Our closing was delayed majorly, and we were not even given a closing date until two days before closing. After closing, we are not getting any prompt responses for the issues we're facing. It has been two weeks since I raised an issue with warranty team without any helpful update until now. I'm not sure it pulte was good earlier, but I can't imagine other builders being worse than this.

We are very disappointed with our pulte purchase. During our pre-construction meeting we were showed by our project manager plygem fold out windows we were getting with the house. After we moved in, we discovered pulte switched out all of the windows without our knowledge. No email or phone call. The windows we received do not fold out. We asked pulte about replacing the windows and they refused. We also had no hot water when we moved in. We had to call an emergency plumber to get hot water. We had versions issues such as the house was not cleaned when we moved in. There was blood behind ...

Pulte Homes - Our Construction Field Manager, Chad was the only one who communicated

Our Construction Field Manager, Chad was the only one who communicated with us; he saved our faith in Pulte. He knew of our frustration with the delays, and he did his best to assure that we were informed without us having to reach out to him first. He also did his best to make sure that when we moved in we had a complete home. We are very thankful for all that Chad did for us! Nick has also been really great at making sure that issues are fixed now that we have moved in. His responsiveness has been greatly appreciated.

Manny and Austin have been great on the construction side and warranty side to fix issues, but the quality of the home is poor. Clearly sloppy and quick work just to get the house done. Cabinets aren't level, trim is not square or flush, paint is sloppy and dripping. Paint is everywhere in grout and on the floor. Doorways and walls are clearly not level or square. Drywall finish in the entire upstairs is bad and has to be redone. The landscaping was quick and pretty sure the sod was dead when installed, grass still hasn't grown 2 months in and not sure if Pulte is going to replace it or not.

14 months to build this house

Signed to build this house in February of 2021. Supposed to be complete in August, 2021. At least a half a dozen delays, 3 Construction Managers turned over. I'd find out at the last minute about delays requiring me and my wife to find another place to live after selling our home. Most of my construction close updates came from Pulte Mortgage. Each department pointed at the other as the arbiter of the decision. CMs were just about silent through the whole process - communicating nothing. Andrew being the one exception. Finally closed on the house March 15, 2022. Still waiting on sod ...

Buying process was rushed and prevented time to research to avoid surprises, such as the terraced streets with open view fence in the back so that people can see into your yard. We found out you cannot plant anything to effectively block the neighbors from seeing in and that was not disclosed either. Exterior choice is very limited and too many houses look the same. HOA doesn't let you change enough. Also reported some issues that need fixed to the number they gave us and nobody has followed through with even a phone call or email. House was completed 6 months behind schedule and everything was rushed to completion. House wasn’t thoroughly cleaned at closing, and the builders had to come back after closing to repair areas that were lacking.

For a new townhome, the building quality is fine - not the best, but not the worst it could be. The main issues were the construction timeline and customer service - Pulte is all sales, no substance. They put on a great face, but when it comes to getting details about the construction timeline, where materials stand, where the inspections stand, they are just about the worst at communicating this information. The 5 star review for responsiveness goes to our warranty manager for his professionalism and hard work to get all our issues fixed. However, buyer beware. They rushed us to close on home that was not completed. Only gave us 17 days to notice for closing instead of at least 30-45 days. The quality of workmanship is subpar. Our punch list continues to grow with issues we are finding after closing.

Everything went well until after closing. The issues that remain are partly back ordered but not all. Pulte has been like pushing a rope to get the remaining punch list warranty items completed. We are almost 4 months after closing.

I would recommend other buyers to refuse to close until all significant items of the home are completed. We paid $1,350 extra for "Insulation at interior wall adjacent to Owner's Suite...". 7 feet of that adjacent wall (about half) was not insulated. Pulte's representatives say "since it is not an exterior wall or involve plumbing they refuse to insulate it.".

Frustrating and an overall disappointing experience

While the work and communication with Elaine and Chad were quite good, watching the overall build process was very disappointing. The trade workers did not appear to show any pride in their work and their sole purpose was to get done as quickly as possible without any attention to detail. After move in it has been discovered that most of the products used are of poor quality. We are still waiting for resolution on an issue with one of the appliances that was in the unit. Not what we ordered and paid for. This appears to be coming to a resolution soon.

The poor quality of workmanship. I have lived here for 3 weeks and can’t get my mail because they changed my address and is wasn’t registered with the post office. All my packages get sent back undeliverable. We are upset with how much is wrong.

Make sure you look at everything the contractors do because the workmanship is poor. Our house is beautiful but so much needs fixed. Make sure you are getting the things you paid for.

On site agent and builder were excellent; however Pulte, the Company, focused only on their profits, ignoring the impact their actions had on buyers. Pulte demanded some closings take place much earlier than anticipated which cause considerable inconvenience, stress and costs for these buyers. This rush by Pulte to close homes before the end of 2021resulted in incomplete and shoddy workmanship. Design center also made mistakes w/ buyers' selections. Customer service department and local builder make sincere efforts to resolve these issues which should not have occurred in the first place.

Ovan was not working from 27 Nov 2021. It was replaced on 28 Dec 21. Paint was wrong whole house. Hot water we are getting milky as of today. Replace hot water but still getting milky water

Overpriced for quality of build

For the price we paid for our home, I would have expected better quality workmanship. We have needed to have several things corrected that resulted from shoddy work, such as crooked mirror, installation of damaged window casing, replacement of damaged or defective cabinet doors. The cabinets are not great quality, and we paid a premium for the convenience package. The touch up paint the painters used (and what was left for us) does not match exactly, so it stands out. It takes forever to get hot water to most of the house, so plumbing design is an issue. HVAC design is poor as well. The floor ...

The overall experience I got from Pulte were not good. Sales representative were fine with all my questions and requests. But when it gets to see the quality of work and material you get from Pulte not as what they advertising. I have found many things that are not worked as professional. They are not responsive to the issues I found around the house and reporting them. Overall I was expecting to get good quality of build and material when I am paying a good money for it.

Craftsmanship was very sloppy. Examples include window frames that are not straight, painted walls have spots where paint is missing, paint on carpet, flooring has spots that are not sealed to concrete, blobs of grout on shower floor and garage floor, missing door stops.

Overall we love our home because it’s our home but the buying process with Pulte was painful, stressful and not pleasant. There were many times we wondered if we made the right decision. The contractors are just sloppy with their work and the sales people are completely untrustworthy. If the customer experience was better, they’d really be at the top of the game because the home designs are beautiful. Purchase with caution and just know what you’re getting into.

There were numerous discrepancies with our home that were addressed during the final walk through that have yet to be fixed. Other issues continued to be found even after moving in. For example, lights in the kitchen do not turn on as well as the closet lights on the second floor. Overall, if we had to do it all over again we would have not chosen Pulte at all
