I just want to start out by saying I was excited about my new home when I first started this process. I am very disappointed and traumatized by your company. First, problem was with your lender and I feel I was treated unfairly and scrutinized but the bigger issue was after I closed. The Pulte representative I worked with forgot to offer me a patio in the initial stages. During the final walk thru, due to concerns from my lender about the drop off at the back of the house Pulte would put a patio in after closing. I closed May 22, 2020. The closing was amended with the patio to be installed by June 6. On May 30, the Pulte rep contacted me and my realtor to let us know the patio would be installed that week. My realtor asked her if I needed to be home to let them in. The Pulte rep stated “no”. I had not been staying at the home because the stores were not able to deliver my furniture. I came to the home June 6 and discovered my home had been broken into. The door from the kitchen to the garage was busted open and the frame was pulled from the drywall. The patio had been installed the patio and there were mud tracks only from the patio door to the damage garage. I called the Pulte rep to tell her the concrete company did this. She was adamant they had not done it and stated they did not come into my home at all. I investigated more and theare were concrete splatters on my floors inside my home and all on the back of my house. I made a police report. The Pulte rep never sent anyone to check it out and went on vacation. Long story short, Pulte rep admitted (in writing) that the concrete people hired by Pulte broke into my home. The Pulte rep stated that the 2 workers that broke into my home had gotten fines for not wearing hard hats and were mad about it. So they took it out on my home and broke in my house. The Pulte rep. stated that it would get fixed by her or the concrete company. It is July 21, 2020, almost two months later and it is still not fixed. This is very distressing because I am unable to secure my door. It has caused a great deal of distress and anxiety for me and my child. Also I was told that the men that did it were fired. This is not true one of the men that broke into my home is still out here working. I know he did it because when I investigated with my neighbor’s I have someone who identified him going under my garage and I also asked this individual a few days after this incident and he reported him and his crew did the patio for my home. So I know who did it and he continues to work out here with out any consequences. I have attempted to contact the supervisor for my Pulte rep or the division manager. I called the customer care line and left messages, no one has called me back. This is a serious matter and if this how Pulte handles issues I can not or will not recommend you to anyone and due to the fact of that no one has been responding to me maybe you will respond when legal action is taken. ... The buying experience went well. They were responsive but had limited flexibility on the new home. Overall we are very happy with the house.

The whole sales process was amazing, when it came to building that when we started having issues. We have issues in our home that still need to be fixed. we thought we had a 30 day evaluation check list but that was all lies. We are still missing a rack from our stove and Zack the construction manager said he ordered but that was a month ago and still haven't revived it. I and very dissatisfied with the construction part of the home, and something need to change quick.

Pulte takes care of you! From start to finish the building process is communicated to you each step of the way!

This was a fail. The buying experience was not what we expected. The option prices at the design center were 25-30% higher than the options price sheet from the sales office. This was very disaappointing considering the price sheet was printed 5 weeks before our appointment with the design center. We had to scramble to revise most of our carefully pre-selected options on the spot as each one was itemized for us. We can tell this didn’t bode well with the consultant who looked irked from the start. Post sale experience is regrettable too. Good luck with trying to contact the warranty center. Sales is outstanding. The agent on site in the model is top notch. The build process is tried and true. Quality and workmanship is solid. The financing process through Pulte Mortgage is excellent. However, upon occupancy customer service in the field falls down in addressing outstanding issues.

Good house for the money. Had some issues during construction that required re-do. Need to stay on top of things or they won't get done.

Pretty sure I would not build with Pulte again. It was nothing like the last two houses I had built. The process was not very smooth and the quality of some of the workmanship was lacking. I would go into more detail, but it would take too long.

Our new house is our "forever" home in Babcock Ranch, FL, and we wanted it to be as perfect as possible. The finishing work on the house is sub-par. The interior paint is sub-par - dirt in the finished paint. The "skip coat" finish just doesn't look good. There is grout all over the new tile floor (even after they had someone come in 2 or 3 times to clean it). The windows are off square, making it difficult to hang blinds. Also, the day we officially closed on the house and expected to spend our first night in our house we found that the sewage line had never been hooked up to the street. This left us feeling very distraught, angry, and depressed that we couldn't spend our first night in our new house. It was "inhabitable" with no toilet or water usage. Seamless experience and great craftsmanship. We could not be more pleased.

Let me start by saying we love our house. From the inside it is great. For the price paid the outside drainage issues are unexpected and frustrating. Haveing to dig out all the ditches filled with rock and put the gutter run off underground should have been standard. Rock ditches running through the lawn is pathetic. It wouldn't have cost much more to just do it right especially when people are playing 3/4 of a million dollars.

Once we sold our existing home, we were needing one asap. When we couldn't find a resale with our requirements, we decided to look at Pulte Homes in Carnegie Ridge. They had a spec home under construction that would be ready in two months. It had pretty much everything we were looking for. Once they set a closing date, they stuck to it. The designer for the interior did an awesome job upgrading enough to produce a beautiful and well color coordinated home. The construction manager, Stewart, was great. He kept us updated weekly on the construction process. He worked hard on answering any questions or addressing any issues we had. He was also was great at completing any the fixes we had for our 30 day warranty list. ... More

Due to the poor quality of workmanship, the other measures also followed suit. A good neighborhood with nice sized lots and house plans. However, not good value for the cost of the home. We expected impeccable workmanship but were constantly disappointed even after repairs were done. You cannot rely on anyone doing their job effectively. You must always follow up behind everyone to ensure things are done correctly. Considering we have no clue about construction, it was very inconvenient not to mention aggrevating. Would not recommend them as a builder.

This is the third home that I have had built end by far the worst quality. The on-site team is very unresponsive and when they do come for repairs they repair the issue and walk away with no known improvement in the work. Additionally, the ticket process doesn’t seem to work any better either. I put four tickets in over a week ago and I have heard nothing on 3 of the 4 issues. Honestly, I would not recommend Pulte for quality at all. Grant is known in the neighborhood for his lack of his response to homeowners once they move in.

Beginning with the sales staff, the project general manager, and customer service, the Pulte team is truly exemplary. Considering the many home choices available Pulte stands out as a "best in class" builder because they deliver on what they say and if a mistake is experienced the Pulte team is front and center to make corrections. My second Pulte home and I wouldn't purchase from anyone else.

We had an amazing experience with onsite sales and the construction team. Since closing we have had a few warranty items come up, one of which is major. The Warranty Manager for our community it very lackadaisical about the whole things. His communication is poor & follow through is untimely. There is just no sense of urgency. It is frustrating because we want to enjoy our new home, but the issues have left portions of our house under construction with no end date for the repairs.

We are very happy with our purchase in Somerset Crossing! The home is built well and the team has been extremely responsive. Beautiful neighborhood and great neighbors! Happy to call this home.

I'm truly baffled when I see 5-star reviews. Must be the Stockholm syndrome: Paid enormous amount of money for a shockingly poorly built house - what to do except celebrate! There not much else or recourse. Everything I'm stating below is also corroborated by all the neighbors I've spoken to regarding a common, shared building experience we've had. We love the "idea" of the house and the general design, and the great location. However, from beginning to end everything is built sloppily by contractors who openly despise the properties they are building. If they didn't despise the house they are building, why would they drop their trash into the a/c-heat registers? Leave cans and cig butts all over the house? Not protect the tubs and showers and toss nails and construction debris into them and scratching them? Why would they mix their cement on the unprotected floor? Why would they leave nails sticking an inch out of the drywall? Or install a cracked tile on the stove backsplash? (and leave it) Why would they destroy windows, doors with acid and not clean it up? (forcing replacement) Why would they drip paint on the screens on leave it like that? Why would they leave splintered doors in every room? Or leave gaps, scratches and chunks of wood splintered off your beautiful oak flooring? Why would they leave 1/2" of brick flashing overhanging all over the house? Nails all over the roof? Scratched and gouged window sills from the siders dragging their goods out thru the windows? A fallen telephone pole in the back yard? A driveway so badly done with such low standards and zero Pulte supervision that it has to be redone - but making us wait 3 months after move-in (preventing sod install and other brickwork)? Siding buckled so bad that passersby ask about it? Our list (and the lists of several neighbors we've met) is too long to lay out here. It's bad. Pulte has already cycled through (lost) three site construction supers just since we signed the papers. Why do they not ask themselves, "What are we doing wrong?" We've been in the house for ~6 weeks. The "list" we've provided on items not considered "warranty" but just not done right by the construction crew are now being referred to their warranty department by the new super. (after no response from 'previous' site super on several promises over the last two months) If Pulte has a bad reputation in this area, they've earned it. ... More
