This experience was one of the most stressful events I’ve ever gone through. Not knowing when the house would be competed, not knowing what kind of lease to sign for a temporary rental, and not to mention the enormous loss of money we had to pay for a month to month rental.

Quality is deteriorating than earlier deliveries. I moved from 14 yr old Pulte home to new home built by Pulte and next day onwards started having water leaks, A/C faults, un-wired utilities, site grading issue and the list goes on. Should never get into agreement that has a potential to close at Quarter end - they rush and deliver sub-standard homes.

So to make a long story short. The process throughout the process was great with the superintendent. He was personable and great to work with. The issue came the day we were closing. The sales agent and his boss seemed like they cared but once it came down to it their true colors came out. They lied, deceived, manipulated, and no sense of urgency or remorse. I was really excited throughout the process and it was shattered after that day.

I feel like many of the delays I was not kept honestly aware of. The project manager sent a funny joke that i did not need. I just wanted honesty as to the progress of the home. It was a fast move in sale so they said and it took from November to July to complete.

Communication when things were taking longer then expected was horrible mark the salesman made me feel like it was my fault thinking it was going to be done when they projected

Bad sales team

We have serious issues with the sales team. Particularly for timing of pretty much anything and the mortgage process. We were literally pushed towards using pulte mortgage where pulte wasnt even able to provide the amount that we needed to borrow.

The quality of the work is excellent. Unfortunately due to the pandemic, targets on completions became an issue and supply delays constantly disrupted time lines. Communication regarding this issue is key and Pulte lived up to it and set very reasonable expectations.

Midgets issue

Ponds were not planned correctly. The water is stagnant and we are not able to enjoy the view for which we paid additional money . There are midgets everywhere and I am not able to step outside because of this. Stagnant water can cause more issues long term.

Bad experience with pulte mortgage and final walk through before closing

The guy Jinathan Roman who was giving a final walk thru was extremely annoying. He was constantly talking and not allowing us to really inspect the home during the walk through. He must be doing it knowingly so that issues get overlooked. The loan process thru pulte mortgage was painful, very poor communication.

coming from HI we must say the quality of the workmanship of the new build developer that we purchased from is so bad. Workers up here do not take pride in their work. We are paying good money for our home and yet things like crooked racks, cabinets not straight, slashed door seals, pin hole in ceiling is just a few things that was wrong in our home.

The house itself is wonderful but the lack of communication between the trades and the construction managers needs work. Don’t even get me started on the delay of utilities that pushed our date of closing by about a solid month and a half almost two months. Aside from all that the sales agents and construction managers are real friendly and professional and the finished product is good.

Pulte Homes - The field manager is great!

The field manager is great! He was the trustworthy one, responsive to our issues, professional and kind one throughout the process. The overall experience was over shadowed by the Pulte Mortgage process. Our two reps really lacked communication or timely response. We have found now that we have moved in that there are some strange items. Electrical trips often, one outlet will blow the whole room no matter what we try. Ceiling air vent cover falls bc the hole was cut too large, we fixed it. I haven't been able to use the new dishwasher bc it has been broken since the first time of use. ...

High hopes initially with continued letdowns

Working with the Pulte agent Susan was great. She was responsive and attentive. Working with Pulte mortgage was an unimitigated disaster. They were terrible. I can't recommend working with them EVER. We are finding issues with the finish work as we make our house a home. Love the house but the process to buy it was very confusing and unfriendly.

The sales process was simple and fast, however, the credit application process was very confusing and unfriendly. We spoke with at least 5 different people and the communication did not flow properly between the people involved. They seemed to work in different companies and not in the same department.

Although the interior of home build was discussed and reviewed, the exterior of the home was not even an afterthought. We were expecting to have a front porch but our model does not have one. This was quite a shock and there was no review of model exterior allowing us to believe the photos we were initially shown of ranch duplexes all had porches. Construction Side is Great....Pulte Mortgage not so much.

Tyler and Dylan have been so great as the construction managers and the best part of the process. 5 Stars across the board. However, our experience with Pulte mortgage was not great. There was a $7000 additional buyers' credit that was promised to us for using Pulte mortgage. We were two weeks away from closing only to find out that the $7000 credit was "miscommunicated" and in fact would not be offered. While all of the miscommunication come from Pulte, there was absolutely no accountability or ownership taken by anyone. The only one that took ownership for Pulte's mistake was us. ...

The builder is only as good as their subs, and oversight. I would not buy Pulte again.

Most new homebuilders are the same nowadays. The same subs are building 200K and 500K houses. The difference is construction managers and how well they are overseeing the subs. My experience with Pulte wasn't great from the get go. Two days into moving in I experienced major plumbing issues. Pulte did honor the warranty and is taking care of everything but I am now wary of potential issues when warranty expires. Probably wouldn't buy Pulte again.

We signed our contract in March of 2022. The process started off wonderful. The sales office was communicative, the design center was a great experience, and our walk with our construction superintendent was educational and informative. We were notified that we were set to close in September, received our signing date and signed our docs. Great home and Great quality. Builders did a great job. My only complaint would be the sales experience. Our sales rep Kristen was unprofessional. She did not explain our options thoroughly. Communication was poor. But at the end of the day we are happy with our new home.
