electrician told me that my house was underpowered. My carpet is torn, baseboard missing paint, tons of drywall seems can be seen through paint, and an excessive amount of bulkiness in my carpet. ... More

Throughout our construction process we had many questions around Pultes set and missed timelines. During that process we were made to feel like we were in the wrong with unacceptable responses, if we even got one at all. Would not go through this process with Pulte again.

The sales and build process was outstanding. However the process to get construction issues corrected after close has been terrible. Our Customer Care Manager is more interested in making excuses or finding reasons why they should not address the problem than fixing what are overall minor problems.

Once you close on the property, I can't seem to have any luck getting hold of anyone for service request.

We decided to buy our first home with Pulte because we had heard really good things. But the experience has not been good. First there were hardly any flexibility on choosing different options. There was only 1 model home but pulte was offering 5 different designs. They did not had good digital experience to help make decisions. Very rigid timelines and no much flexibility on making changes. They were adamant on closing because they wanted to meet there timeliness so gave the house with so many open issues and now to resolve them I have to plead to get the attention. The standard answer is by end of spring which can be in June. But the same things are already been taken care of new houses that are been built. So it gives the impression that once they got the money, we are not priority anymore. Finally the quality of construction is below par. I am coming from old rental apartmebt and J could see they having better construction. The way the things are now going I am sure all the good will and brand value will soon be lost. Our sales rep at the beginning of the process of buying our home was fantastic. He was proactive in his communication, regularly checking in to provide updates about the progress of our home purchase and build. Our construction manager was responsive in a timely manner to our requests for updates. We understood the lack of proactive communication, because he expressed that he was extremely busy because he was the only Spanish-speaking employee in the area so had many Spanish-speaking clients he had to liaise with. Still, he was able to provide a timely response to any questions we had. As we approached closing, our contact with Pulte began to go downhill. We had several issues pop up at the last minute regarding the workmanship and quality of finishes in the home. It has been more than two months since closing and some of the pre-closing repair requests have not been addressed. The responses from the warranty department are not made in a timely manner. We have purchased other new construction homes in the past and have received much more prompt, professional service from those builders. Overall the house is beautiful but it was not delivered in the condition we contracted for. Closed on my home in March. Multiple issues with workmanship and missing items. Everyone says they are going to rectify the problem, but all I get is multiple lies and put off. My advice is not to close on the home until everything is satisfactory. They say they will come back to fix the problem but never do.

When you bring up issues right after closing such as cracked tile, door has hole in it, which takes over 2 weeks to be painted so far and not installed, a month out at this point to get stucco hole fixed, if they show up! Just horrible on issues and they just do not care after you are handed the keys. No communication with you, if there is no one is on the same page.

Although PGP Title is separate from Pulte Homes, the experience with them started the home buying experience on a bad note. The individuals we dealt with were incredibly unprofessional and borderline rude. The folks we dealt with at Pulte Homes were nice for the most part but also unresponsive at times. The quality overall has been a bit of a disappointment. There were numerous things left undone at close that we are still trying to get taken care of through their warranty team. It's exhausting having service people in and out; often times showing up unannounced. This is our first home that we built, so maybe some of the items on the punch list are normal but a lot of it appears to be just subpar and rushed workmanship. ... More

We are two months in, and still have no working master bathroom. The plumbing is leaking through the downstairs ceiling and Pulte advised us to not use the bathroom until they can come out later in the month. I think that says all. The slightly longer version is that we bought the home in a great area, which represents about 50% of the value of my house. It's just sad to see how cheaply Pulte has finished everything. Our "upgraded" kitchen cabinets look good, but are particle board worthy of a low-income-housing project. The stains in our carpet that would be replaced, are yet to be addressed. The electrical issues caused by the master bath room leak have likely burned out our front door bell. The house was delivered with a missing garage door opener (which was then explained for the first time to be an "upgrade"). Still, none of these issues are unfixable, so I'm sure 12 months from now I'm fine with it, but with minimal extra effort from the builder, this place could have been so much nicer. ... More

Poor responsiveness. Failed commitments after closing.

There are dozens of fit, finish and trim issues. We have been so patient and understanding with our reps, its not their fault, and I am sure they are overwhelmed. But for a $600k house, the workmanship is really terrible. Nothing big (so far) but paint, trim, etc. Oh, and the installers drilled through a main waste line putting in shelves. The finish work was rushed and not good at all. There were so many corners cut that the house looks terrible. We marked all of the issues in the walk through, but roughly only 25% of the issues marked got fixed. The cleaning was also the worst cleaning I have seen. We spent roughly 20 hours cleaning up after we moved in. They said that the cleaning company can not use chemicals which I understand but there were so many areas that were not even touched. The overall house seems to be structurally sound but with the cheap finishes and terrible finish work, the house is severely overpriced even in the market we are in currently. Nothing special, just some basic build quality.

This is the 3rd new home we built, and this was by far the worst experience out of the 3. It has been poor communication from the very start. We moved into the house 3 months ago and we are still waiting for items to be completed. We were forced to close and move in before the house was completed. Workers are STILL not showing up for the scheduled appointments for them to complete the unfinished work. It has been infuriating for me having to take days off at my work (MULTIPLE DAYS), and wait for these workers to not even show up. We even asked if we could just complete things ourselves because I cannot continue to keep taking days off at my work. We were told no we cannot do the work because it would not be covered under their warranty. Move in date was Friday, December 17th. Robert tried to change it to the following Tuesday due to needing a little more time to get things done. We told we couldn’t because we had things being delivered and already took time off from work. We told him we would not move in until 4pm that Friday. When we showed up the painters were still there and the house was really dirty. He told us the cleaners would be here in the next hour. We knew there would be some outstanding items. Not a problem. He told us the painters would be back Monday to finish. They never showed up. He would consistently over commit and never deliver. Told us the painters were coming two other times and never showed. No call or follow up from him. He told us multiple times he was going to send us the outstanding items and when they would be completed, never did. On January 26th I texted him that we would be taking the Pulte survey by 2/5 and he texted me back saying he would have no problem completing the items by then. So many times we texted him and called him and no response. We were very patient, but can no longer wait without anything being completed, since we are now going on almost two months of waiting. Everyone is polite to deal with but unwilling to address obvious issues. It has been a very frustrating experience, the workers are still here, it shouldn’t be this hard. Especially because all of these issues should have been identified through a quality review and resolved before we moved in.

The sales team is great and the financing team is great!! The builders/contractors lack in quality work and getting back to you on issues. If I had known this, I would not ever considered Pulte as my builder. I will never refer anyone to Pulte as the worksmanship is absolutely horrible.
