This is my second Pulte Home in 17 years. Unfortunately, this new home did not meet our expectations in quality workmanship. From the sparse front landscaping to drywall repairs and tile mess-ups it has been frustrating. Due to the company rushing the closing before the houses are done is an experience that all homeowners are faced with in this community! At walk throughs with Superintendent things are not completed at all and this should not be. I have waited over 2 months for a tile repair. Pulte rushed delivering our home; therefore, quality suffered significantly. Workmanship was very poor overall; the lack of oversight of the contractors is evident everywhere. The warranty department has been very responsive in fixing issues, but with much inconvenience to us since we already moved-in. The fixes are also very poor as far as workmanship goes. This is the third new house I have owned and by far the worst quality and moving-in experience. Previous builders were D.R. Horton and Lennar.

We are two months in, and still have no working master bathroom. The plumbing is leaking through the downstairs ceiling and Pulte advised us to not use the bathroom until they can come out later in the month. I think that says all. The slightly longer version is that we bought the home in a great area, which represents about 50% of the value of my house. It's just sad to see how cheaply Pulte has finished everything. The quality and workmanship was not what I expected from a Pulte Home. A month after closing and we are still addressing issues found during the final walkthrough. Actually, one of the issues was with the gas connection to the stove which caused it to burn. Very dangerous!

Having said that there has been no reward or recognition in doing so. We feel we have been pushed into being THOSE clients which is very uncomfortable for us. Aside from the lack of responsiveness, the Pulte Mortgage process was highly questionable. 1) They did their best to dissuade me from taking a VA loan [which required a VA inspection] 2) The Pulte Mortgage interest rate was somewhat higher than an independent mortgage broker [which we took] 3) The demands for details about the origin of our cash down payment verged on accusations of Money Laundering [I wrote the framework for the Money Laundering Act of 1986]. There are dozens of fit, finish and trim issues. We have been so patient and understanding with our reps, its not their fault, and I am sure they are overwhelmed. The house is beautiful, but overall there are a lot of quality issues like VERY uneven drywall, broken windows, & builder errors that still haven’t been fixed even a month after closing. It seems that the urgency was more on getting homes up than focusing on quality. For the price paid and no basement, I expected higher quality and more urgency.

Pulte will tell you that they struggle to get good contractors due to a nearly 3 year old pandemic. In my opinion I would have rather my house take an extra 6 months to build and have the quality you used to see in a Pulte home. Walls are bowed, trim work is sub par, things are out of plum... there are so many small things that it turns into a big thing. Their base price just keeps going up but the quality keeps declining. The day I met the builder was when I felt like I really was purchasing a home. The finance team was wonderful as well. However I’m in my home now and it’s going on 60 days and I’m yet still waiting for things to be done in my home which communication has stopped on.

My house is a nice home, and some issues are being resolved. But they make more work for themselves by not addressing issues brought to their attention prior to completing a job. Ie. site manager told no insulation was in garage prior to drywall installed. Still put drywall up without insulation. Had to them blow in insulation which I feel is not as good of insulation as well as making so many holes in drywall that now finishing my garage walls will cost me more money. You will get an incomplete home at closing. I suggest hire a home inspector to inspect your home. We had alot of issues, and expect not to get the issues fixed right away. I know we are living in a crazy market but don't advertise high quality when the house is far from it.

The finish work was rushed and not good at all. There were so many corners cut that the house looks terrible. We marked all of the issues in the walk through, but roughly only 25% of the issues marked got fixed. The cleaning was also the worst cleaning I have seen. We spent roughly 20 hours cleaning up after we moved in. They said that the cleaning company can not use chemicals which I understand but there were so many areas that were not even touched. For such a large builder, one would expect lot more choices. For example, there were about 5 choices for faucets. If you choose anything other than what it comes with the base plan, you will pay 3-4 times the market price. On the good side, the Pulte people I worked with - sales and construction - are good people and trying their best, in spite of the corporate restrictions.
