Pulte looks to be a better builder versus some of the other alternatives. There are some things which do not make sense to me, but I think you may find that with most builders (such as light switch placement, gaps in the garage below the garage doors etc.). After a not-so-happy sales, design center and finance experience(being very polite here), I was won over by the building super and the build process overall.

Pulte Fell Short of Expectations

We purchased our home in February, closed in July and moved in at the end of July of 2019. During construction, the house was always a total mess with garbage thrown everywhere and graffiti written on the slab. Prior to the house was not cleaned nor was it cleaned post-close. The issues that were noted on the walk-through were not addressed prior to move-in. We are now in the process (end of August) having the issues fixed. Our construction manager simply walked away and handed us off to customer service without completing the walk-through list.

The experience with Pulte has been problematic from well before we closed on our home. Communication during the completion of the build was poor and we rarely received status updates in a timely fashion. We were shocked at how unprepared the home was at the pre-closing orientation walkthrough with the construction manager. It would have taken hours to catalogue all of the obvious finish defects; some systems were inoperable; and it was obvious that no one had been actively supervising the the finish work during the last several seeks of construction. Brett had a series of emergencies during our experience with him. It was a tough time to get any help from him during this time of his many personal struggles. We should have been assigned to another person when the builder noticed the escrow continued to be pushed back. Finally assigned someone the last day of closing. Home flooded on day 2 from quick Crete that had to be sawed out of the main drainage line to the washer. Construction manager kept saying it was not his problem till outside plumber told him what happened. Between construction manager and Brett it was a hard time ...

Thought Pulte was a better builder. My opinion…. Texture walls are terrible…. No linen closet in my model…..only the most expensive package comes with a cabinet over the refrigerator….,landscaping is atrocious.

Overall, OK, experience but could have been more better. Felt like we were not engaged well throughout the process. Felt very bad that we didn't even get any photo or gestures on closing. Not sure if everyone had similar experience but few home owners I,noticed had good reception and key handover pictures. Slightly disappointed having missed that.

Should not sign to get keys before they clean the garbage behind my wall .

My home before closing, we went through inspection. Still, there were minor things to be fixed. We asked them to finish and postpone thr closing date, but they didn't allow it. Okay fine, but still some of them remain unfixed.

The quality of the product is fair to marginal. The house was put together quickly and quality seems to be second. Speed is the priority for Pulte. We had many issues such as leaky clink, dryer that did not work, refrigerator handles that were not put on right, garbage disposal not working and many more such as crooked walls. Quality should be the main focus not how quickly the house can be put up.

Pulte mortgage was the absolute worst mortgage company I’ve ever dealt with, and I have dealt with a few. They should not force us to use Pulte mortgage. The whole closing process was not very pleasant. Our refrigerator was not hooked up to water & the house was filthy when we moved in.

We have built 4 new homes and this is the worst experience we have had. All the way from too many people involved in the mortgage process, to blown deadlines, and the quality is just not there. In the worst heat of the LV summer, the top floor would freeze ice but the HVAC unit that serves the first and second floor is undersized. I wake up every morning to 78 degrees in the master bedroom. Multiple other “unhappy” issues. At this point I would NOT recommend.

Our experience with sales was horrible after the contract was signed. Sales person is unorganized & needs retraining. Construction side was good. However the quality of paint is horrible. You cannot clean walls without the paint coming off. Pulte mortgage has too much turnover & we were shuffled around multiple times with loan professionals. When timing is key for locking in a rate, the communication is not fast enough. Ended up costing us a higher rate. If a deposit was not on the line, we would have walked away early on.

Our closing date was 4 months later, causing huge financial burdens especially during these tough economic times. No real sense of urgency from our multiple project managers due to us having two different PM's during this process. I wasn't confident in the finance team and their knowledge of the type of loan we have. Once we moved in, we noticed some issues; did the maintenance work orders and still waiting for one that's been open a bit at the week period. Low and behold, our warranty manager is now no longer with the company, and we have to work with someone else. Been waiting for the deed ...

Finished product has so much that requires follow up and contractor visits. The condition of house on move in from quality of paint and paint job to overall lack of "finish" in the interior work has been really disappointing. It is a part time job to work with Pulte and get the same contractors back in here to fix what they did not do right to begin with.

Build process is ok. Putle mortgage never replies . Loan officer never replies and did not lock In rate on time. Home quality is very poor. Carpets have paint and now needs to be replaced at home owner cost. All handles and equipment have paint. No repair done after creating ticket

Second numerous other small annoyances remain but I’m to exhausted to deal with them. I would never buy a Pulte home again. Life is to short.

If you start this process with low expectations, it's not bad. Do not have high hopes in these areas: Excellent communication Pride in craftsmanship Timeliness Customer service is hit/miss Ability to get materials in stock (not Pulte's fault, that's a supply chain issue) Ability to hire quality framers (that is Pulte's fault) Workers paying attention to detail Feeling like you, as the customer, are important. I've purchased new homes before and this was my first time with Pulte. It was not that great of an experience. They have major communication lagging between their own internal teams. Their Mortgage Group was descent and easy to work with. Construction was always behind which is expected but they were not even ready for initial walk through date. Had to set up a second walk through. Be on top of your stuff as you get close to the closing date cause no one else will be doing that for you.
