Love the house. Construction manager/supervisor was fantastic. He listened, and really worked hard for us to support the customer service promises we were given at the outset. The sales office on the other hand, was much more prickly to deal with. We heard "No" quite a lot in answer to our needs from the condescending and dismissive sales rep, only to find later that the simple things we'd requested were possible, available, do-able, etc. In short, if you can get past the initial salesperson experience, the rest of the team was really good, and the home turned out beautifully.

Pulte was great every step of the way. Great quality and affordable!

My experience dealing with pulte has been AWFUL for so many reasons. Please feel free to call me as there is to much to write and I've wasted enough of my time dealing with your company.

The house is nice. It was built as advertised and it has the quality proposed for this type of home. In some areas it even is better then expected. All granite counter-tops have a thickness greater than what we usually see out there. This is only one example. The "BUT" on the title refers to the common area. The Swimming Pool is WAAAY different than what was advertised. I understand that it might change a little bit but dramatically reduce the size is not a small change. This is the type of change that was planned and definitely discussed and for some rea$on they decided to save money on that area leaving to the home owners something different than what they promissed. ... Pulte sold me a new construction home with a dead tree in the front yard. Customer service rep explained that this is not covered after home closing. Trees were not blooming prior to opening so I had no idea the state of the tree. It has been almost 2 months since closing and we still have the landscaping fencing / barricades muddling our backyard. There has been other issues that continue to not be handled. If you are brave, buy Pulte, they absolutely do not stand by their product.

Read the reviews on this site very carefully. The mortgage process was a teeth grinding nightmare; however, the loan consultant was the saving grace. Mortgage processor asked for information piecemeal and how many times do you need to check with an underwriter for someone who is close to a credit score of 800? Title insurance was wonderful. The pre-drywall walk through was well done with considerable knowledge and helpful detail shared. While there is no doubt the structure is well built, some interior finishes are low quality, overpriced and contractor final work is sloppy. If there are quality checks on interior contractor work it’s not done to the highest regard as the house structure itself. There was ceiling paint on hardwood floors and the marble fireplace that I needed to remove. Kitchen cabinet uppers have chips where handles have been screwed in, dents and one has a screw end visible beneath where the molding was attached. The water from the fridge and kitchen faucet tastes terrible and has a plastic odor. After repeated follow up on the issues, one to the customer care manager (no reply) and a colleague (3 follow ups), I’m advised the water is piped the same as every home out here and it’s definitely safe. Hmmm..so why does it smell and taste so bad. The rest of the items need to wait 11 months. These are basic things that the builder should own and rectify without delay. Sadly, very disappointed. ... I have found lots of things wrong since moving in that they did that are just poor workmanship. Floors had cut outs for outlets for the electric recliners I had, the edges of the floorings around the outlets had big chips in it. When I noted that during the walk through all they did was take a black marker, flies are grey and color the chips in. All that needed to happen was the flooring need to be taped when they cut the flooring for the outlets, this is flooring 101. The paint is so cheap that when I used a magic eraser to remove a mark it wipes the pint down to the wall board. Grout was poorly lauded and c on omg up on the tiles. The field in bathroom have no caulking at the edges and corners. Just very poor workmanship. They also had very poor options and my place appraised 4K less then they were charging me and they made no attempt to even try to adjust the price. I would never buy another Pulte home. I am still waiting for them to replace a cabinet door that was poorly installed. ... More

Lane, the field manager has made this experience so easy. I do want to say that the home is built very well but some of the detailed things seemed a bit rushed and could of been done a little better. That being said we are very happy with our beautiful new home.

Received a brand new home that doesn't look new at all. A lot of details missing, on top of a terrible paint job on both the inside and outside of the house. Entrance to the house was never pressure washed by the time we close on the property and lets not even talk about the terrible cleaning job both inside and outside the house. Truly disappointed, and already to late!

Everything seems great until about the last 1-2 weeks prior to you closing on your new home. During that time is when the inside of the house actually starts to come together. At that point you will meet with a Project Manager that will walk you around the house to mark any areas that you deem to be flawed. The majority of this is related to drywall, paint, etc. At that point they will add tape to the affected areas. Here is where the issue lies. After you spend literally 2 hours marking the whole place up, they trust and turn over the work to subcontractors that have no skin in the game. For example, if a certain area needed to have the drywall fixed (i.e. sanded) it will require 2 coats of paint. They will just add one coat, remove the tape and call it a day. If you are not good about going back a day or two after and can remember ALL the MANY areas you marked up, you will find yourself having to do it all over again. Now you will find yourself days away from closing which this is where the issue of their process gets worse. Before closing you will tell the PM all of the things that still remain (including things that a home inspector will find but will most likely do the inspection days before the close) and you will be assured that they will be fixed and that you have a warranty. As soon as you close, you will be turned over to another person, Warranty Specialist who was not privy to all previous discussions, issues, etc. and will become extremely frustrated having to be redundant going through all of this again. And now, best part, every issue you have YOU will now have to access Pulte's "maintenance portal" and document these issues (i.e. creating a ticket) to get this work done. Also, the warranty specialist will ask more questions and possibly provide some push back on things that were agreed to and pointed out previously. ... More

We had a great experience with Pulte. The response time to any questions or concerns we had was fantastic. After closing, we did notice some of the hardware and quality of work seemed rushed. These concerns are being addressed. We are very happy to be in the Gateway community - the neighbors and surrounding areas are very family friendly, dog friendly and a great place to live!

Overall i like the new home and would like to thank my construction manager Mr. Aaron who did a great job in helping fix many of the issues that i pointed before handover and after handover. He took great care of us during the final inspection to explain every single detail on how to take care of my new home , maintenance contact etc. I dont have to follow-up on the issues i mention, he takes care of arranging someone to address the issues. I really like his customer centric approach. Except for the initial hiccups with purchasing (lot prices not being considered equally) and price being hiked-up. i like my home and appreciate the construction team who built the house and delivered on time. ... Would have been a higher review, however our salesperson was difficult to contact and was not competent in the homes he was selling. Flooring in our home began coming up within days of move in.

Excellent field manager: his communication, honesty, hard work. Poor communication between different sales agents at Lemon Lake Office. Careful about changing structural options. Big penalty if you change your mind about ceiling height. Be very careful about incentives: Obsolete, non-energy efficient washer/dryer installed. Yet, refrigerator/freezer are fine. Poor follow-through after move-in. HOA Representative not available on closing date ( a Thursday). Finally available on the following Monday. Problems with gate entry closed at 6 PM. Awful experience with landscaping company: sprinklers on at 1 AM, spraying patio doors and furniture for 15 minutes on consecutive nights. Great people, friendly.

I closed on 2/19/20. To date, the exterior painting (including caulking and ceiling) and landscaping has not been completed. Also, the exterior was littered with construction debris. There are also interior issues that cannot be addressed at this time due to COVID-19 but reflect upon the quality of workmanship. I am currently having shingle blow offs and shingle flapping in several sections of the roof that has not been resolved although reported.

The buying process did not meet our expectations. Sales and upper management overall did not seem to be trustworthy. Their main goal appeared to be making a sale and as soon as the contract was signed they became unresponsive. Advertised sales prices were lower in Pulte's website and on MLS than the actual home prices offered for the same homes when we inquired at the sales office. Quality of construction was below expectations. Our home was not professionally cleaned at closing. Almost two months after moving we are still cleaning paint drops and construction dust from corners, floors, bathrooms etc. We have uneven floors, a poor paint job and overall shoddy workmanship. We do not feel that we received a good value for the price we paid. Overall we like our home's layout, square footage and how it is distributed. However, based on our experience buying a Pulte home in Nexton I would not recommend them. I would probably never buy another Pulte home again. ... More

The entire TEAM from Sales-Kimberly, Builder-Douglas,-Mortgage-Kyle and everyone involved was very professional and followed through to answer all our questions. We would not hesitate to recommend the entire TEAM. This is our 3rd personal Pulte Home around the South East.

House we moved in to needed a lot of work. It was very dirty and we felt it was of poor workmanship. Even the materials used in our house are flimsy.

I give Pulte 5 Star Service from the time I submitted application to closing. Everything was organized and communicated to give me the best options to purchase my new home. I love the experience and highly recommend to others.

Overall good experience so far. Have not yet moved in but no major issues to date.

I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.
