The model home was nice

Everyone seemed nice until they started delaying the date of closure. We had to wait 3 extra months. It feels like the house was rushed. Two days after we moved in, the cloth rack in the master bedroom broke (this had the same amount of clothes that I hung in my apartment) that speaks a lot about quality. Less than a month after move-in, the stairs has cracks already, the drywall in the basement has dents (noticed this on day 1), the vent was not open, had to call them to come fix it, part of the exterior design fell off (still waiting for them to fix it), the guest shower head is falling off ...

Sales was horrible after signing contract meaningless threats about rewriting the contract. Warranty department is non responsive and sent a Warranty call for another home to ours been a month and the issue they caused is still not fixed.

The preaproval was amazingly fast. It made me feel confident that when the time would come to finalize, it would be equally fast. It was not. I couldn't believe the amount of hoops I had to jump though to get this home. I wish I had been warned to spray pesticides to kill off all the bugs that made my home theirs throughout the build process. We had to forego the radiant barrier with no replacement option. Pulte homes was supposed to be energy efficient and now summers will feel a bit more uncomfortable. The tile job quality of the 9k shower isn't up to par. It's uneven. The recessed ...

Very bad closing experience with Pulte Mortgage. There are issues with water staying in front of the house and some other issues internally.

We chose Pulte because of name recognition for quality homes. Unfortunately we are not impressed by what we received and there are still issues with our home. I would definitely have to think twice if I were ever to buy from Pulte again.

While we love the house and the neighborhood, the process of getting here was terrible and we will never go through Pulte again. You have to stay on top of them on every little thing and not trust them to do what they say. Get everything in writing, check every option you pick for your home, follow up on the price of everything because they will get so much wrong and will try to overcharge every chance they get. Be aware that their mortgage options through Pulte are very invasive and will require more financial paperwork and hoops to jump through than a regular bank will, although the extra ...

Be cautious before signing contract. You will be locked once signed and no way you can negotiate or request of changes. Zero flexibility on minor customizations to home or options. Quality control is not good and often buyers find most issues before closing.

Mortgage and Closing are lousy. Building was slow and lacked communication

Pulte pushes using their mortgage company, but they do not know what they are doing and do not communicate well. We waited for 4 months for a decision only to be rejected and told I had three weeks to get a full mortgage commitment or the entire deal would be voided. I had two mortgage approvals within two weeks. Building process was slow (6 months) with little to no communication until the end of the process. Multiple homes were started after ours and delivered weeks before. Even after 6 month build time, there are multiple outdoor items which need completed more than a month after ...

Project manager was great but closing manager was horrible

If you are using your own title company the experience will be very taxing. The closing coordinator for Pulte was a nightmare. I received 5 different closing dates which made me jump through hoops on my end and not one phone call or email was returned by the senior closing coordinator. It was stressful. I was also promised a faucet upgrade and was told it was ordered and that never happened.

Very Unpleasurable Sales Experience & Process

Sales experience started off good however mistakes are made on Pulte’s sales staff part. The way it was handled it was unfortunately very displeasing and unprofessional. There so cold “IN-house” Pulte Mortgage team was very condescending, Contradictory & Arrogant in their delivery of messages, Almost as though you are wasting their time or bothering them! The only bright light was the builder who tried to do his best in his Construction crew making structural mistakes however eventually most issues, got handled.

Horrible field manager

Make sure you have a good field manager, basically the General Contractor of the build, that has good communication skills. Ours, no longer with the company, only wanted to communicate through phone calls, didn't reply to emails, deflected responsibility, and gave false timelines. We had our "celebration walk" when the home still didn't have water, pass inspections, and receive certificate of occupancy. Told us the closing date had to be pushed out the day after he told us we were "good" to close.

Site Manager Horrible

Site manager didn’t provide any photos of the house during the build process. Was “extra” helpful when we signed for the house because of a survey. Gave him a bad survey, so he quit taking our calls, emails, and text messages. If it wasn’t for the site manager, I would rate Pulte much, much higher!

Sales agent being unprofessional about an issue we had

We’ve had plumbing issues multiple times. One plumber found paint inside the toilet tank clogging it. The paint inside the home rubs off if you attempt to clean anything off of it. Everything that touches the wall leaves a mark or rips the paint off. We have multiple chipped tiles and it occurred within the first 1-2 months of closing. Roxanne, the sales agent was very unprofessional when we had an issue about a stair-railing selection. Pulte was very prompt in following up with these issues once reported. Our home cost in the upper 300’s, we expected a little more.
