Be diligent about addressing issues with the home. They’ll try to sneak them by you and cross their fingers you don’t notice. We upgraded and paid for paint and have been horribly disappointed. There were several spots that were missed. A lot of dry wall issues because someone left the windows open and it rained and the drywall on the windowsills are all cracked. Front door painted black but painted with the door open so there is black paint splatter on our light gray floors. Uneven walls. The trim on our stairwell was painted white which splattered on the upgraded rod spindles. It’s hard to ...

Lots of little issues within the home & trying to get the field manager back to have the items fixed have been a challenge. Of course now I’m just told to email the “warranty dept”.

I highly recommend working with a smaller, more localized builder or purchasing an existing home and working with a contractor you can pay more attention to detail with along the way in order to customize. Overall, we like our home because we chose the neighborhood over the floor plans to begin with, but we are also willing and able enough to fix the mistakes made by the builder on our own and with the help of [capable] contractors. Based on the quality of work, we are glad we passed on several builder upgrades so that we can have them installed by true professionals.

tile fell off front of house only 33 days. The General Contractor told me I have to get with insurance company for the damage. ONE TILE fell off in middle of roof! We are not happy. Insurance adjuster told me it was about a 15 minute job for $100 and our deductible is $1000. I asked GC if he has a person who could get and replace same tile. Have not heard back from Don about this. All other items have been taken care of-to be fair.

Competitive pricing and features from a market review, nice location. Negatives are the initial sales process and that many of the items promised prior to closing were not fixed...subsequent follow up has been poor after the sale was completed. Recommend allowing enough time to hold accountability on getting items fixed PRIOR to closing.

Beautiful home horrible craftsmanship

Moved into a beautiful new home thinking all would be perfect, now after 4-8 weeks nothing but issues from carpet coming up in the corners seams splitting, horrible wall texturing, corners not even close to being somewhat square, holes in drywall counter tops having to be replaced due to not installed correctly, hole under kitchen island with rebar coming through it. I’m not happy with this home. Thought it would be a amazing thing being a home owner but nothing but headaches. On the plus side was the builder lender they where the only professionals in my book. The home Quility is trash

My problem started with Pulte during the constructions of the house July 2019. First the wrong flooring was installed and it took about a month with the back and forth before they admitted that the wrong flooring was installed. The AC vents in two rooms were covered by dry wall, I had to do multiple follow up before it was corrected. The repairs that we were promised during the initial walk through were not touched on the final walk through. We were promised that the repairs will take place after and it would be up to our satisfaction but forget about it. The workmanship the use is poor and ...

A nightmare to complete home

Never fully completed home after continued promises . Always had excuses because of it’s this contractors fault it’s that contractors fault. That shouldn’t be my problem as a home buyer. And I shouldn’t have to make 1000 phones calls to get it fixed after a problem has already been noted multiple times. Multipurpose things also had to be fixed or change because they were not what was selected at design center .

This is the second time for me to buy a new home(previous one was from Bezer). Pulte hired non-professional workman and did a terrible job and the quality control is also not in place. The workmanship is totally worse than a DYI. Even the house was closed, the house still needs a lot of work. If I can upload photos, I surely will present them. To buy a new home from Pulte actually buys yourself frustration, I am still dealing with Pulte.

Pros: Good floor plan (Alison), Very Nice and competent building manager ( Ryan) Cons: Inflexible and contract focused interactions with sales. ( If you have to ask for something that is not spelled out in the contract, don’t bother, the answer is NO). Excessive (in my opinion) “Earnest Money”.... more than $50K (10%) in our case. Once you have paid that much, you are locked in and not much room for flexibility/requests after that. Compared to our old Carmel subdivision, no pool, clubhouse. Not a welcoming HOA and community feel... got 2 “courtesy notices” within the first 3 weeks as we were ...

I found the process to be very frustrating. I had a lot of surprises of things that were considered upgrades but that I would have expected were included. I found the field managers nice but not empowered to make hard decisions when it was related to mistakes made in the field.

We have a long punch list that needs to be addressed - some noted prior to moving in and some after. Pulte employees are very nice, but the lack of response to addressing the issues is growing increasingly annoying. Product is decent but recommend not closing until 100% satisfied with product.

Very disappointed in quality and functionality of this condo. Appliances are flimsy and stove is terrible. Both Whirlpool and Pulte should not be happy with that range. The bottom drawer falls out when you pull it open for starters. The tub does not seem to be a standard size but a bigger problem is that those tiny spaces for shower needs are absurd. Can't barely place a shampoo bottle let alone a full size soap on those. Did anyone try these out for function? Consumers should be allowed to go to the design center prior to finalizing the contract as the design center adds 10's of thousands of dollars to the purchase price. This not revealed up front. They build the homes too quickly and do not give enough attention to quality. The materials used are not good quality and the subcontractors are not supervised and they do very poor work. The homes are very expensive with cheap materials used so the profit margin is high and the consumer does not get a quality product

Excellent experience up until 8 weeks before closure. However, the closure and now 6 weeks post closure has been an exhausting experience, with the need for me to become a project manager of all the open issues in my home. I’ve had contractors in DAILY for repairs- electrical, plumbing, CAT wiring, drywall, painting, duradeck, cooling system, security systems, GApower.....and before an escalated email to a Pulte VP, it would’ve continued. C-Grade Subcontractors

Pulte homes are built using C-Grade Subcontractors at best, who are incentives-ed by quick turn over. Pulte Field managers advocate for the builders and reward poor quality work, and not work for the home owner. Much attention is paid to the model unit but not to the purchased homes. I would recommend hiring a private Project Manager and Inspection agency to oversee the construction.

The house looks nice but the workmanship is poor. Only a couple of days after moving in we found many issues with the house. Crushed ducting in the attic, air conditioner breaking, cabinets not installed correctly, appliances not installed properly, wiring done incorrectly, and poor job on the wood floors to name some of the issues. Price not worth for the quality of work done. Spent money on upgrades to get good quality/brand new items not items that are used somewhere else and items repaired due to damage done while transportation or installation. Issues are pointed out multiple times but never been looked into.

3 main issues throughout the 19 month construction process...yes...19 months. 1.) Poor communication throughout the organization 2.) Poor timeliness in the building timeline 3.) Quality of workmanship was below average. If you're looking for a builder with a lack of attention to detail, poor communication, and blatant basic construction flaws, then Pulte is your company. A company that is clearly interested in THEIR bottom line. Worst buying experience I've ever had in my life.

For the money I paid, I should have received a better quality house. For a $550K, cheap material seem to have been used. Everything was extra and not came with the base price.
