We had one issue after another with our build. We would tell CM something was not correct, their response was on it but it never got changed until we demanded it. Towel bars are not hung straight, don't match on both sides of the sink. Take lots of pictures at your design appointment. Make sure you have correct samples of what you are picking for everything. Get exact names of products, ask the designer is this an accurate sample of what will be installed. If you build with Pulte, I would not do any upgrades with them. They do poor work. There is no love for the customer from Pulte Homes. Currently, we do not have an oven that works. The elevator has been out of service 4 days-unsafe and certainly not fun when you are moving in and it is 95 degrees out. We closed two months ago! We shouldn't be paying HOA fees if services are not being administered. From day one, were told we don't negotiate, you get what you pay for. They offered us dated basics; short cabinets for tall ceilings so you pay more for everything: knobs, colors, lights, etc. Follow up from sales team was terrible. We would NOT buy a Pulte home again. Not all bad. Our builder was good, but sales team were liars and deceivers. We were sold a lot on a small lake/ pond that retained water when we bought it. Our contract even called it a lake lot. Then a couple months later, Pulte informed us it would not retain water. It was now going to be a Detention pond. Warranty department very slow in responding to simple issues and then telling me that my Ring door bell that never worked was a Do It Yourself warranty return. Extremely poor communication with regards to the "REAL" time frame for completion of the home build. They'll tell you what you want to hear at the time, but that's usually all it was. Telling you what you want to hear. Another very aggravating part of the home building experience was really not knowing precisely what you're building. They give you almost NO information about the exterior look of your home. Pulte Finance is the worst!

My story is too long to tell about the finance division, but I felt like I was watching a version of The Kindergarten Keystone Cops! Sooo inexperienced and deceptive. I reported them to several government agencies for their shady business actions. Sales agent Cynthia was great, but “left out” important information about the homes structure elements and use of the amenities. The Construction manager Ryan was awesome. He pulled everything together for us so we went through with the purchase. I have yet to find a problem other than a few dead azaleas.

Poor follow up on issues after closing

As far as quality and workmanship is fair, they take short cuts and the people they use hardly speak English and you are paying top dollar. This is my second Pulte home and this will be my last.As far as sales and the project managers we’re awesome, give them a raise.

Beware of Dishonest Sales team

The salesperson I worked with was dishonest on multiple occasions. While Pulte has a decent reputation, this individual lies and manipulates situations with no accountability. Then when concerns are escalated, you’re sent to a general sales manager who pretends to listen to your concerns, only to be dismissed, disrespected, and told “you can always find somewhere else to live.” As soon as I moved in and began talking to others in the community, they shared similar stories about how this same salesperson misled them on several occasions. Horrible transition

Don’t close until all issues are fixed!

I closed on my home even though there were issues pending. One month and a half later, I still have major issues regarding the landscaping. So if possible, do not close on the home if you have issues pending.

We spent A LOT of money on our Pulte home and we've had countless corrections and fixes that have had to be made from the flooring and walls to the A/C. The warranty department has been pretty responsive to issues post closing and has done a pretty good job there, but our construction manager did not. We had a TON of issues to resolve just prior to closing and several had to be postponed until after closing due to lack of responsiveness in taking care of them in time. Poor finishing of garage and not trustworthy staff member

Finishing of my room garage was not appropriate. I found so many holes in garage and surfaces are uneven. Before closing I met ryan home supervisor. We found some small issues during inspection and he told me we will take care of everything. I request him to move outlet from bottom to top for TV. - The real estate agent was excellent in his service (Mr. Chris). - The bank was very bad; they were still asking for documents on the day of closing (I don't understand). - The materials are by the type of property purchased. - The workmanship was not good, as we had flooding in the yard and alley almost every time it rained. We requested a solution, but nothing was done (we are worried that it might get into the house). - We have some minor issues related to painting, drywall, and electrical work, but they have not been resolved either.

There is a long list of issues, including faulty Procom Ethernet cables, large divots in the lawn that make it unsafe for play, water leakage in the basement and sunroom, and missing items from documented change orders, among other concerns.

I don't recall any positive moments throughout the process. Quality questions/concerns were flat or ignored throughout the process, to say communication was poor would be an understatement, having to push closing because of multiple instances of negligence by construction teams, replaced damaged grass with dead grass after rutting up front yard fixing the damaged driveway, and no walk through with anyone except the completely incompetent and rude construction foreman who couldn't answer a single question just finished it off.

We were moving from out of state so just really felt like we were forgotten or intentionally pushed to the side because of that. We had delay on top of delay, which we understand happens in construction and wasn’t 100% Pulte’s fault, but they way they handled it left us feeling very discouraged and nervous. There have been a few issues with Pulte. The first day we moved in the AC was not working; the water heater was not working correctly for the whole month of June and almost halfway through July. The plumber came out anywhere from 5-7 times and finally got it fixed. The master bath faucet, when running the water the water splatter out. The oven was not preheating like it should. Tony was a very difficult peerson to deal with as a construction manager

Communications with the construction manager is utmost important in the whole home purchasing process. Our experience with Tony was horrible. We were told by Tony that the foundation was going to be poured after the New Year holidays 2024. It was poured right after Christmas 2023 without our knowledge and as a result things were missing. This is July 2024 two months after our closing, we are still not able to enjoy our new home because there are still things that need to be fixed.

horrible finishes and quality

the build quality is horrible and the home was not even cleaned properly before i was given the keys on the day of closing. the build quality is such that , i keep finding some or the other stuff wearing off every single day. the construction manager doesnt even respond after closing. the island was never painted properly. just another sloppy substandard housing community which cramp into each other.

Disappointment!

We relocated from Wisconsin; thrilled to move into a brand new home. However, we were hit with a sobering reality that a new home doesn’t mean that the builder put any care into the home. We moved into a home with broken cabinets, literal holes in the flooring, pealing paint, pools of water in the lanai, electrical sockets not properly installed, improperly installed doorbell, mismatched windows, parade of ants, cheap appliances, and a sheer lack of care for the build of this home! We are left heartbroken for selling out beautiful home in Wisconsin for THIS! Would not recommend Pulte!
