Building a home with Pulte was one of the worst experiences of our life. We had previously built two homes with smaller builders and had a positive experience with both. The other builders made every effort to meet our needs, with Pulte it was take it or leave it. We met with the Design Center and after making our selections were later told our wood flooring, wall tile and countertops were not available no effort would be made to provide them. House was 6 month behind schedule. Day of closing did not past inspection and waited for another week. Its been a month after closing and we are still dealing with some issues like tree fell, wrong sink and many others.

Our experience with Pulte should have been one of the most exciting times for my family. In reality, it was an absolute nightmare. Not a single deadline was met during construction. We have a warped wall in out living to this day. The sales person we ended up with was a complete joke and as a fellow Realtor/Broker, I was completely embarrassed to be in the same industry as that person. Issues are responded to in a timely manner. Remain ongoing and in my opinion it’s the poor quality of sub contractors that created the issues in the first place and have extremely poor response times. Understanding the issues with supply chain and labor force, this has still be a horrible experience.

Would not recommend to anyone! The overall experience was a disaster from beginning to end. Mark the project manager was the only thing that saved face in the company. From lying to no response from people we were not happy home buyers. Now living in it a month we are really seeing the poor craftsmanship in a lot of the features.

Angela was an excellent communicator. She always responded to my text and emails despite the overwhelming challenges. She was cordial and respectful. Brandon on the other hand kept making promises he could not keep. My property still remain unfinished 60 days after we had fully paid the Builder in cash.

Never trust the Construction manager. He will hurry you up in signing the paperwork before buying. Beware. We made a mistake of believing him and signing the papers. Pkease get inspection done. He will try to get you and intimidate you in not getting the inspection done telling you that you don't have to get it done. I still have the recordings of all e conversations I had with him. We are having so many issues with the house. They will take forever to get back with you

Staff as nice as long as you do exactly what they say. The quality of the paint on the inside is below one star. The designs of the homes are beautiful, but the workmanship is fair at best. Tiles are unevenly placed. Did I mention paint? The plants they put in the front yard our dollar store Quality and they put trees right next to your house. It’s kind of disappointing given how much you pay.

I should have known dealing with Pulte was going to be a disaster from day one. From the very initial VIP phone call, all the way through the entire almost 18-month process has been nothing but a disaster and lies. 2 months later my house with BlueGreen Tapes and non functional cabinets

Pulte has total disconnected from different departments, bad sales team(one I got), amazing construction manager, worst sub contractors, bad quality, failed. The attention to detail and workmanship left a lot to be desired for the price. I also have to constantly hound our field manager to get things fixed. And almost 2 months later I still have items from the pre-closing walkthrough that weren’t completed. They flooded the house while testing the water a few days before closing. If I could do it over again I probably wouldn’t buy with Pulte.

Sales does not disclose issues with the apartment complex adjacent to Martins landing. Our HOA fees pay for a doggy park for Edgewood apartments, dogs from Edgewood urinate and defacate on our common areas damaging the sod and bushes. Apt renters do not pick up after their dogs in our common areas and harass Martins Landing owners. Dartmouth Group refuses to enforce the Condominium rules and regulation, they ignore e-mails sent by unit owners of violations. It took 16 months from the time we signed our contract until closing with over 10 months being the build. Our construction manager Mike wasn’t very communicative throughout the process on giving us updates to the build. We drove by the lot daily to check up on progress ourselves. I wouldn’t recommend Pulte to my worst enemy. The seller I worked with kept on forgetting things to busy trying to rush the deal. I brought 2 others when with me when I selected the home and upgrades. I requested irrigation systems to be installed. The seller failed to include that. I found out 2 weeks before I close and they did not approve the add on later. The builder manager told him it can be installed. Now I am shopping around for an irrigation system. We had a very terrible experience with overall quality and management of our house construction. Nearly two months after purchasing and closing our home and we still have a long list of pending incomplete work that we are not sure whether they would be addressed or not. Shoddy work and mismanagement of the entire process. The quality of the cabinets and wood used was very poor. I wouldn't recommend anyone wanting to build a quality home for the price charged choosing Pulte Homes!

The local construction managers were great to work with and did an amazing job helping us get into the house. Unfortunately, there are many issues with the house that they are unable to resolve due to the company policy. The gutters on the house are too small to handle the rain in Georgia and will need to be replaced at my cost. Lots of small issues that we are finding all over the interior and exterior of the home.
