Please help me here. I’m first time home buyer

Still waiting for things to be fix.

Buyers need to keep reminding themselves that it is not a custom home. Plan to have to repaint the inside.

The home buying experience was straight forward. We worked with Mary at the Laurel office. She was responsive and kind. Prior to closing and right after, during our walk through, we noticed so many issues. The quality of materials and the workmanship is so beyond poor. All our window and staircase /rail moulding/trims are poorly finished with visible discrepancies (patched up and uneven caulking on most edges). I have to say, there is no area in our new build that you can turn to and not see a very poor unsupervised job done (chipped off wood on cabinets, paint stains on appliances and electric outlets, chipped dry wall from when they installed bathroom mirrors, the worst are the staircases/ rails and windows with uneven patched trims/moulds). They had to re do the rec room floor on the bottom floor after noticing it was not even. I am most upset because this place was advertised as ‘luxury’. This is not luxury work. We are aware that a new home has to settle but these issues have nothing to do with settling, its pulte homes using cheap materials and not supervising their workers and hence a sub par product. We were advised to wait a year for ‘new home settling issues’, that is fine but I feel very insulted that pulte homes would think that buyers do not understand the difference between poor quality and workmanship versus expected new home cracks. Would all my window/staircase moulds be replaced in 1 year or will it be another round of caulking to cover /patch up their terrible work? I am sorry but There is no excuse for such poor work. ... Extremely disappointed in our experience here at Pulte. We purchased our home 2+ months ago and still have yet to get dates of when the punch list items will be finished. Very unacceptable as I as a customer have to follow up weekly when we have our first baby on the way due January. Electrical wasn’t hooked up in our overflow tank outside whatsoever - plumber actually caught it when he was snaking all of the construction debris that was carelessly pushed down our pipes in our master bath and we couldn’t our toilet and shower for days. He says he’s seen both things in numerous houses on the street. Light switches allllll over the home are completely backwards which again shows carelessness and lack of review. Electrical wasn’t hooked up or run through the wall whatsoever in our fireplace. Looks like we get a remote now so we can even use it. Multiple closet doors had water damage all along the bottom and are just finally getting painted two months later. Our yard and considerably caving in from erosion which is concerning with the driveway, especially the 5 foot drop once you step out of your vehicle and we have a baby coming in January. This is a hazard and our concerns done seem to be cared for. We have also yet to have recycling come more than twice which is extremely disappointing. I’ve called several times and they will not come. Can we also explain the lack of storage? We were told it was a “design flaw” in not taking advantage of the space under the stairs. Also why is there a random bump out in the office that eats into the front porch and doesn’t allow sidelights to be put in next to the doors? Are these things not considered for homeowners? I’m Very disappointed in this company’s craftsmanship as well as leadership as we heavily overpaid and if we had known the quality was at this level (could go in with other items but I will save you time), we would have thought twice on purchasing. I had many issues still not resolved. My shower door has gaps that allow water to come outside of the shower. They gave me a rusted water heater. Tiles were chipped and grouting not completed. A screen door on the patio was never installed. Stove keeps going out. I think the experience would be better if these issues were resolved before we moved in.

Very disappointed with the quality and materials

Quality of home is not very good. And to think Pulte prides in quality. Very very disappointed. Would have looked at other builders had we known. When issues come about, they take long to respond.

I am extremely sorry to write this review because it won’t be good. I waited - stalked - this location because it’s where I wanted to build my house. I was so excited to get in on the first release and to get my first choice on my lot. I drove by almost weekly when the house was being built. I was so excited to close on May 23, 2022! And that’s when the trouble began. There are so many issues with this house. And the warranty department is absolutely TERRIBLE! You cannot get ahold of anyone. Every call goes directly to voicemail and there is no point leaving a message because it will go unreturned. Texts are not responded to. Emails are not returned. They literally DO NOT CARE that you cannot take a bath in your new $650,000 brand new home because the cold water line is kinked. When a sun-contractor does show up to complete work, they are the wrong sub (it’s happened to me 3 times now) or they don’t show at all. And the work still sits there unfinished. They do not care that you moved in at the beginning of April with no oven or microwave because of the item being “back-ordered” and that you are being told it will be the end of JULY before you can actually cook in your new home. Prepare to be "sold" on the model homes they show you. Unfortunately, almost nothing resembles the quality of the model. Poor worksmanship plagues this company leading to constant warranty requests. Items that were listed on the documentation at closing will NEVER get done so be prepared to delay closing. During the building process, their management team is absent, has no idea what is going on, and will not work with the buyer, regardless of the reasonable offers to help with moving the build forward. They will then "force" you to close with many outstanding items because they only care about bonuses/commissions. Your project manager will be great and the only one to help you, but because of their extremely poor management, there's only so much they can do. ... More

Home is still incomplete after 2 months. Missing master shower, doors, and damaged cabinets. I’ve built 4 homes before. This experience is worst. $500,000 for low quality is inexcusable.

Things that were talked about at walk through have not been fixed. Field Manager is unresponsive or promises that someone will be out to fix it but never comes. I have contacted the national office who told me the local office needed to take care of it and I was just circled back to the same Field Manager. Terrible, no non-existent customer care.

We closed with items not finished with their word they would be finished quickly. It’s been 2 months since closing and they still haven’t finished our master bedroom shower. Completely unacceptable and nobody from Pulte cares or wants to help get it finished.

There's a huge disconnect between Pulte and the contractors they hire to install and build the home. The small issues are taken care of in an average time frame, but the big issues, they dance around and make all the excuses in the world why they can't fix it.

Pulte picks such inefficient products to put in these new and costly homes. Items such as the hot water tank, garbage disposal, a/c, etc - they’re an appropriate size for an apartment, not $400k+ homes. It’s obnoxious to spend so much money on a new home only to have to deal with “below grade” products after the fact. It’s like pulling the wool over buyers eyes, who would ever think that a new home wouldn’t get the products sufficient enough to run their home? The workmanship is also sub-par. All the contracted work is slapped up there with much care on the end product. There is so much paint that was carelessly shipped up on my new floors. It’s just all very disappointing. Poor quality of workmanship & materials. Still trying to get open items fixed, and trying to get an issue sorted where the wrong shower door was put it.

Quality of build wasn’t great. All bottoms of doors were chipped and not fixed before closing. Forgot to caulk to kitchen counter and the bathroom sink didn’t have a vanity. This is just a few things amongst a lot of other finishing touches.

I regret the day I moved in here !

Worst builder ever and lot of quality issues

After I moved in for a month the most feeling is disappointing. I have so much stress from this house. I have spent so much time cleaning this house when I moved in. They don't even clean it before I close this house. There are stains on the bathtub and shower that I still cannot remove. Every window is full of dust. The quality of this house is not ok. The paint on the wall easily falls off. The dishwasher is not working. The A/C has been fixed 4 times and the pipeline issues are still haven't fixed yet. The tile in the master bathroom is broken and is waiting to be fixed. Carpet work is very poor and waiting to be fixed. The work on my house is not what I expect, but according to the warranty group and builder, these are 'human work' so these are normal imperfections. I was gonna buy the house in Richmond but then I was referred by my relative - one of your current customers in the same community. She said Pulte is a good company with good customer service and good quality. But after I buy this house I so regret I did not buy the house in Richmond. Even though my cousin and I have the same floor plan I can see the difference in the work of the houses. The reason why people buying new houses is for fewer issues not like the house I bought. I keep dealing with the warranty group, builder, and the appliance company or A/C company to fix all the issues in my house. And I have to take my work off several days already to stay at home for fixing these issues. Obviously and eventually I will need to take more days off because the tiles and carpet and the A/C pipeline, and dishwasher issues all haven't been fixed yet. I would not recommend anyone to buy the house here since the quality of the house is not as good as it should be. So so so much headache. ... More

The Customer Service is terrible. They tell you what you want to hear then nothing gets fixed. I am very disappointed and let down by Pulte.

My grading of side yard was not done properly and the construction manager has been delaying it since then.It has been many months and nobody is looking into it.I had a very bad experience and I wanted to escalate it.This is not what you expect after paying so much.

Jon the builder told us if we have any issues to call him directly. Everytime we get a survey we miraculously hear from him. We had a variety of issues the first 3 days and not only did he not return our phone calls but he referred us to the customer service line and they told us he needs to fix the plumbing and contact him. My wife is 7 months pregnant and imagine our surprise when we couldn't shower or use the bathroom because the plumbing wasn't working and there wasn't any hot water. He had explicitly told us to contact him directly and we were ignored. We had previously purchased a brand new KB home and never had any of these issues for the 3 years we lived there. Makes us think not only was this house not built correctly, but it also wasn't inspected properly. We keep hearing the covid-19 excuse but what does that have to do with a properly built home.
