Pros: Overall, I'm pleased with my new home. The fact that it is a new build gives me features not found otherwise in this area like an open floor plan and tall ceilings. The quality of the build seems great. No real issues with Pulte construction. Cons: Any upgrades they charge you tremendously over market value. As an example, I had wood flooring put in. The same flooring through Pulte would have cost over $60k as an upgrade charge. Having a third party come in after closing and demolish all the flooring Pulte put in and put in quality wood cost $20k. If you extrapolate that upcharge margin to all the upgrades, it feels way too expensive. Have had several warranty issues, mostly with electrical gremlins. The responsiveness of warranty repairs is pretty lacking. Sometimes I just would like to talk through something I don't understand about the house, and getting in touch with someone just to talk is a several day/weeks process. ... More

The sales person was friendly and prompt but everything else about the purchase process was terrible. Pulte made dozens of mistakes from sending emails to the wrong address (misspelled my email) to communication mistakes so bad you wonder if they were deliberate. Some upgrades we chose were poorly represented and we got things we didn’t like in the upgrade yet Pulte refuses to adjust them. After signing off the final walk through Pulte refuses to make final repairs as noted with blue tape during the walk even a month after we moved in. They also left dirt all over the house. Thank you for building my new home. I’m slowly getting unpacked. The builder team is very nice and good about communications. They will do whatever they can as quickly as they can if you have requests or concerns. The contractors work could be done a bit better for the price paid.

They have Great TEAM who did the entire home building very interesting step by step process with me we love that so if there is something we didn’t like it we could change it, thanks to everyone in Pulte

From Sales to Closing - what a great experience! We love our new home!!

The experience was extremely satisfying. On schedule despite the pandemic and very responsive throughput the process

1. First, we do really like our new house! These are some issues (not deal-breakers) that we have encountered after we moved in: 2. Very little closet space and storage space. 3. The house seems to be better suited to very tall people (the shelf in the shower is too high to be useable and the showerhead is too tall for my wife to adjust, the cabinets in the kitchen are too high to be used without a stepstool, the closet organizers are too tall to be useable for my wife - a person who is 5 ft 2 in - Even the shelf in the laundry is too tall.) 4. The closet organizers are not adjustable or easily removable 5. The shelf spacers/holders in the kitchen cabinets are extremely hard to adjust 6. The overhead LED lights are too high to be safely changed by the homeowner, even with a ladder 7. The driveway should have been disclosed as too short to park a car 8. Garage issues - of which we are currently dealing with Pulte and they have been very accommodating 9. When you use the icemaker, ice goes all over the floor by the refrigerator. 10. After using the dishwasher and opening the door to the appliance, water leeks on to the floor, There are more issues that I am still finding out about, so I would welcome the opportunity to submit a new survey after we have been in the house for two months. Make sure to pick out all your options and review everything, don’t be rushed. It’s your money, wish I could go back and make some changes!

We absolutely love our new home, such a family friendly open floor plan with great use of square footage. Our Pulte rep was very clear on upgrade prices from the beginning so we knew exactly what to expect. Construction stayed on schedule even during the pandemic. While we’ve only been in our home a few months, so far it’s been amazing and we’d highly recommend Pulte to anyone.

We love our new home, Pulte was very attentive to every detail that we saw that we didn't think was perfection and made it the way we wanted our home. Some communication was a bit slow, but it was answered eventually.

Way too many issues to explain right now, and I will not refer them to anyone!

Thought this would be a smooth move in. It was not. House was not complete and promises to fix took too long. Features paid for were not in place and were found at a later time. Some repairs are still needed after a month here.

Our new Pulte home is beautiful! The design options to choose from were plentiful. We are pleased with the Pulte staff; from the sale office, to the field manager, to the builders. Highly recommend.

Our Pulte home here in Berkshire Forest was completed on time by a team of professionals that really listened to our needs. From the day we walked in the sales’ office to construction to closing and to our final move a month ago, every step went smoothly. Questions and minor issues were addressed quickly. Moving from out of state during a pandemic was extremely stressful, but the entire Pulte team eased our worries, had a sense of humor, and treated us like family. My only tip for new home buyers would be to live close by or visit your home site frequently during construction, especially after framing. I was impressed throughout the entire build. The site was clean, if I pointed something out that needed to be fixed it was fixed in a very timely manner, warranty department is very responsive.

We have owned many older homes in our lives but this home is our first new home. All of the people that we have worked with have been very helpful and the few problems ( and I mean very few ) that we have had they have taken care of quickly. We will recommend Pulte to anyone looking to buy a home.

Never again should you let your house close before the builder has completed each and everything without anything pending. Even something as little as putting a nail in the wall. Because once your home is closed, forget about getting those items done. The project manager will not respond to any emails or calls. My yard was graded and seeded with lawn but had significant amount of concrete rocks and stones. In fact there were more rocks then mud. Upon raising up the issue with the Project Manager- he said this is how they do all the yards, which is a lie- as I had seen other Homes done in my neighborhood and saw them bring fresh mud in and removing the stone filled mud while grading. If you settle for their response and give you stone filled mud- good lick watering your lawn- yard will never hold water for long, will have water everyday to keep the lawn alive. Houses are extremely poorly insulated- meaning you can hear thing said any room if you are sitting in a living room. My paid upgrade for basement bathroom rough in was wrongly measured and placed 4” off then actual location. I regretfully settled and agreed to make the project managers life easy as it would involve cutting concrete. Now with them not responding, I wish I had not settled and make them do it the way it was suppose to. The sump pump in basement was installed 90ft away from its actual location as shown in the building print. Meaning if you have unfinished basement, they will put anything anywhere according to their convenience and whatever makes it cheaper for them. You must stick to the drawings and have them move any wrongly placed items. Now the list is long so I must stop here and end the review. But Do not CLOSE IF YOUR HOUSE IS NOT DONE TO YIUR LIKING. Everything has been great and we are so happy in our new home

I have had nothing but issues since the day I moved into this house. For the amount of money I paid, I should not be experiencing so many electrical issues. Not impressed at all.
