Delay in construction

Project planning was not good Roofing trusses sat in sand and soil for 4 months before pouring the foundation of home. Construction crew still installed them and had to remove them. Construction crew ordered doors with no roof on the home, clean up crew did not remove paint and texture overspray from wall switches.......... call me for more details.

I bought a new home thinking about wont have troubles with maintanace, but I was wong. I already haved problems wit air conditioning, paint of the pool floor is running down to the pool, broken wall toilet paper holder, a crumpled on the wall of the restroom in the pool area, crack in the wall of the master room and I need the a few of the same ink tou painted my front ddor to fix the difference between the locks that I changed.

So many things.....if I could do it over, I would’ve bought in Fair Oaks Ranch. Pulte Mortgage is a joke. The sales consultants don’t keep your finances private. They also don’t tell you once you sign the note, the HOA sucks and has too many restrictions.

I don’t know if these 2 areas are included but Pulte mortgage gets a -5 rating from me and Pulte insurance gets a -3 rating.

Horrible experience buying this house. Mortgage and Insurance were absolutely horrible. I think the mortgage part is a complete scam. They took my 20% down payment and sold my mortgage before my first payment. Insurance is still sending me cancellation letter after issuing and canceling my I insurance before I even closed on my home.

Beautiful house but horrible customer service

I had a horrible experience with both Victoria in the sales office as well as Monica at Pulte mortgage. Victoria was rude and unhelpful and frequently used terms like “breach of contract” as a bully tactic. Monica at Pulte mortgage was often confused and had conflicting information, often calling me when she was trying to call another customer. Even at closing, she incorrectly told me my closing was on hold even though it had been given the clear to close because she had the wrong information. There are many issues with this home buying experience. First, before we went under contract we were told that the neighborhood would be only homes and that there were not going to be any townhomes built in the neighborhood. We were also told that the area beside the mail boxes was reserved for the construction of a pool with a play area and a splash pad for the children in the neighborhood. Worse experience ever

I have bought 3 new homes in the last 15 years and by far this was the worse experience ever. Promises were made to have me rate high but then weren’t even attempted to be kept. A signed contract by Pulte and I was redone removing all incentives less than a week before buying the house (huge red flag). The microwave was broken, made a load sound when turned on, was replaced by a used microwave which is missing parts. Very expensive home, quality of structural is good, but experience leaves a lot to be desired.

Stephanie was our salesperson and her handling of our project left us deeply disappointed and feeling undervalued. She harped on the fact that we would be receiving timely and consistent weekly updates. She even stated that we could choose to be updated via phone call or email. The mortgage that we have to use in order to receive the incentives, is terrible at best. These house get built so fast they lack details, all the house are the same, the walls are not sanded well, and paints is patchy. Adding things like a dish-wash dispenser next to The sink faucet or soft closing option doesnt cost alot but these touches would make the home buyer feel like it wasnt just a wood box and pulte put it together. Great home, but misleading sales approach.

During the sales process, one of my biggest concerns was the train tracks behind the home that I eventually purchased. When I inquired about this, the lead sales rep and the other sales associates told me that it's a utility line and that trains seldomly passed by. They mentioned it was a few times per week and generally during the day. I've now spent close to two months in this house and the train passes by several times per day and blares its horn. Builder said he would provide something, even in email, and eventually did nothing. The issue was brought to the builder's attention 6weeks before closing. Shortly before closing I was told it would not be done. Cost to me to fix: about $30,000.

We like our new home. We got what we wanted and the quality is very good. The reason for the average rating really had to do with Pulte stopping construction half way through and putting our house on the market. This action was in violation of our purchase agreement. My wife and I have purchased 10 new homes during our marriage, (military and then post military job moves), and while Pulte was one of our favorites (Centex was the other favorite) this experience was a complete nightmare. I’m not sure if all big developers are like this but for Pulte I can definitely say this. Don’t ever trust the sales team and don’t take anything on face value which they say. First of all I had lots of issues with Pulte Mortgage . It was so much back and forth , no accurate calculations too the last moment of closing . They almost refused to close my house with 3.5 % down 3 days before closing !! Insane ! Then wanted $759 more the day of closing at the Title office . Pure emotional roller coaster . My wife was a nervous wreck having to deal with 3 different people from Pulte mortgage . We finally closed after the third delay which costed me way too much . Time out of work and moving arrangements etc . The house overall is good , just not a whole lot of detail ...

After contract signing, they don’t care about you. You have to chase 100 times even to get small updates. You will be lucky if you can get your home without any major issue.

Poor buying experience

The real estate agent along with the materials given to me summarizing approximate closing dates were deceptive and incorrect. Also, I had done my final inspection ahead of time and someone had come in and kicked a whole in the bathroom wall under sink.
