Pulte subcontracts, the subcontractors hire people that have zero skills (less money spent, right?) Our home is a nightmare with a ton of issues from the beginning with a plethora of construction and workmanship issues. Pulte is less than responsive, admits no fault, refuses to put anything in writing, says they will do one thing, but never do. We contracted in good faith, kept our end of the deal, but not Pulte. Sleazy salesperson, zero quality control for construction, lots of obvious problems in new home, no attention to detail, terrible follow-up. Pressure to close on unfinished home—which they do to everyone No one is overseeing the contractors so they do really sloppy work. All neighbors say same thing. I found building with Pulte extremely awful and upsetting. Pulte did not care about customer satisfaction. They FORCED me to close mid December without installing most of my kitchen appliances because they wanted the closing to show on 2021 books. We saw all the mode homes and the attention to detail was fantastic. I never knew they would rush the real home with so much less craftsmanship. We have a year to fix all these problems but now I have to spend a significant amount of time being a project coordinator and staying on top of getting everything fixed and completed since we received an unfinished & damaged home. There were also many structural items that were damaged and months into living here have yet to be addressed.

Poor Workmanship

This is my first build and has not been a great experience. The painting and caulking is bad and my cabinet lower piece has a large gap. The garage door does not automatically work, I am having to manually lift it up and down. There is no sense of urgency from the construction manager to address these issues as many issues were identified before closing and i was told that these items would be addresses. Also, not to mention that they did not clean the sliding door track which has very noticeable dirt. This I was also told would be cleaned.

Warranty department Denys everything and won’t help

Construction managers are in trustworthy and the warranty department denies everything. No help. We have a half a million in an investment and was sold a Home that was incomplete with no working heater. Granite cracks and damaged shower and cabinets in the kitchen. We need someone who cares to make this right.

This process was entirely unacceptable and unprofessional. The construction manager changed several times, no communication, rushed process without the unit being complete and the people inside do not talk to one another other than sharing your confidential business. They try and make you feel like you have to use their title company and you absolutely do not, it’s the buyers (legal) choice. The title company was rude and inconsistent. The site Field manager was very responsive, mindful and efficient in his job. I was regularly frustrated with Pulte Mortgage, Whirlpool and the warranty team. I was given appliances that were broken, not the right products, many unanswered questions with countless delays, while still waiting on my kit for my microwave. The overall workmanship of the home is not good, especially for paying over $300 per square foot. I closed on my house 6 weeks ago and still do not have a bathtub for the master bath and many other issues that were noted during the final walkthrough are still not resolved. Timeliness and responsiveness of correcting the issues is an issue as well. I would not recommend using this builder. They cut every corner possible to save money for themselves.

We closed on our home 12/30/2021. There is a myriad of issues with our home. The warranty department is overloaded with other homeowners with issues. One of our neighbors has been dealing with the same issues for over a year. John, head of SWFL Pulte warranty, says they have 47 people working in warranty. I suggested that Pulte hire more construction managers and better contractors vs. trying to deal with quality issues after. Why? Because the warranty people doing the warranty work are also subpar. 1. Mortgage terms not made transparent upfront until last moment. Rate was higher, builder incentive was applied to items that mortgage company should have paid anyway. 2. With the number of issues we found during the inspections and walkthroughs, I am not confident that the house is of good quality. I now question if there were things we missed due to the shear amount we did find. It leads me to believe one of two things, the project manger saw the things that were wrong and didn't care or he had never done a walkthrough before showing us the house, both of which, are equally frightening.

Worst experience of our lives changed so much on us. Extremely rude sales team, Kelly and sales manager mike. Regional president did nothing for us (k Christopher son) they all cover for each other. Most importantly workmanship is terrible took tons of pictures. We are re finishing a lot on our own so the house can look of descent quality. Couple bright spots on the construction team who worked with us to resolve everyone else’s mistakes. If you don’t care for quality and being just another sales number buy a home with pulte. I would do a ten times better job running this company.

This was supposed to be the happiest time of our life but it has absolutely been a nightmare! We actually had others by in the same community as us and we regret it! They have had very similar problems also a lot of the work very subpar and we’re still having many issues! We have to call or text many times over before we get a response! It has been an absolute nightmare and would never build with Pulte again.

I would never build with pulte again. From rushing to get things done, to even the trades doing terrible jobs just to get it done. The home buying process in supposed to be exciting and fun, and building with pulte was nothing but miserable. Put my down payment in may 2020 closed end of December 2021 on an unfinished home. The entire process from start to end was a horrible experience. The only reason we continued with the initial purchase was because the original sales rep was fired so we assumed everything else would start to fall in place (along with loving the model home). Pulte sells a fake reality, our home has so many unnecessary issues and is not comparable to what they are selling; quantity vs quality homes. Construction was fine until then the last few months and our closing experience was horrendous (pulte made every excuse, blamed others, couldn't find keys, had incomplete final walkthroughs, etc, ...

Was told I would get updates from construction Manager as the home progressed through phases, never got an update, luckily I was smart enough to include a realtor in my transaction. The quality of the work is very bad and upgrades not included. Broken cabinets missing upgrades since day one and until now not addressed. Items with the issues on the floor, they were supposed to be replaced in days and no one showed up, then they indicated that they will grab from other units to address and nothing happened.
