Too many delays. Bad trades and poor workmanship. Too unresponsive and slow in getting issues fixed after move in that should have been taken care of BEFORE move in.

Never Building With Pulte Again

This was our second time building with Pulte. The first time was seemless. This time it was a nightmare. Numerous lies were told by our first sales person, which led to multiple delays in our process. I always recommend Pulte to potential home builders, but now I definitely do not recommend Pulte.

Before move in, our Pulte sales rep was not able to answer many questions, and at times provided incorrect information. After move in, there have been a number of issues with the house, generally minor, that are chalked up to poor craftsmanship. Poor flooring installation, thin paint with visible drywall tape, visible gaps between drywall sheets, non functional appliances. Working with our construction manager was at times effective, and other times we would get no response at all. Be cautious of the “quick move in’s” ours was supposed to be ready in November. Which is why we purchased this home. Did move in till middle of February. Sales agent didn’t even bother to show up on closing day, yet we saw on documents the commission amount. No one was there to explain any HOA details, how to make payment, etc. A few items in house did not work. Still waiting to be fixed.

Not the quality we expect for the price we payed

To many things wrong at closing for the money we paid. Shotty workmanship on alot of different trades within the home. 6 weeks after move in, many of the fixes we have requested are still not fixed. Pretty obvious the trades do not care your home. Trying to get in and out as fast as possible. If they don’t have a part to something, they just leave it as is and move on to the next job. No accountability on the subs, the Pulte project managers need to do a lot better job holding the trades accountable. This is definition of over promise and under deliver.

Agent was not educated on PA content, nor had the ability to adjust PA to fit purchasers needs. Substance in the home is poor in quality and finishes that I feel should be improved. Response from construction manager was perfect. However he seemed to be limited to what could be corrected and improved on. Again, finishes by Pulte should be improved on so that new owners are not immediately putting thousands of dollars into finishing appropriately. Poor quality workmanship on high end group 4 kitchen cabinets. Very disappointed on wood work. You can notice many touchups and inconsistencies across the house. Caulk has cracks across. Today I noticed a major crack in the master bath vanity sink.

I was extremely disappointed in the workmanship of the house, I question why there is clearly NOT a final checklist that someone reviews before a part of the house is ready. The garage floor is scratched all over and has holes in the cement, holes in the wall, the wrong paint on parts of the wall, glue all over the frosted windows, screws not screwed into the wall in the closet, chipped shower glass door, they never created the shower niche in the shower, and when i moved in the rug all over the stairs was dirty. The bottom line is that the workmanship was extremely shabby and often careless. ...

The good: The warranty team led by John and the last construction manager Mauricio (our construction manager changed 4 times) are good and responsible people. The bad: Almost everything else. Cheap material, poor build quality, irresponsible construction site maintenance. Pulte does a good job at sales and financing. The house was well built, but follow up on open items after closing is terrible. We closed six weeks ago and were told that landscaping and grass would be done quickly. So far nothing has been done, and we can't even get a expected timeframe. after lengthy construction period, I closed the house with the empty promise from field construction manager to make up missing items paid in design, (no blinds, no medicine cabinet). more than one month after closing, I still don't have the items and no dates provided. So frustrated now.

Communication is key

We did not have a good experience. It is true that we live in a different world now, but communication goes a long way. While we had great communication with our Sales Rep Lisa, the breakdown from there made the building experience hostile and dissatisfying for what should have been a joyful experience. It’sa good location and have nice floor plans/materials. When they were in a rush (all through 2021 and so far 2022) they made tons of obvious mistakes. It’s clear you’re not a priority. Make sure you get a comprehensive inspection, not just let them push you through a 10 minute “orientation”. My construction manager was abrasive and condescending, but I know that’s not true of all of them… (first one I had actually listened to us and treated us with respect). Be prepared to be a project manager if you decide to build here. We experienced multiple misrepresentations, poor communication, and very little accountability. We fully understand supply shortages and labor issues but the poor communication was fully within the team’s control. We constantly had to request updates and track product delays ourselves. They constantly weaponized our closing date whenever we attempted to hold them accountable for build errors, missing items, and damages to our home. I’m just glad it’s over and can put this experience with Melissa and Matt behind us.

Company should be called Just Good Enough

Plan on spending some time and money fixing all the things that are delivered just "good enough" by Pulte - floors went in first and weren't protected, gaps around outlets and switches, one coat of paint that is paper thin, and overall such a disappointment. Wouldn't recommend Pulte to anyone. Focus is on selling homes as fast as possible - no one cares about quality of product.

Not what you expect for a brand new home in this price point

I’ll keep this short and sweet. Our home was ready for us to move in within the original time frame quoted so that was nice. The quality of the workmanship is relatively poor for this price range and for the fact that they are brand new luxury homes. When problems arise the team is pretty quick to respond which is convenient. Feels like PULTE rushes to build homes quickly with little quality control. Quantity over quality which should be the opposite.

Took 13 months to build our house when it was supposed to be 5, maybe 6 months. Even then the house wasn't finished when they rushed us to closing. We had them come back twice for cleaning and they still couldn't get the floors mopped, grout off the tiles, construction adhesive and paint off the windows. 2 months later we are still waiting for punch list items to be completed. Pulte hasn't adopted their building practices, especially purchasing, to a COVID world. They just continually use the excuse "because of COVID".
