We chose Pulte because of name recognition for quality homes. Unfortunately we are not impressed by what we received and there are still issues with our home. I would definitely have to think twice if I were ever to buy from Pulte again.

Be cautious before signing contract. You will be locked once signed and no way you can negotiate or request of changes. Zero flexibility on minor customizations to home or options. Quality control is not good and often buyers find most issues before closing.

Project manager was great but closing manager was horrible

If you are using your own title company the experience will be very taxing. The closing coordinator for Pulte was a nightmare. I received 5 different closing dates which made me jump through hoops on my end and not one phone call or email was returned by the senior closing coordinator. It was stressful. I was also promised a faucet upgrade and was told it was ordered and that never happened.

Horrible field manager

Make sure you have a good field manager, basically the General Contractor of the build, that has good communication skills. Ours, no longer with the company, only wanted to communicate through phone calls, didn't reply to emails, deflected responsibility, and gave false timelines. We had our "celebration walk" when the home still didn't have water, pass inspections, and receive certificate of occupancy. Told us the closing date had to be pushed out the day after he told us we were "good" to close.

I have been in my home for approximately 3 months. There are greatly noticeable cracks and nail pops throughout the house that were visible prior to moving in. Drywall spackle on mirrors, countertops, walls, and doors I cleaned after closing on the house. The conduit outside the house for the fiber optic line was cut and covered over with concrete making it very difficult for the technician to run the line. I had to cut sections of drywall and then conduit behind the wall in the garage to keep the line from catching on very tight turns. Here my list of issues and concerns - kitchen cabinets ...

There are too many separate points of contact in the process between Pulte sales and Pulte lending. Those two offices do not share communication well. Sales could have explained things much better along the way. Lending will not give you the best rate, they will give you a “competitive rate”. There is no supervisory oversight that the buyer can see or access. Jason the project manager was the shining star for the company. Great communication, explained things well, and responsive. Too Many Emails and Mail

The amount of emails and different people reaching out was really confusing. Since purchasing it seems you gave our email to a mailing list. The emails are flooding in. Hard to figure out which ones need attention and which ones don’t. Someone reached out about our warranty yesterday. Turns out they were trying to sell something. Were FLOODED with paperwork.

This process of this new house build took way too long! Twice the time! No communication from the sells representative after we signed on the dotted line, wasn’t honest or straightforward with timelines or delays we heard nothing.

My home took approximately a year and 1/2 to build. Workmanship was sloppy. The process from start to finish was horrible. Pulte mortgage was also horrible. Their prices are overpriced. Had to switch lenders twice during the process due to the delay. I spent more than budgeted in storage fees, points and appraisal fees. Not a happy camper. The only bright spot of the process was the final construction manager that was assigned to me one month before closing who by the grace of god got me moved with punch list items.

A great house, but a very poor experience the first 4 months. Our salesperson, Robin, did an outstanding job of communicating and seeking for answers. Additionally, Charlie turned our project around and our neighborhood for that matter. He deserves a raise. That being said, a customer shouldn't have to manage a build, which is what this experience turned into. We are currently dealing with a warranty issue due to poor craftsmanship by the tile layers, but all other trades did a quality job. This house is what we expected and what we were sold.

This was our first new build. We were thrilled with what Pulte offered and promised. Throughout the building process we experienced a lot of headaches which were caused by lack of communication and under delivered expectations. Maybe it was the lack of supply and/or skill labor, but the communication definitely could have been better to eliminate misunderstandings. The site build crew and manager were great. The sales team not so as they misled us on a number of issues. Primarily promising us a unit with a view. They didn’t tell us they plan to build a couple more units that will cut into our view we paid extra for the unit. Also building a city rec center to further cut into our view.

While we love the house and the neighborhood, the process of getting here was terrible and we will never go through Pulte again. You have to stay on top of them on every little thing and not trust them to do what they say. Get everything in writing, check every option you pick for your home, follow up on the price of everything because they will get so much wrong and will try to overcharge every chance they get. Very Unpleasurable Sales Experience & Process

Sales experience started off good however mistakes are made on Pulte’s sales staff part. The way it was handled it was unfortunately very displeasing and unprofessional. There so cold “IN-house” Pulte Mortgage team was very condescending, Contradictory & Arrogant in their delivery of messages, Almost as though you are wasting their time or bothering them! The only bright light was the builder who tried to do his best in his Construction crew making structural mistakes however eventually most issues, got handled.

My project manager had way too many homes. It was evident in the responsiveness and ability to keep up with issues. There were a few hiccups along the way that I had to stay on top off, but the painters are a disaster. It was ridiculous what was missed and how many times they had to come back. By the time we closed, I basically just gave up. I’m also disappointed that the ceiling/attic isn’t strong enough to support any storage. I would like to attach some indoor gym equipment for kids to the walls and ceiling, but Im scared the roof would fall down..even though I was able to put ...

From start to finish alot of errors where made. Talked to other owners in area and it seem the options offered to some owners wher not offered to others. There is not a paint and lighting options

Plenty of issues with the house with workmanship and quality. I wouldn't be able to recommend Pulte just with the number of issues we've had with them. They did go to lengths to make everything better but that only eases the sting a bit. The house was A COMPLETE MESS the day of closing. Landscaping was not in. Carpet throughout the house had to be replaced a couple weeks after moving in. We had to continually nag the builders to get things fixed that were not right.
