Watch your house being built as much as you can. Sub contractors are not the best tradesmen. Many issues during the build and more with the finished product.

Great house and location horrible experience

We love our house and location but we had no shortage of issues from the very beginning and all the way through in working with Pulte. There is a clear leadership issue in this region. I would buy one of their spec homes but I wouldn't build with them ever again in South Carolina. The location is key and the houses are beautiful once they're done just be prepared to fight for what's right along the way.

We are not happy with the quality of the house built by Pulte. Our previous home was also a Pulte home and was in a great condition after more than 10 years. We are disappointed to see that the quality has gone down with the new house even though it is a more expensive home. There were many errors in the building process that we caught and had to bring to the field manager's attention. There were still many issues that need to be addressed after the closing.

The finishing of the house is below average and the price paid for the house seems pretty high. The corners are very rough and not finished as per expectations. Those were not smoothen for a nice look. The baseboards were left with holes; though the field manager send someone to fix those but those are still looking pretty rough. The paint on the baseboards is not smooth; it is still showing the filled holes different from the paint. The transitions and turns of the baseboards are not aligned and shows big gapes. It has been less than three months since house closing. As I recently moved in, I am still unfamiliar with many aspects of the house. I had questions specifically regarding the electrical system and sent text messages in hopes of receiving clarification, but unfortunately, I received no reply at all.

Ad for Pulte shows a person in business casual clothing taking time to sit & talk/work through the process of how things in the house work & some type of information on where things are. Sakes pitch & empty promises. Building manager even told us that he holds the paperwork "hostage" until we agree that the house is fine to get people to sign. I couldn't believe he said it out loud. I want to start off by saying our sales rep and construction manager were the only good thing that came out of this whole process. Tyler and Chris were the best to deal with on a regular basis and went above and beyond when we brought issues to their attention before closing. Pulte Mortgage on the other hand, I believe, should be investigated. We moved into our new home 3 months ago. There have been multiple issues since we moved in. These include electric hookups for lights being buried under drywall, the air conditioning not being fully hooked up and requiring additional parts to be ordered to fix it, and the concrete cracking on my front porch after a month. The service department after the closing made me wait for 3 weeks before I even got a response when I brought these issues up. Be wary is my advice as they charge a premium price for these homes but skimp on the quality.

No surprise Pulte is just like every other mass home builder.

It’s the usual. Sales department is helpful until you buy the home then no follow up. The quality sucks and the people building the home leave trash and empty beer cans at the house. Doesn’t matter who works at Pulte the people they hire to do the work have no experience and do a very poor job.

Process of buying not transparent

The sales agent at Greystone doesn't do business with integrity. She manipulated numbers in a deceiving manner. If one doesn't look at the numbers closely during the contracting, chances of you being mislead is very high. The mortgage interest rates also was not honored until I say I have to withdraw. Not responsive to calls sometimes and the mortgage department (Noah the loan officer) will respond to calls only when he wants to. To sum up, the experience could be better and more transparent to buyers.

Terrible mortgage team

Whatever you do, don’t use Pulte Mortgage. My loan advisor, who didn’t do any advising completely dropped the ball and I wasn’t able to lock into the terms that I signed up for. Brenden wasn’t apologetic nor helpful during any part of this process and neither was anyone else.

Worked fast but no attention to detail

This wasn't my first new build and the quality of subcontractors could definitely be improved. If it weren't for us checking in on weekly basis there would e been so many things missed such as structural work.

Pulte quality is not as epxected

Quality is the biggest concern. From the building materials to the construction process itself, there are issues at every stage. Initially, I believed that Pulte was responsible for the end-to-end delivery with a strong focus on quality, but that’s clearly not the case. There are still numerous areas where things are falling short. Given the price I paid, I don’t believe it’s worth it. The overall experience doesn’t align with the expectations set at the time of purchase.

Our experience was less than expected from the financing, title and the HOA with whom Pulte has contracted . There is little to no response on most items. The only people who have been responsive and supportive are James and Tyler from the building team. They are great.

The contract process was great. Terry in double branch was very informative and communicative and everything was great. Our first construction manager, Sonny, was also great and gave us timely updates. Our second construction manager, Matt, pretty much ghosted us. We were halfway across the county and really looked forward to the updates, but they just stopped. Make sure your Pulte house is perfect BEFORE closing!

Don't close on a Pulte house if you have ANY outstanding issues! It is impossible to get them resolved after they have your money. We have been waiting 2 months for them to replace sod that was dead when we closed. They won't fix the creaky floor until our one year mark (or if they fix it now, they won't fix any more creaking caused by settling in the future). They claim all the uneven pavers on our lanai are "within tolerance". Ditto for the uneven floor in the kitchen, which had to be leveled by the flooring installers we hired after closing. We would NOT buy a Pulte home again. Not all bad. Our builder was good, but sales team were liars and deceivers. We were sold a lot on a small lake/ pond that retained water when we bought it. Our contract even called it a lake lot. Then a couple months later, Pulte informed us it would not retain water. It was now going to be a Detention pond. Warranty department very slow in responding to simple issues and then telling me that my Ring door bell that never worked was a Do It Yourself warranty return. Extremely poor communication with regards to the "REAL" time frame for completion of the home build. They'll tell you what you want to hear at the time, but that's usually all it was. Telling you what you want to hear. Another very aggravating part of the home building experience was really not knowing precisely what you're building. They give you almost NO information about the exterior look of your home. Poor follow up on issues after closing

- The real estate agent was excellent in his service (Mr. Chris). - The bank was very bad; they were still asking for documents on the day of closing (I don't understand). - The materials are by the type of property purchased. - The workmanship was not good, as we had flooding in the yard and alley almost every time it rained. We requested a solution, but nothing was done (we are worried that it might get into the house). - We have some minor issues related to painting, drywall, and electrical work, but they have not been resolved either.

I don't recall any positive moments throughout the process. Quality questions/concerns were flat or ignored throughout the process, to say communication was poor would be an understatement, having to push closing because of multiple instances of negligence by construction teams, replaced damaged grass with dead grass after rutting up front yard fixing the damaged driveway, and no walk through with anyone except the completely incompetent and rude construction foreman who couldn't answer a single question just finished it off.
