Great salesman and sales experience. Not so great response on issues.

Home is well-built, fairly priced and the client experience has been great. Pulte is a well-oiled machine offering beautiful homes, great financing incentives and great service.

There is no consistency in the quality of workmanship in the contractors that are hired in each of the homes built.

Buying a Pulte home is a process that does not end at closing.

Dont use there closing people

Overall the house is decent but for the price they charge, the quality is just not there. Numerous issues that builder tried to explain away. Also, builders response time is horrible still waiting on items to be fixed from two months ago.

Pulte Homeservices are great, I mean the quality of the home are excellent and if you are lucky enough you will be working with Joe, he is the best part of the whole entire house experience. He was there when we need him and answered any questions about any concerns that we might have, he really made our experience easier and worthy!!! If I had to build another home I wish that we had the same luck of working with someone like him, someone that makes every effort to make sure that we were satisfied and happy!!! Thanks Joe!!!

Nick is the project manager. He is amazing. The experience has been great despite come construction challenges. Those challenges are made up by open conversations and honesty.

Overall positive experience and responsive personnel from start to finish.

Siding and window boards falling off outside, cracks and tape coming off walls, left over gobs of plaster on stair lights, cracks on stair moldings, appliences all off balance, broken or bent, window moldings out of place, cheap caulking shrinking and cracking, shelf pins missing on cabinet shelves, no sink sprayer or stopper/strainer, gaps in kitchen floor, dirt and rocks all over parking lot, missing weather seal on entrance door, gutter water guides flying all over the place, landscaping full of weeds and unmaintained and I'm sure there is more I can't think of right now.

Closing was slow process, everything else has been great

So many thing wrong with the house that still need to be fixed. Original it was the cut line of the toilet drain that forced the ceiling wall and floors to be replaced twice. Front porch with foot prints in the cement. A driveway that won’t be done until summer and yard to follow after that. Broken dates as to fixing these issues. Poor communication as to resolving these issues

Don’t fall prey their pre closing experience. They literally don’t care once closing is over. We closed the house without the driveway and landscaping and it’s been more 2 months and we still don’t have driveway and landscaping . I have sent multiple emails to PM but all I heard is an excuse that it’s delay due to weather conditions. They did driveway and landscaping for all the new house closed after us and pouring basement concrete for the new construction which is far from closing . The weather rule don’t apply to them. It’s unfair and disparate treatment . I never expected big builder like Pulte will do this. Please make sure you follow through your promise and deliver what you committed . Anyone considering building with Pulte needs to know right away, that the craftsmanship, and attention to detail are not at all what you would expect from a new built house. Paint, trim, fixtures, and cabinets are thrown together with no real care or precision and some details are not finished. At first, the construction manager(s) are responsive and assuring that everything will be taken care of, but often disappear and become disinterested in the latter stages of the build. Soon after move in day, we realized that we had essentially moved into a house that was built with the same care/materials as a decent apartment. Also, currently it is May 12th (Closed in early March), and roughly 9 houses on our street alone are without sod, and no timetable as to when they may get it. Summers can be brutal on sod, and I doubt anything will be done if it does not survive a hot summer. I have this suspicion because our concrete was laid the day before a major winter storm and was covered with tarps and boards. Now it is permanently discoloured and has patterns etched into it showing where the boards were laid and where ice collected on top of the tarps, and we were told there was nothing that could be done about it. The online ticketing portal is a good way to address some of the issues and the contractors usually reach out in a reasonable amount of time, but that it hardly enough to overcome the poor workmanship and cheap materials that the initial build was performed with. The only reason this is not a 1 star review is because we love our Linwood floor plan, and major problems that have arisen (some things are expected to happen with ANY new build) have been resolved in a reasonable amount of time. ADVICE: If there are things you would like for your Field Manager to assist with in the initial weeks of your closing, be sure to not complete their review until these items are resolved. Pulte is an overall excellent builder which is why we’ve built twice with them. This home we built recently dipped slightly in the quality and workmanship and I believe it was due to the real estate industry in general being so overwhelmed. The contractors seemed rushed and in some cases appeared to not be a thorough. Several items on back order that we are still waiting on we’ll after we closed. This would not deter us from building with pulte again as their overall process and quality is excellent.

So far no complaint about our new home

I reported one problem to the after sales team and the sales team. They solved the problem as soon as possible.

Overall I'll give you an honest review... We moved in mid March had several delays because of Windows... Said it was on back order by if you read through the emails/between the lines it was not the window company it was something else... Once moved in we noticed the following which was/is under the Pulte Warranty 1) Master Bath Shower Grout piece came out/off. Contacted our manager of our property/community scheduled for onsite repair. Guy came out didn't pay attention to the color and put the wrong color grout in... Made another call came out 1-2 weeks later removed the wrong grout color and placed it with the correct kind. 2) Back door frame was cracked - Contacted Property Manager scheduled a guy to come out. The guy arrived did not fill the crack but just put paint over it and didn't fix the full issue. Requested to have a totally different person come out put it on the schedule and there was a no show... Issue still not fixed. 3) Piece of siding fell off and blew away - Contacted Property Manager schedule a guy to come out.. This is still awaiting the day to be fixed no update on if this was fully fixed or not. 4) Cement for Driveway/Porch is UGLY - Contacted Property manager, stated that he will come out and take a look at it and see what is wrong. (What is wrong is I wouldn't walk across it unless your wearing shoes. The cement is very rough to the touch it's not brushed/smooth the overall appearance is just UGLY....) There's flaws like every new home, but I'd like to see the following with Pulte... Follow-up with the customer to make sure the issue is corrected, I shouldn't have to call/email/text to tell someone that there was a no show or incorrect grout or doing a horrible job... The house is very nice looking overall is it worth what we paid for.... That is left to be determined for the years to come, I cannot say yes or no because it's BRAND new. ... More

Minimal communication from construction manager, felt like a number to Pulte

I was initially so excited about building a home from the ground up, but not after what I went through with Pulte. I had 3 different builder POCs bc everyone kept quitting. Closing of the home was delayed for over 4months and still wasn’t complete when I did close. There was a laundry list of punch list items that still need to be fixed that haven’t been addressed yet. Now that I’ve loses no one responds to any form of outreach communication. My home has several errors that need to be fixed and that still has not. Careless errors that shows they didn’t care about end quality output. So now that I’ve noticed so many things installed and built poorly it truly makes me question everything else in the home. Very disappointing especially knowing that the majority of the neighborhood all have similar issues. Makes it appear as if they just don’t care if they repeated the same mistakes in every home. Example of this would be the placement of all the pendent lights in kitchen are not centered, issues with being able to have internet provider give access to home, their service partners for smart home Installation don’t have all the things they need etc. Bad experience and even worse customer service ...
