Sales agent during sale was less than enthusiastic when showing the house. Not too much of an issue though because we loved the location, and the house looked great at first. There were some problems during closing because of lack of communication between the sales agent and the closing office and we didn't actually get the keys to the house until the day after closing. After moving in, this is where things get difficult. We've noticed some structural and build quality issues including for example a leaking ceiling, doors that won't close properly, missing fixtures, and loose shelving that creates an unsafe environment to live in specially with younger kids. Submitting a warranty request was easy enough through the online portal. Getting someone to speak with and come take a look at the issue is a huge problem though. It's been over a month and no one has come to look at some of the issues yet. Warranty manager claims the issues are responsibilities of the field construction manager and refuses to handle this as a warranty repair. Field construction manager on the other hand has been unresponsive for more than a month. So now it's been more than a month and I still have sections of the house that are unusable because of the safety risks, and it's preventing us from finalizing our move and organization of our property. I am now looking into filing official complaints and taking legal action. Warranty contract says issues will be examined within 30 days, so I guess they're already in breach of that contract. If they continue to claim that these are construction and not warranty issues, as per the purchase contract, any construction concerns will need to be completed within 3 months, so I guess I'll let them know they have less than 2 months left. In any case a BBB complaint is coming their way at the very least. Besides the warranty process horrors, there's also a lot of build quality issues that looked ok at first, but are problematic after further inspection. These are specially evident in areas that are not easily noticed. For example out of all the windows on the house, only 3 have level window frames. So I'm mounting window blinds and they're all crooked. There's also hidden things like the gang box cutouts for lights and outlets being cut crooked making it impossible to cleanly install smart lights/outlets or replacing the face plates. Also the strike plates for the door locks were poorly installed and provides no security from intruders at all. Then things like unleveled floors where I had to adjust the fridge and washer/dryer to the extremes just to get the appliances level, and I still have horrible vibrations coming from the washer because of the unleveled floor. ... Build time was 4-4 1/2 months. Some mistakes were made but were immediately address. Size and quality of the home, compared to other builders is a better value. Mike our contact was hard working and very responsive.

You typically only read the negative reviews when it comes to home builders. I am here to tell you that our experience with the whole Pulte home building process was exceptional. You can immediately tell when walking into the model homes that their workmanship is much greater than most builders. From our initial meeting with our sales rep, the mortgage team and our amazing Field Supervisor, John, we were pleased and confident we were getting a wonderful product. Living here a month now, it is beyond our wildest dreams. If we decide to build again when we retire, we will be using Pulte.

Our superintendent Lester was amazing. He is a true asset to the Pulte experience.

We loved the team we had during the build. They went above and beyond.

We loved everything about the process with building with Pulte! From the day we walked in the door working with our sales rep to the final walk through with our field manager. I would recommend anyone to build with Pulte!

From start to finish we had a great experience. Maxwell our salesman was great and Mike B. our builder was also great.

House was rushed and lots of mistakes just ignored because they use different contractors. I still have tape on my walls and cabinets that was suppose to be taken care of before moving in. I keep finding issues daily since moving in a month ago. They are going to need to redo my downstairs flooring it’s that bad! The people you work with are super nice but they are overworked and can’t provide the customer service and project management required!

My family is already dealing with a lot of issues in the first few months of living in our new expensive pulte home. There just seems to be a lack of care put into making a presentable product for the home buyer.

The Pulte team from sales to construction were extremely efficient and cooperative, making the process of buying a home stress free.

Some finish work amateurish. Appliances very basic.

A slight communications issue on a couple of things. They were resolved. Always courteous and polite. No major problems.

Communication about home was lacking at times throughout the process. Numerous issues, mostly minor, but still issues with workmanship. Poorly painted walls, caulking, drywall. Seems rushed and lacking attention to detail

Quality of the materials is very very low class!!

I purchased a new-construction unit in South Village because of the great location and pretty, modern exterior. However, the overall buying experience and quality of the interior of the home are sub-par. Starting with the sales experience, it appears there are communication issues with Sales and the construction team. Many times, I made decisions on finishes with my Sales Rep only to find they were completely ignored by the construction team. For instance, I chose a tiled shower and one weekend I came to visit the house and a plastic molding one had been installed instead. Secondly, my Sales Rep tried to change things we agreed upon. We agreed upon hardwood treads on all the stairs, and at the last minute he said the top floor staircase was going to be carpet. I had to argue with him to get him to honor what we agreed upon. Luckily, my real estate had it written down in her meeting notes so I was able to leverage that. The construction team also does not provide timely updates and the updates they do give are wrong. You are left in the dark wondering what is being done. Lastly, the workmanship is below average. Starting with the garage. They did not let the concrete dry properly which caused it crack. They pulled it up and filled in the cracks with a very noticeable caulking agent. It magnified the cracks 10X and now looks horrible. I tried to get them to fix it properly as this was not how any of the other garages were but they refused. I am now left with huge ugly cracks in a brand-new garage. In the interior, they stained the staircase with a stain that does not match the hardwood. There are paint splatters all throughout the steps and places where they dropped paint and rubbed it off. They walked on the stairs after they put the finish and you can see footprints throughout. I had hardwood companies come look at it and they all said it was a poor quality job. Even the original painter came in to look after I filed a warranty claim and admitted it was done very poorly. Still they are only offering a touch-up job instead of re-doing and making it right like they should have the first time! The paint job was shoddy too. There are touch-up spots everywhere. Paint on the lighting fixtures. Even the electrical outlets were done in a sloppy way. They put the fan first then the light switch as the second one in the bathroom. You have to push down instead of up for the light to come on. Overall, it seems like they place very little emphasis on customer experience and quality control. They know the area they are selling in sells itself so their attitude is take it or leave it. At least that is how they treated me when I almost walked away because of the garage issue. I would not recommend buying from this company unless you are comfortable paying for a lot of contractor work to fix the mistakes they would not. I have to get my garage re-done, stairs re-stained, interior repainted all to get to a decent standard. This should not be the case on a brand new-home! ... More

We were not pleased with out sales agent at times. Sometimes it seemed she put her own interests or that of Pulte before our interests as homebuyers. We wished that we had used a realtor of our own or that she had encouraged us to read the contract before we signed or be more prudent about unnecessary upgrades, etc. The builders were polite and competent. They were eager to exceed out expectations and offered extras to make sure we were pleased. Some of the issues we had with buying our new home had nothing to do with Pulte, but with selling our former home and the closing process and also the mortgage approval process which was arduous. Overall, we are happy with our new home and wouldn't buy form any other homebuilder but Pulte. This is our 2nd Pulte home. ... More

I bought a brand new house from Pulte Homes in October 2020. I closed on the house & began moving in. However, there are a SIGNIFICANT # of problems w/ the house. One of the closet door knobs is missing. I have a water leak. One of the toilets was not properly installed. The carpet had a large # of nails sticking up. There was a lot of construction debris in the backyard. The garage door is really loud while opening or closing. There are at least 1 dozen other issues. These things should not be happening, especially w/ a brand new house.

After getting our home inspection report, all of our issues were fixed or repaired.

Complete nightmare! From poor materials to inexperience, cheap contractors. Add that with zero quality control and you get a poorly built house. Pulte's only goal is to get your money then forget about you. They rushed us through the closing process, (still had blue tape after we closed) rush the construction process at the last minute. Get you to close then refuse to come back and fix anything. We have been in out home for 4 months and have beet met with unanswered emails and phone calls. Although customizations are not an option outside of the available upgrade options (the negative for our situation), the build quality and workmanship is not far off from high end builder quality (the positive). This is our 2nd Pulte home. We had spent the last 2 years looking to move to a better location for our family situation. We looked at many existing homes and competitive builders, but ultimately ended up picking Pulte for their ideal home layout options, high efficiency standards, and quality (as seen in our last Pulte home and our current home. We recently closed on our home and love the house however I'm not sure how to rate it just yet as there are some concerns with our home that we are waiting on to be addressed by the warranty department. Our agent was nice but she forgot some things that we wanted in our home. Our building manager was great about keeping us posted on updates during the building process. Quality or workmanship on the home.... I would give 3 or 3.5 stars for the price we paid. There was quiet a few cosmetic things like scratches, dings and (chunk missing from the plastic on the big sliding glass door, missing caulk, missing paint, paint on the carpet) and overall quality of the subcontractors that were overlooked. There were also a few of things that came up on our inspection report like the roof shingle placement and uneven foundation and sloping in some areas that were noted as carelessness. When I sent an email to the warranty department they were quick to respond and requested a copy of our inspection report. So, again this survey is a bit premature because we are still waiting for Pulte to get back to us. ... More
