The beginning of the building process was ideal. The flexibility, communication and friendliness was stellar when picking a lot, model, and floor plan. Once we gave the initial deposit, the flexibility and communication became less. However, we were still able to adjust meeting times and reassured that we would have a quality team to build our home. We are happy with the overall build but the attention to detail was lacking. Many things were pointed out during the walkthrough before closing and we were assured these things we would taken care of. Some were and some still have not. After closing, we were assured if anything under warranty needed to be fix to call the Pulte hotline. I’ve had to call twice for two separate issues. Both issues were considered urgent and I was told I would receive a call in 24-48 hours. Neither times did I receive a call. I had to go back to the initial sells manager for help, who had to contact her boss. The second time I simply called the company that I knew could repair the problem. ... More

The starting home price is deceptively low and then you pay extra for everything. Some of the workmanship was excellent and some was pretty average. Most of my concerns have been addressed about problems I discovered but, over five weeks later, a few have not. I have appreciated Pulte's willingness to work with us to get things taken care of.

The quality of our new home is sub-par. After moving in we noticed that 2 walls in the middle of our home aren't even close to straight. They're slated to be repaired but being that were occupying the home now it will be a big inconvenience. Our A/C unit wasn't wired correctly and shorted out leaving us without air while 100+ outside and by the time it was repaired it was almost 90 in our home. Considering we just lost our home in a fire the potential to have another fire was concerning. When we moved in we discovered that the water valves in both bathrooms were installed backwards and we didn't have hot water for 3 days. There seem to be little attention to detail. The home wasn't even cleaned when we took possession. There was even nails and debris left in our backyard. We would not purchase another Pulte home. ... More

The overall experience did take some time. Going with the builder lender did have its set backs as communication was a major issue. The overall build is good. Seem as if some things were rushed. Little things didn’t get picked up and we had to go back and fix them during the walk through and 30 day inspection. Neighborhood is greAt. Lincoln the builder is a good guy helped with lots of issues and fixed them all.

People, workmenship, communication is good. Quality wise; material like paint, finishing can be improved. Design center collections are very expennsive.

I’ve purchased 3 new homes before this one, and Pulte definitely ranks 1st for quality, responsiveness and scheduled build.

Mindy and Shuan are providing a great service for me and my clients. They have been patient and fair and are very knowledgable for their specialty. They also reply to email promptly with proper instructions and explanations. Me and my daughter feeling happy and content with Pulte's great performance. Home buying is supposed to be a very happy time . But this was the most stressful time with us from the seeing to the closing . I hope no one else has to do this

The RDU warranty are slow to act as it's been approaching a month and no word on timeframe to schedule and complete. The HOA mgmt company are equally poor in their response; simple straightforward requests get no response for weeks. Also, their communication and coordination of the paving was awful.

Our new Pulte home is wonderful. We love the home and the subdivision. High quality finishes inside and out.

Structurally the house appears solid. Finishing workmanship is always an issue when building. Our project manager has been on top of our punch list items. Air conditioning air flow has been an ongoing issue and still needs attention. Is 1 unit enough for our size house? How should the duct work /vents be installed/adjusted for even temp throughout the house? Overall we are pleased.

We love the model, the process was quite simple and the post move in team have been extremely responsive and helpful (Ryan is the customer relations person). Our construction super (Steven Chipman) has been wonderful as well. Our comment would be - we would encourage you to step the quality control checks prior to move in. While your team has been fantastic in responding, we think that many of the items could have been detected on the front end. It was a good experience overall, we love our house. There are a couple of matters we expected to have been handled betterm

Built the Furman Plan on River Green and put in all the options that we could think off. Wish we extended the Gathering room since we spend most of our time there. Very happy with the open floor plan and proximity to everything. Love the Master on main. Downsized from a 3600 sq ft house to a 2880 sq ft house and we feel that we are not cramped and have plenty of space for everything that we need.

I had few small issues. All around I am satisfied with the house.

I’ve bought many homes and this home is one of the best.

Pulte Condos in Crown Gaithersburg review – Pros: The location of these condos in Crown, Gaithersburg Maryland is fantastic - they are within a stone throw distance from Crown city center that includes 7+ good restaurants/bars, a Starbucks store, a great wine shop, a Harris Teeter, a Sports club and other stores. With easy access to 270, MD 200-ICC and close proximity to Shady Grove Metro Station the location speaks for itself. The external look of the building is very modern and attractive. The building is located across from the pool and community center and therefore has easy access to these amenities. Inside the unit, the upgraded kitchen appliances and washer/dryer are excellent. The floor plan I choose – Brooklyn has nice size open kitchen and living room area. I will definitely give building a 4.5+ star rating out of 5 stars especially because both, the Sales and Delivery/Operation staff is very professional and attentive. Having said that, there are a few elements that could have been designed better to get a 5 star from me. Cons: - The sound proofing in the building, both internally and externally is nearly nonexistent, the ceiling is lower than 9 feet, there is only one elevator in the building of 32 residents that not only is inconvenient but it is also a single point of failure especially for elderly living on the 3rd and 4th floors, the parking is very limited with a very flimsy and noisy garage door protecting the entrance, the adjacent same size windows do not have symmetrical dimensions and therefore creates a challenge for designing high-end window treatment. For the unit size of 1500+ sq. ft. The balcony size is a joke. Obviously, some of these are design while others are construction quality control related issues. Bottom-line - While the corporate planners/architects plan these Condos to maximize the square footage and utilization for obvious reasons however, they do neither have experience nor inclination to make the design for functional living. There are way too many of these smaller features I can list here that can be easily incorporated into the design that makes a good design great but this review already too verbose. ... More

it is complicated to have every little detail worked out, however you do a pretty good job in this regard just a matter of having some areas duly cleaned for delivery...acces gate, garage for example.

The quality of workmanship on these houses is extremely disappointing. 1 month in and they have to replace the sub-floor in the laundry room because it has a huge hump in it (FYI-Pulte knows this is an existing issue in all Modena homes) and have to tear apart and move a wall because it is not straight/square with the rest of the area. This shows the poor workmanship by the framer. The framer comes in and complains the whole time about making the repair and blaming it on other trades. The field management team and their unprofessional from day 1. They did not make the repairs necessary that were suppose to be completed from the walk through delaying my crew to do their construction which repeated for over a month. They finally come in a make the repairs and they are not done correctly. They put a band-aid on the sub-floor and had to fight to get it replaced. They can't be trusted to make the repairs correctly. I had to escalate it up to a corporate office locally and that still gave me mediocre results. Overall, I will never recommend Pulte again due to the lack of professionalism and commitment to get the house built right from the field management team and the continuous arguing from the so called "customer service" repair team. ... Pulte staff worked hard to resolve issues and help us out when our closing was delayed at the last minute because of a fire inspection issue.

Various plan to choose, tons of customization options. friendly staff to answer all our questions. On Time delivery. Proud to be part of Pulte family.

All comes down to details. Trades hired are either going way too fast or don't care. If the sub-contracted companies bring their own installers, same thing. Either go too fast or don't care. Either way, the customer perception is the subcontractor work is poor. This has to be corrected for future builds. Items customer notice the most: Flooring, drywall, paint, trim, light fixtures. One solution would be to bring in a 3rd party audit before final walk-thru with customer. This would help ensure a smooth transition to the buyer.
