What can I say? I was looking forward for a great experience but has been the worse. No what we expected. The materials, the paint, the finishes, Drain back up, AC not working after a month.

I decided to go with all Pulte products (mortgage, insurance, title company) for my closing. I did this to make things “easier”. What I found is that all of the parties have poor communication that led to delays and inconveniences. Closing was pushed causing me to miss an international trip. The build quality continues to be an issue with no communication on when things will be resolved. Overall, I would not purchase a home from Pulte again.

Very difficult to get in touch with anyone during the building process. We also had very basic requests post close that are completely unwilling to work with us on. Honestly I feel like there is a bit of common sense missing on Pultes side throughout this process very frustrating.

The only positive thing I can say is our sales manager Sam was amazing! He answered all of our questions and more and was very knowledgeable! Besides that our build was littered with issues and now being in the home a few months still experiencing issues. The quality that we received compared to what we paid for is atrocious! I have a very long list of issues but I'll name off as many as I can. We closed without there being a smoke detector on the first floor that wasn't solved until weeks later. This entire experience has been horrible and I wish I never purchased my home from Pulte. Not only was there delay after delay, The sales person was disappointing, I went through three construction managers and I am fighting to get items fixed. I’m passed from person to person, don’t get correct information, trades don’t show, the wrong trades come, and documentation is not submitted correctly. Initial Experience was good but later realized when my tenants moved into the hose , very sloppy inspection done by field manager. Lot of issues in the house which could have avoided with minimal inspection.

Be cautious about one sided contract. If you delay closing they charge $250 a day. If they delay closing they don’t pay you anything. Delivering a finished home before closing is never in their dictionary, to have buffer for inspection is not a possibility. Pending stuff we’re promised to be finished in a week time after closing, it is now one & half month and people are not even responding. Struggling to connect. Pulte inspection on making sure your specifications are taken care is zero. They give the drawings to sub contractors, if the do their job 100% you are lucky. If you find out ...

Many issues with new home build, poor quality and workmanship

Roof was leaking, ever since the home was built and house had mold on the walls and under the floor right after closing. Was told by roofer that this was a common issue due to framing. Pulte is still building this elevation, so buyer beware. False promises and sweet talking before signing of contract. Lot premium is a rip off, and appraisal is only for the base price. Base price includes nothing of value. I would NOT recommend this builder, nor would I be buying a Pulte home again.

We Signed our contract to build with Pulte in the Shoreview community in October of 2021. Mary Ann in sales knew the importance of us closing before the start of a new school year and shared that Pulte would deliver us a home before August of 2022. We met our construction manager Cameron in December of 2021 who failed to keep us updated in the build process. At one point we had roof tile which remained in our driveway for 8 months before finally getting installed. We had finished drywall and paint before we had our roof tile installed! We started the home buying process of our current home in September 2021. Due to delays, the closing was completed by September 2022. In between we had bad experiences after another with the on-site supervisors. During closing day we learned that the Certificate of Occupancy hasn’t been issued, and therefore closing had to be postponed. Bad experience. Every phase of construction was completed (fixed) with the absolute worst sub contractors. Pulte’s Framing was so cheap that they do not even use a top plate (2x4) on most of the interior walls. I even had to inform the builder that trusses were sitting on load bearing walls that Did Not Have a Top Plate. This could’ve been fixed when I originally told them. But no, they decked the roof, and shingled before they decided to fix the truss setting on a loadbearing wall without a top plate. Overall experience was terrible. It starts with Sales doing a poor job helping you through the many options. Then it continues with promises from both Sales and the Construction making promises that are never kept. The contracts are written to steer you to use Pulte Mortgage, who is non-responsive unless they want something. Communication is very poor throughout the process. Worse buying experience. Closed on our contract over a year ago, our house was one of the last one to get done in our neighborhood. For many months we were told a different estimate completion date that was moved every time we didn’t meet it. Communication was poor, finally when we had what I thought it was a set date and had everything ready with the lender they missed it again making us lose a very good interest rate. Two house with Pulte BUT NEVER AGAIN!!!

Pulte needs to control their vendors quality! Painters did poor job! Used very thin layers of paint and we can see the blue mark up to be painted again. Electrical vendor damage our upgrade trim but decided to caulk the trim instead of replacing it. Carpenter didn’t smooth out the trim and used the rough side as the face. Electrical vendor will cancel your warranty for simply switching out the switch unless your goes through them for a “small fee”. I will never build with Pulte again.
