The contract process was great. Terry in double branch was very informative and communicative and everything was great. Our first construction manager, Sonny, was also great and gave us timely updates. Our second construction manager, Matt, pretty much ghosted us. We were halfway across the county and really looked forward to the updates, but they just stopped. Our third construction manager (That's right we had 3), Justin was much better and sent updates and responded to all questions. Make sure your Pulte house is perfect BEFORE closing!

Don't close on a Pulte house if you have ANY outstanding issues! It is impossible to get them resolved after they have your money. We have been waiting 2 months for them to replace sod that was dead when we closed. They won't fix the creaky floor until our one year mark (or if they fix it now, they won't fix any more creaking caused by settling in the future). They claim all the uneven pavers on our lanai are "within tolerance". Ditto for the uneven floor in the kitchen, which had to be leveled by the flooring installers we hired after closing. We would NOT buy a Pulte home again. Not all bad. Our builder was good, but sales team were liars and deceivers. We were sold a lot on a small lake/ pond that retained water when we bought it. Our contract even called it a lake lot. Then a couple months later, Pulte informed us it would not retain water. It was now going to be a Detention pond. Warranty department very slow in responding to simple issues and then telling me that my Ring door bell that never worked was a Do It Yourself warranty return. Extremely poor communication with regards to the "REAL" time frame for completion of the home build. They'll tell you what you want to hear at the time, but that's usually all it was. Telling you what you want to hear. Another very aggravating part of the home building experience was really not knowing precisely what you're building. They give you almost NO information about the exterior look of your home. - The real estate agent was excellent in his service (Mr. Chris). - The bank was very bad; they were still asking for documents on the day of closing (I don't understand). - The materials are by the type of property purchased. - The workmanship was not good, as we had flooding in the yard and alley almost every time it rained. We requested a solution, but nothing was done (we are worried that it might get into the house). - We have some minor issues related to painting, drywall, and electrical work, but they have not been resolved either.

I don't recall any positive moments throughout the process. Quality questions/concerns were flat or ignored throughout the process, to say communication was poor would be an understatement, having to push closing because of multiple instances of negligence by construction teams, replaced damaged grass with dead grass after rutting up front yard fixing the damaged driveway, and no walk through with anyone except the completely incompetent and rude construction foreman who couldn't answer a single question just finished it off.

We were moving from out of state so just really felt like we were forgotten or intentionally pushed to the side because of that. We had delay on top of delay, which we understand happens in construction and wasn’t 100% Pulte’s fault, but they way they handled it left us feeling very discouraged and nervous. There have been a few issues with Pulte. The first day we moved in the AC was not working; the water heater was not working correctly for the whole month of June and almost halfway through July. The plumber came out anywhere from 5-7 times and finally got it fixed. The master bath faucet, when running the water the water splatter out. The oven was not preheating like it should. I can’t say my experience was all that great. I had my sales person hold a lot for me because it wasn’t released for sale. Hard to get responses from our construction manager as well as our customer service rep after we closed. Miscommunication caused us to not have the proper elevation package we asked for. Had major issues with our AC and dryer as well as minor issues with our dishwasher and street drainage system. Our sales rep Christine was great and very responsive, but getting help fixing these issues from the rest of the team was difficult, took a long time, and we only received responses and action by constantly following up and complaining.

All kinds of surprises during closing. The builder isn’t professional enough. Different people employed by the builder have different versions of the same fact and nobody is willing to take the responsibility for the problem. The construction side was great but the sales and title side were not great.

We had no say in how the house was laid out on the property. The house was placed 5 feet away from the property line on one side leaving a large piece of property on the other side. Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

Inferior products, with low quality contractors unsupervised by builder

If you buy a house from Pulte you must keep on them constantly to make sure the job and quality is as expected. Unfortunately the contract with the builder is so one-sided favoring them that you essentially don't have any recourse when things are done poorly. The design and layout are great, it is a shame that the build quality is not up to the standards they used to have. Also beware, Pulte is cutting corners on materials in the house. Even upgraded items like kitchen cabinets are poor quality. Unfortunately I will never buy another Pulte house.

The home buying/sales part was ok. Just like a normal buying house process would be. Long story short… the house designs are beautiful and spacious.. I just would think at the price I paid I would expect better than my final product. Inside doors were horribly painted.
