Once you close on the property, I can't seem to have any luck getting hold of anyone for service request.

We love our home and our happy we purchased. But the service we have received after we closed, has been absolutely awful. Our house was not cleaned prior to moving in, our yard was a complete mess with garbage from construction and we were promised by Andreas it would be cleaned up. Nobody ever came to clean it up and they just came out with bulldozers and covered it all with dirt. So now we have tons of nails, metal, tubes of caulk, aluminum cans, and other garbage buried in our yard. Our construction manager, Andreas, stopped communicating with us regarding final work that needs to be completed. He hasn’t returned a single email or phone call from anyone in the neighborhood. Overall construction was good. But we spent a ton of money on upgrades which included flooring, tile work, cabinets and counters. There wasn't much attention to deal at all. Most tiles in the master shower are wonky, and don't line up. The caulk job was amateur at best. Just sloppy. The floor they installed throughout the first floor has several spots where the planks aren't supported and the seams separate from one another. They installed a floor vent in front of my sliding rear door. They have a light switch literally wedged in a corner upstairs...which looks really stupid. The paint on the baseboards throughout the entire home and the door casing has runs, sags and major orange peel everywhere. They shot nails through the sides of my cabinets when they installed the trim on the sides. None of the cabinet drawers in the kitchen operate smoothly, it seems like there's something dragging. The windows they use are not good at all. Several are very hard to open and the are very drafty. And the screens fit really loose which allows bugs to get in no problem. It is basically very obvious the house was built with the emphasis on time and getting it done fast and not the overall quality. The house was over 500k. It looks like a slapped together flip, and not new construction. Don't spend on upgrades, they will never look as good as the model. ... More

Overall, it is an ok experience. However, there are situations that are frustrating. they kept pushing the closing date further, which isn't great for the buyer. The worst part of the entire house is the paint job, you touch the wall, the paint goes away. List of items were identified to fix, but no one showed up for a month. Other than that, the community and town is great.

We decided to buy our first home with Pulte because we had heard really good things. But the experience has not been good. First there were hardly any flexibility on choosing different options. There was only 1 model home but pulte was offering 5 different designs. They did not had good digital experience to help make decisions. Very rigid timelines and no much flexibility on making changes. They were adamant on closing because they wanted to meet there timeliness so gave the house with so many open issues and now to resolve them I have to plead to get the attention. The standard answer is by end of spring which can be in June. But the same things are already been taken care of new houses that are been built. So it gives the impression that once they got the money, we are not priority anymore. Finally the quality of construction is below par. I am coming from old rental apartmebt and J could see they having better construction. The way the things are now going I am sure all the good will and brand value will soon be lost. With supply issues and everything going on in the world, made our home buying experience difficult. We were initially quoted a 6-8 month time frame to build home but lasted over a year. We felt the last month of the home building process was rushed. Our final walkthrough we were missing flooring in 70% of the home. We were missing mirrors, medicine cabinets, and due to design center error wrong backsplash installed. Pulte construction is doing what they can. The contractors is what they are having issues with. They have also been slow to fix things since we moved in.

Our sales rep at the beginning of the process of buying our home was fantastic. He was proactive in his communication, regularly checking in to provide updates about the progress of our home purchase and build. Our construction manager was responsive in a timely manner to our requests for updates. We understood the lack of proactive communication, because he expressed that he was extremely busy because he was the only Spanish-speaking employee in the area so had many Spanish-speaking clients he had to liaise with. Still, he was able to provide a timely response to any questions we had. As we approached closing, our contact with Pulte began to go downhill. We had several issues pop up at the last minute regarding the workmanship and quality of finishes in the home. It has been more than two months since closing and some of the pre-closing repair requests have not been addressed. The responses from the warranty department are not made in a timely manner. We have purchased other new construction homes in the past and have received much more prompt, professional service from those builders. Overall the house is beautiful but it was not delivered in the condition we contracted for. We are very disappointed with the level of service and would therefore not recommend building with Pulte. ... More

Not actually very good exoerience.

Buying process was very good and the sales office responsinve and fantastic to work with. Construction manager is a very diffferent story, with a clear lack of communication throughout the process. Closing on the house without everything completewas a big mistake. Everything pending takes at least 4 calls/emails to get a response, with construction passing the problem to warranty. Some problems persist and hoping the warranty will address these.

Closed on my home in March. Multiple issues with workmanship and missing items. Everyone says they are going to rectify the problem, but all I get is multiple lies and put off. My advice is not to close on the home until everything is satisfactory. They say they will come back to fix the problem but never do.

We are thankful that our sales consultant, Yvo, was so incredible. He was the best part of our home building experience - very professional, a great communicator, and did everything possible to make sure we were satisfied. 5 stars for Yvo. Unfortunately, our construction manager was the complete opposite. He was not only unprofessional, but went so far as to write up a nasty email towards us future homeowners in regards to concerns we had about the house. I will refrain from going into detail. Aside from that, the amount of issues with the home was overwhelming throughout. It’s a shame that a lot of these have become our issues post-closing because they were not addressed at the time they should have been when the home was under construction. For example, a big issue we had in the kitchen. A raccoon snuck into what should have been our locked house (all windows had been installed, but a sliding door was left open) and the animal urinated & defecated all over and between several cabinets and inside of drawers seeing it was the day before countertop installation. We saw and addressed this immediately. For weeks, nothing was done until right before we closed where only two drawers were replaced. After closing, the smell of the feces and urine was still very strong in the kitchen because it had soaked into the cabinets. We have children and pets - this is extremely unsanitary and not to mention a health hazard for everybody. I cannot stress how disappointed I am that this happened at all, as well as the fact that it did not get resolved until a month and a half after we closed on the house. Thankfully, Rob and Jimmy in the customer service/warranty department have gone above and beyond to make sure things were right in our kitchen. For all of our other warranty needs, Rob has been extremely helpful and has gone the extra mile to get everything taken care of in a timely manner. We could not be happier in this respect! I also must add that although we had a terrible build experience overall because of our construction manager, Ed, after reaching out to the construction supervisor, Nemo, we were much happier and things finally started to move along again once he became involved. He was a pleasure to work with. This was not our first time building a home, but it was our first time choosing Pulte. We understand the lack of supplies & manpower in recent times, but what we went through was completely unrelated to those things. ... More

Overall the materials used seem cheap. 1. Sinks do not have anything to close and open the drain, have to push it with hands 2. Bathtub tap doesnt have anything to control water flow, either its full flow or no flow 3. Shower head seem cheap build 4. Toilet seats are cheap built 5. Kitchen stove and dishwasher both are not functional, stove takes longest time to heat, dishwasher dry cycle doesn't work 6. Trim paint job was done poor quality 7. Kitchen island workmanship is poor quality, its not straight but off, I wish i could upload pictures 8. Pulte homes are known for their built and quality. Although I can say I am happy with my new home, the same cannot be said for the buying and building experience. The communication from the site manager, the loan office as well as the sales agent was lackluster. Every little update required communication from the customers part and never was anything communicated by the initiative of these company employees. Overall I’m happy with my home, however if you must buy a pulte home keep into consideration it might not be a wholesome experience.

It is VERY obvious that Pulte did not appropriately oversee the workers who built my home. So many massive issues in all of the finish trades. I wanted to move into my home with peace of mind and now I’m stuck in an endless cycle of fighting with tradesmen over their terrible craftsmanship. Absolutely horrible. I used the think Pulte stood for build quality. I no longer have this association with their name.

The house looks great from the outside. As for the inside of the house, we labeled several areas that needed to be retouched during the final walkthrough and inspection phase, and they were improved mostly. However, we somehow managed to find more problems immediately after we moved in, which include sloppy paint jobs (marks, dent, dried out dripping lumps) on baseboard throughout the house, an open hole between one of the banisters and the bottom of the stairwell, missing parts of the stove leading to a wobbly stovetop, missing rubber bumps in almost all the kitchen cabinet, and cracks below the kitchen island. When we addressed these issues, some of them were fixed, some not. It is like buying a brand-new car with scratches and marks all over the place. It's not a pleasant feeling. When you bring up issues right after closing such as cracked tile, door has hole in it, which takes over 2 weeks to be painted so far and not installed, a month out at this point to get stucco hole fixed, if they show up! Just horrible on issues and they just do not care after you are handed the keys. No communication with you, if there is no one is on the same page.

It was a struggle but we are in. It took over a year from the time we signed. Our closing was changed at least 5 times and most of it we wouldn't find out until the day prior so we missed quite a bit of work for these closings that didn't happen. We still have issues on things being finished so hopefully we get those fixed sooner rather than later. We moved in a month ago and we've had a couple issued addressed but be prepared to find things you didn't know about until after you've lived in the house for a bit.

Although PGP Title is separate from Pulte Homes, the experience with them started the home buying experience on a bad note. The individuals we dealt with were incredibly unprofessional and borderline rude. The folks we dealt with at Pulte Homes were nice for the most part but also unresponsive at times. The quality overall has been a bit of a disappointment. There were numerous things left undone at close that we are still trying to get taken care of through their warranty team. It's exhausting having service people in and out; often times showing up unannounced. This is our first home that we built, so maybe some of the items on the punch list are normal but a lot of it appears to be just subpar and rushed workmanship. ... More

Not only did the delays total four months to move in (7 month window to 11 months), but we’re still waiting on an oven, utility sink, cabinets, etc. Pulte clearly over building while rates are down and not concerned about you once you’ve paid your down payment.

I purchased my home remotely and visited for the scheduled inspections. In between visits updates from the crew were few and far between. Many times I had to reach out multiple times before receiving a response. Now that I live on the property, the warranty service is even worse. I have had issues with my condo since closing day that have still yet to be resolved two months later. The team doesn't believe me when I report issues and doesn't schedule the teams to fix it until they stop by which can sometimes take weeks. I appreciated the step by step process by construction and leading up to closing, but then once I closed it was all different. My dishwasher was installed wrong and caused major water damage. This resulted in my hardwoods being removed and replaced during my first week (the very next day I closed). I couldn’t properly move in and access my kitchen for days. There were many issues with how the home was completed with an overall “sloppy” completion. Even when workers were sent back out they did not fix it properly and had to come out again and again. I still have unresolved issues. I have to keep asking and follow up on unfinished work and do not feel that I got what I paid for when I closed. The communication is weak and quality of the finished product is disappointing. As a first time homeowner, I walked into a mess and was completely unhappy my first week when it should have been a happy first week. Now a month into my first home, I’m still trying to get concerns addressed and my home finished. For example, I paid for screens on my siding doors and they never were installed. That’s a month without them while they were paid for and I had to point this out to Pulte myself. Sprinklers were not installed correctly and in the wrong position and I’m still waiting on this repair and cannot use them until they are fixed. Scratches and stain on my kitchen counters. Bath tub dented and scratched. The list continues. Pulte keeps telling me to wait or that they are working on it, but I lost trust in the process. I have to be the consistent reminder and stay on top of every detail. Overall, I am having to take time out of my work schedule to schedule repairs that should have been addressed during inspections. For the price we paid the workmanship is lacking, drywall cracking, poorly painted edges, and already a laundry list of items we need addressed.

House was not ready to close but we closed anyway. More than 40 follow-ups. 29 left 8weeks past close.
