We were moving from out of state so just really felt like we were forgotten or intentionally pushed to the side because of that. We had delay on top of delay, which we understand happens in construction and wasn’t 100% Pulte’s fault, but they way they handled it left us feeling very discouraged and nervous. There have been a few issues with Pulte. The first day we moved in the AC was not working; the water heater was not working correctly for the whole month of June and almost halfway through July. The plumber came out anywhere from 5-7 times and finally got it fixed. The master bath faucet, when running the water the water splatter out. The oven was not preheating like it should. Pulte sent someone out and they informed us that the oven was good but that the electrical wiring was not hooked up correctly. So then an electrician was sent and they fixed the problem. I can’t say my experience was all that great. I had my sales person hold a lot for me because it wasn’t released for sale. I made an appointment to come purchase my home and the day I arrived he gave my lot away even though I communicated with him several times about it. The lot they sold me they said was a 60’ lot and it wasn’t it was 50’. My construction manager changed three times during the building process. The quality of the finishing work is very poor. Hard to get responses from our construction manager as well as our customer service rep after we closed. Miscommunication caused us to not have the proper elevation package we asked for. Had major issues with our AC and dryer as well as minor issues with our dishwasher and street drainage system. Our sales rep Christine was great and very responsive, but getting help fixing these issues from the rest of the team was difficult, took a long time, and we only received responses and action by constantly following up and complaining.

All kinds of surprises during closing. The builder isn’t professional enough. Different people employed by the builder have different versions of the same fact and nobody is willing to take the responsibility for the problem. The construction side was great but the sales and title side were not great.

We had no say in how the house was laid out on the property. The house was placed 5 feet away from the property line on one side leaving a large piece of property on the other side. We were just told it had to be this way. If this was pointed out to me in the beginning I probably would not have bought the house for that lot. Pulte touts their quality control, pride in the care of their new construction and communication. Quality control was missing and communication was one way - from Pulte to resident. Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

Inferior products, with low quality contractors unsupervised by builder

If you buy a house from Pulte you must keep on them constantly to make sure the job and quality is as expected. Unfortunately the contract with the builder is so one-sided favoring them that you essentially don't have any recourse when things are done poorly. The design and layout are great, it is a shame that the build quality is not up to the standards they used to have. Also beware, Pulte is cutting corners on materials in the house. Even upgraded items like kitchen cabinets are poor quality. Unfortunately I will never buy another Pulte house.

The home buying/sales part was ok. Just like a normal buying house process would be. Long story short… the house designs are beautiful and spacious.. I just would think at the price I paid I would expect better than my final product. Inside doors were horribly painted. The plywood boards underneath the floor planks make knocking/clunk noises as you walk around the house. The drywall in almost every room has been sanded down bad. We purchased our home from Pulte based on the quality of work that we saw in the model home and the sales personal. From the start all of their subs were sub par , from the block work to framing and roof and siding . We have been in our home for 1 month now the sprinklers did not work for 1 month and the grass is dying . Buying a new home has many expectations based upon what one pays and the quality of that purchase. We were shocked with a new home with no finish out on the garage, no gutters in a heavy rain area, no fans or light fixtures, no finish out on the laundry room and a new home with wire racks in all closets (very cheesy at best.) All of this will cost us $12K or more, . While we fully understand what you may call a "spec home" yet you seem to take advantage of what you provide to a new home owner.

Error after error was made, and our house sat for weeks at a time with no work being done, while houses around us (most significantly including Pulte spec homes - built for their own account) started months after ours and closed months before. Great experience with our sales person, Vanessa. Always there for us, even after closing and made the process smooth. Our superintendent Morrison was all promises and no results. Warranty is touch and go with our warranty rep having communication issue but when we involve his boss, repairs start to happen! Our home had 49 items for warranty and even the warranty rep said he was shocked it closed in the condition it did when he came over. This is my 19th house and I’d have to say, it’s probably the worst quality of all of them.
