We purchased our home from Pulte based on the quality of work that we saw in the model home and the sales personal. From the start all of their subs were sub par , from the block work to framing and roof and siding . We have been in our home for 1 month now the sprinklers did not work for 1 month and the grass is dying . Exterior paint around windows and caulking terrible, paint on roof , numerous broken tiles and leaks in roof , the flashing was 1” below the concrete siding which was short by 7-8”. The roofer said it might be a leak from a shower so we will call again to customer care ...

Lots of challenges from the beginning w pulse lender , time to get things done. And then when house under appraised only way to bring price down was to close 3.5 weeks earlier. However the house had a lot of punch list items that even with 2 weeks post closing was not finished. 5 weeks major items complete. Still a few left that time is tbd. The process started off easily, but then my house sat with no work being done for a month until right before closing. Then closing had to be pushed back twice. I’ve been in the house for a month and it’s still not done.

Lack of pride & quality workmanship, overpriced home

It's been a long journey, with no end in sight. We are not happy with the deficient workmanship of the trades Pulte hired. Little attention to detail on the finishes leading to multiple delays in closing. To say that this process has been very frustrating is an understatement and would not recommend this builder to anyone. People are nice, but this is our home, and unfortunately, they did not take that in consideration. They say they understood our concerns, but they didn't. Piece of advice: be vigilant and hold builders accountable throughout the home building process.

Poor workmanship - lots of sloppy work. Paint runs and spatters, cracks and chips in tile and quartz counter tops, kitchen cabinets and all doors (including glass shower doors and sliders misaligned. Trim was low cost and fairly rough for price. Door trim at front door is peeling away from frame. Responsiveness to problems was slow from the sales personnel to the construction managers.

1. When you use Puhlte mortgage company, they change rates on different items to keep your money. It doesn’t do any good to buy down your rate because your payment stays the same with the increase of charges they add. 2. Very hard to get them to fix any new house issues, in a timely manner. The construction manager and maintenance crew will tell you whatever you want to hear to get you off their backs and it won’t be true. Although we like the unit, dealing with Pulte has been very frustrating. From sales, to closing, to builder manager, to "customer care", there is a overall lack of communication and transparency. Finishing of our unit is messy and careless. Many items on our punch list have not been fixed, and our customer care people have not responded to our email requesting a meeting. Even a simple acknowledgement of our email would have been appreciated. Taking the experience as a whole, knowing what we know now, I doubt we would have bought from Pulte.

Buying a new home has many expectations based upon what one pays and the quality of that purchase. We were shocked with a new home with no finish out on the garage, no gutters in a heavy rain area, no fans or light fixtures, no finish out on the laundry room and a new home with wire racks in all closets (very cheesy at best.) All of this will cost us $12K or more, . While we fully understand what you may call a "spec home" yet you seem to take advantage of what you provide to a new home owner.

We experiences delay after delay in the construction of our new home and did not close until more than nine months after the promised date. Error after error was made, and our house sat for weeks at a time with no work being done, while houses around us (most significantly including Pulte spec homes - built for their own account) started months after ours and closed months before. We have several issues mainly related to design and architecture ranging from unreachable switches to rain water getting into the house from exterior door. Cheap material are used to build the house with a lot of defects, which took 2 months after closing and not yet completed. The process is a joke with LIES . They will rush you a date to do the walk and rush you a date for closing. My suggestion is that DO NOT TRUST THEM !

Our experience with Pulte had positives and negatives. We chose to build with Pulte because of the lot location and available floor plans, not because of a favorable Pulte reputation. Great experience with our sales person, Vanessa. Always there for us, even after closing and made the process smooth. Our superintendent Morrison was all promises and no results. Warranty is touch and go with our warranty rep having communication issue but when we involve his boss, repairs start to happen! Our home had 49 items for warranty and even the warranty rep said he was shocked it closed in the condition it did when he came over. This is my 19th house and I’d have to say, it’s probably the worst quality of all of them.

Have everything in writing that is promised before signing any agreement. Once you sign everybody acts like they have amnesia. The overall home is good for there price point I feel like they can put more into workmanship we had a lot of sheet rock imperfections half million dollar home you would think you would get a level 5 finish not the case. They sprayed cheap flat paint throughout the whole house ceiling and walls and they don’t paint the garage. The process to get things corrected after we closed has been a nightmare. It has been determined that the master bathroom shower and floor has to be demolished and redone, tile backsplash in our kitchen has to be ripped out and redone, had to repair a brand new dryer four times, crown molding poorly done in some areas and cabinets weren’t installed correctly and majority of the hardware for the cabinets weren’t installed properly and cabinets have to be replaced. The overall experience hasn't been great and I would not see myself recommending Pulte to anyone. We bought an existing home that was in the middle of being finished that another homeowner walked away from. First of all this builders scheduled the celebration walk through. We live out of state so we booked tickets, hotel and a car, then the week prior they said they were closed for a holiday yet they were the ones who booked the walk through date and time. Good building materials but very poor workmanship or poor contractors. Almost everything are heavily scratch after they finished installing (doors, windows, sink, bathtub, door handle .....). 3 sprinkler unit were buried sideways, some of units buried too low. There are many hairline cracks on the floor before we move in (bedroom, patio, garage). The cracks length from 1 foot to 8 feet and we was told those cracks are hydration cracks but I believe these are the foundation issues and it does come with 10 years foundation warranty, they don't do anything until the cracks 1/4 inch.

The experience with our salesperson, David was fantastic. Everything else was average or even subpar. At the closing, we only received one working key for our new home. The other 2 keys were uncut. We were told the proper keys would be sent in the mail instantly and over a month later they were not sent out. After contacting them again, they mailed us 2 keys but they did not fit the lock so we ended up buying a new door lock and installing it ourselves. Buying experience was great! Pulte does a great job of that initial days leading up to buying. The workmanship and home quality on the other hand was quite poor. From a large number of polish and quality issues to installation errors, it's been a journey from one problem to the other. Problems with AC, smoke detector, completing things that should have been done before Settlement, inability to access warranty website and no one answers the phone during normal business hours. Omar, Dale, and Jason are great, but I believe many others simply don’t care about doing a good job or even feel like working at all.
