I wish they would not rush closing and complete homes on time fully. Many items left unfinished and rushed through

The selling agent was great, the materials were good for a tract product, good value for the money!

Our experience was great!! The transaction run smooth and we love our house, it's very functional and pretty. We've had to contact them for some questions after closing and they are always available and ready to help.

Zac, our project manager, came in on the of our build and did his best to fix the issues we were experiencing. Danny responded very quickly to our questions and concerns. Both were very professional

We had a very good experience building our home with Pulte. Our builder was David and he kept us informed and updated weekly about the progress being made on our house. The time it took to build our house was just what they told us from the beginning and they were on time and delivered it to us just as promised with attention to all the details and very excellent workmanship. David explained everything to us about things we needed to know when we were going to move into our new home after we closed. Closing was also a breeze. We're quite happy with Pulte.

It was great experience in working with Sales team and delivery team. Overall it was very good and pretty smooth !

Diane did a gret job with guiding us through the purchase. Justine was terrific with keeping us current on the build. His photo updates were very important to us as we elected to not travel to charleston during this time due to Covid. Justin remains very responsive with post close items.

Moved in 2 months ago and so far only had a couple of issues that have been resolved.

The entire Pulte team responded promptly, honestly and in a timely manner. It was a pleasure buying a home and I wholeheartedly recommend them.

Arrun, the Construction Manager was outstanding. JoLynn, sales consultant was extremely helpful, she sent us pictures weekly of the progress. Both great people to deal with. I highly recommend building your new home with Pulte

To be fair, we have never contracted for a home to be built before, so there were a number of misunderstanding between us and the sales agent. We also made some bad design choices. Our sales agent was not new to the building industry, but was relatively new to this role. She does a yeoman’s job following up on questions, but by now I hope she is recognizing what is important, and what is trivial so she can better guide future customers. Positives If we asked a question of our sales representative, we got an answer. If a change we were thinking about was too expensive, our sales agent was sometimes able to get us a more cost-effective solution. Our field manager was generally regarded as one of the better, if not the best in Columbus. This guy is universally recognized for his ability to work with the customer. He did everything he could to remedy disappointments, to the point that he overspent his budget on our house. Even though we are now in a larger house, it is much tighter and better insulated, so in that respect it is more comfortable. Pulte will put ADA features such as wider doors in at pretty much their cost. We missed on one door, but the field supervisor added an extra stud during framing so we could open that space in the future if we chose. Disappointments The Design Center consultant said it best. “Pulte is a production company”. This works to the buyer’s advantage in controlling costs and getting the project finished, but it is a disadvantage to folks like us who missed key design elements. We never had luxury vinyl tile (LVT) before. It SHOULD NOT be offered as an option for the great room area. It looked like a wonderful option in the design center. However, it is loud underfoot, shows dirt easily, and is hard to clean. Since it is a floating floor, the LVT in our new home transmits vibration right through the subfloor and granite to items in the cabinets, island and countertops. We chose the free-standing gas range. We like the range, but you cannot walk within 20 feet of it without rattling the burners. Verify and clarify every detail that you can before the plans are submitted to the architect. • Know exactly what type of light fixture is going in every location. Base level fixtures are not aesthetically pleasing and/ or create dangerous conditions when it is time to change a light bulb. • Verify where the light switches will be. We have found several places where the switches are inconveniently located or where a three-way would improve livability. • Upgraded carpet pad is a separate option that we almost missed. • We had a huge misunderstanding over the style of window “grills” (field supervisor’s term) “grids” (manufacturer’s term) or “mullions” as they are called in the “Included Features” document. The net result is we have replaced the glass in our picture window. The “upgraded” paint still feels cheap and scuffs easily. Bottom line, make sure you understand details you see in the model are very likely not what you will see in your house unless you specifically agree to it in writing. Then you have to balance builder’s price to your budget. Some of folks take the standard feature, then rip it out if they think they can do something better themselves. We found this to be absurd. We wanted an ADA height toilet in one bathroom only, but were only given the option to have all ADA or all standard height. Whose house is this? Why should our toddler grandchildren have to scale a tall toilet when a standard toilet is hard enough already? Make sure you are willing to live with the size of lot you chose. None of the driveways in our subdivision had been installed when we went into contract, so we did not see this issue. The two-car driveways are not wide enough to get out of the car without stepping on to the grass (and/ or mud). They are only 1-car length, so you cannot stagger parking to facilitate getting in and out with two cars in the driveway, which is tough on seniors. If you can, find out what the grade will be looking like up to the entrances. The driving force for us was to get to a home where we could live better given our arthritis. Our lot ended up with some extra incline and extra steps at the entrances making it that much harder (and potentially dangerous) to enter and exit on icy days. Pulte delegates warranty work to the subcontractors unless it was an appliance issue for which Whirlpool has a separate service provider. We have had a four warranty issues so far that were eventually addressed, but it takes patience. For the most part, these were installation issues. • The pendant lights over the island were not hung to even lengths. • The horizontal dryer duct was not installed before the ceiling was sheet rocked. Everyone missed this on inspection. This was serendipitously caught after I dropped a pair of pliers down the opening while connecting the dryer • The dishwasher had multiple installation issues and factory defect. These were correctable on site. • The outlets by the sump pump were incorrectly installed with respect to GFI requirements. We will say that all of the service representatives were courteous, explained the problem, and completely. ... More

How easy and professional and prompt it was dealing with our building manager John S. He was always ready and willing to answer any questions or text we had.

Quick response & all timelines were kept. Extremely small punch list that had only minor issues

I would not build with Pulte again.

EXCELLENT customer service. This was my 1st time building & every person in the chain was patient with the multiple questions throughout the process.

We had a couple little hiccups with design choices and small things being wrong during build, but our field manager and sales consultant were always responsive. In the end, things went really smoothly despite some COVID-related delays at the start. And we overall were very happy with the quality of our home.

Overall happy with the home I purchased. The Pulte realtor was excellent. Moved in a little over a month ago and am constantly having Pulte come out to fix things. Feels as if they rushed through the building process. Definitely inspect the home multiple times before your warranty expires. Considering getting a professional inspection as well. Would buy again if the price was right.

From the day I first saw the model room, I've wanted to live in a room like this. It would have been great if we could request a kitchen design ourselves, but it's unavoidable because the property we purchased was already completed. Still, I live now and have no complaints. I am satisfied with the sophisticated and comfortable space to live in.

We had a great experience building with Pulte! We built while out of state, and everyone we interacted with at Pulte made this experience as stress free as possible. Everyone we spoke to was knowledgeable about all aspects of building. We highly recommend building with Pulte as the process is stress free and the quality is excellent!

The virtual purchasing experience was quick and painless. It helped that the home consultant actually lives in the neighborhood and can give honest feedback about Pulte and the ins-and-outs of the new community. We liked the virtual design center appointment too as it was easier for us to narrow down on our picks and not spend on other things we would have seen if at the center in person. The build process was fast however even though we were told the house would be done by mid-November, this doesn’t mean the whole house, just that it was structurally sound. The house was still being worked on even post-closing. Warranty has been responsive but we definitely recommend that home buyers do not close until even the aesthetically flawed items are fixed if time isn’t an issue. The exterior of the house is nice however the workmanship could improve in the interior. We found the inside of one of our linen closets with an incomplete paint job - as if they were hastily painting to just get it done. I just so happened to notice that the walls facing inward were haphazardly painted with lots of exposed drywall still. A painter was sent quickly after I let the field manager know. We paid extra for hardware in our kitchen and almost all the doors and hardware were misaligned. This took over a month to fix and oddly enough, the cabinet technician that was sent to align our cabinetry did not have a level or a ladder. Luckily, we had these items and just let him use ours. There was a crack on our entranceway tile and we were scheduled a month out for the repair. Once the tile technician came out, he looked at the leftover tile Pulte left for us and informed us that Pulte failed to provide the 17x17 tile so now a box has to be ordered for us and we are going to be scheduled out yet another month. Our front and back yard had nails and trash on it when we moved in after closing. Brown sod was delivered and installed. We noticed afterwards that other houses on our block had their front yards raked and pretty much debris/trash free before sod install and the sod that was delivered to them was still green. FYI warranty doesn’t cover sod. There was a gap under our front door that let bugs in and messed with our insulation -which also took about a month to fix. Overall, the field manager was responsive 30 days post-closing and the warranty officer has also been responsive and easy to communicate with. We’re also glad that we only pre-plumbed for a water softener and then got our water softener system directly from the vendor because it was considerably cheaper than going through Pulte. Same with our security system. We opted to have them put in a panel for us near our Pulte Planning Center for fiber internet and stuff (total waste of money) however it was frustrating that the panel is useless and both our security and AT&T fiber had to drill elsewhere to be able to work. Be prepared to go around with a hammer to hammer down the nails in the carpet as all of us, including our toddler got our feet stubbed plenty of times. Also vacuum as soon as you can so that you can get all the staples, dust, dirt, and other stuff from the build. Having a home inspector is a regular part of any home buying process (regardless of existing or new construction) and ordinary. It would have been great for the Pulte field manager to work with our third party inspector directly. However, Pulte told us they do not interact with our third party inspector so we had to be the go-between. Considering on top of this, this is COVID times, Pulte should consider coordinating (as they strive for excellent customer service) and not leaving it to the homebuyer especially those like us coming from out of state. ...
