Make sure the mortgage lender, field manager and closing agent are in communication. Ours was a case of poor communication. Spend hours during walk through to make sure the faucets and electrical components work; check proper installation of sliding doors; run sprinklers, check sewage pipes are intact otherwise sewage will flow out on the lawn. Check if tiles especially the backsplashes are properly laid out. Ours was sticking out from the wall and could not be fixed other than breaking the wall. Double check closing documents especially if you paid some items ahead of closing because it gets included again in the closing cost. Don’t wait until you move into the house and find a lot of things not done right. Allow days to get things fixed before signing closing documents otherwise you’ll be unhappy when you find out a lot of things have not been done properly and you have to keep requesting for work orders. Garage floor and sliding doors and windows should be clean when you move in; check closely for glass scratches; check pavers for dry wall stains and cracks. Pulte needs to evaluate workmanship of their contractors as well as the quality of materials they use which are of cheap quality. When you move into a new house, it should be new and of good quality. After moving in, we found the garage was not insulated contrary to our purchase agreement. It then took numerous calls and threat of legal action to get this resolved. The contractors did a haphazard job fixing the issue. It also took multiple contractors multiple days to finish the work.

They don’t really care about anything to customers

The whole process went smooth. Our home was finished on time and there was good communication along the way.

We had great success working with Ellen in sales and Peter as the PM. We are very happy with them and their attention to our concerns and questions. We continue to be frustrated with the paint, texture, tile, door, electrical, appliance, etc.. work the subcontractors completed too quickly and with poor effort and attention to simple detail.

The entire Pulte team has been wonderful to work with. Thanks for your attention to detail and support.

So far so good. Great building experience

Beginning when I decided to purchase this home, the Pulte employees have been responsive to all my questions and concerns. My Field Manager answered every email quickly and made me feel that I had a primary role in the building of my home. Now that I am here, I am thrilled with my home, my neighborhood and community.

Follow up to correct deficiencies was bad. I felt like I was chasing the project manager to get things done..its ok ..I just did it myself..shutters that we paid for didn't get installed and took forever to get a schedule..not happy at all..

Great Workmanship, timely and trustworthy for the price paid.

The home building process was good. Had few minor issues before the closing which the field manager had taken into account and said he would get them fixed. But the field manager has only done a few and still lot more left to fix, but he does not respond to emails anymore.

Overall the house is great but there have been many issues and many warranty calls within the first month of ownership. The house was rushed to be completed and it very clearly shows. The field managers we worked with were great and I don't have anything negative to say about them. Our sales rep wasn't very responsive or helpful though.

Great community and friendly people

The "celebration walk" and the closing date is too short, the list to fix things identified during the walk was not 100% completed but we still have to check the "complete to my satisfaction" in order to have the closing signed and we can moving in a.s.a.p. I still have 2 issues not solve yet after the closing. For seniors not familiar with online app from the computer, don't expect help from the foreman to solve these issues for you, even a simple ones. The responsiveness to the issues after closing is almost none.

The experience was ok overall, but the main detractor was the horrible mortgage process. Poor communication and a flood of last minute document request was extremely frustrating and made me want to abandon the sale altogether. I’ve since purchased another home two doors down and I am SERIOUSLY CONSIDERING WALKING AWAY FROM THE BUILD AND LOSING MY MONEY. The quality of materials is horrible. The pace of construction is slow. The craftsmanship is awful...and I MEAN AWFUL! It’s a home for my mother, and I wouldn’t live in it. They changed framers and it shows. The two story house going up next door has better materials and is being constructed quicker, cleaner, and with far better craftsmanship. I want someone from Pulte to call me and schedule a visit, because I am exploring ways to walk away from this project, at a substantial loss. I am beyond furious when I as a consumer have to walk into a house that’s being framed and tell a framer they put a wall where a door was supposed to be. Additionally, tell them the back patio door was installed in the garage. Headers missing, shoddy workmanship, inconsistent installation of moisture barrier, ceiling joists not installed, trash lumber inside the structure, supports still up because the framing has been halted or done half assed, mud and dirt all over the structure...and the list goes on. ... They doesn't have good experience in building homes, especially Land Scaping. One of the worst house we got.

Delays is correcting issues discovered since Day 1. External HVAC system installed in the wrong place - was promised it would be moved before move in Day. It's not. Poorly installed HVAC system caused water leak that damage carpets. Still has not been repaired. I understand COVID problems, but yet the contractors who are supposed to fix the problems are actively working new construction in the development. Customer service promises fixes, but just not seeing any progress.

The sales representative for Pulte was very helpful and kept us updated throughout the building process. After closing ~ as with most new homes ~ there are issues that need to be addressed. Most vendors address these issues in a reasonable amount of time.

Having expected better build quality than I would have had with WCI or Lennar, I was surprised that obvious quality problems were not remedied before the final walk-through. An obviously mis-cut tile was missed by the construction team, so there was a visible gap between the tile and kitchen cabinet. There were also scratches on most of the windows in the house. Given how much I paid for hurricane-proof windows, that was disappointing and rather upsetting.

Field managers tell you what you want to hear but do not follow through with service requests. Multiple items that should have been taken care of before closing were not and still are not 3 months later. COVID has caused some understandable delays but the company is not up front with communication and realistic time frames. Also no one is managing the many companies involved during the move in period and the homeowner is left to fend for themselves, to keep on top of contractors to complete a task.
