I want to start off by saying our sales rep and construction manager were the only good thing that came out of this whole process. Tyler and Chris were the best to deal with on a regular basis and went above and beyond when we brought issues to their attention before closing. Pulte Mortgage on the other hand, I believe, should be investigated. I will forever caution everyone I know or meet that is considering buying a home from Pulte to avoid their mortgage department like the plague. Lack of response for months to predatory lending and derogatory/discriminatory comment, they're absolutely awful. We recently closed on a new construction home with Pulte and were initially excited to move into what we believed would be a quality-built, turnkey home. Unfortunately, our experience has been far from what was promised since closing. From the moment we moved in, we encountered multiple issues that should have been resolved prior to closing. The brand-new tile floors had visible stains throughout. While the builder did attempt to clean them, by that point we had already moved in and placed rugs and furniture. Other problems, such as broken or bent window screens, a built-in stovetop that was improperly installed, and wall switches that connect to absolutely nothing, have been frustrating to resolve. Communication has been slow, with us having to follow up repeatedly or wait weeks just to get updates. What’s more concerning is that several of these issues appear to conflict with Florida Building Code (FBC) standards. For example: • The stovetop installation disregarded installation measurements and process as per manufacturer instructions and FBC residential kitchen safety regulations. • Unconnected or “dummy” switches with no load or outlet may violate FBC electrical standards, especially when they create confusion or hazards. • Baseboard caulking gaps and weather-stripping failures undermine energy efficiency and violate FBC requirements for thermal protection and envelope sealing. Even more frustrating is being told, “That’s how we do it on every home,” when raising these concerns as if repeated noncompliance somehow makes it acceptable or the norm. That answer is not only dismissive, it’s also unacceptable when code violations are at stake. Additionally, we’ve seen many signs of rushed or careless work: chipped grout in the showers, uneven baseboards, and functional oversights that go beyond cosmetic inconvenience. These problems directly impact the livability, safety, and long-term durability of the home. It’s incredibly disappointing to invest this much money and be left chasing down the builder to correct basic issues that should have never passed inspection. We expected more from a national builder like Pulte and hope they take accountability by adhering to building codes and delivering on their promises, both in construction quality and customer service. ... Pulte Homes is a great builder ! Not only do they build a solid home, their attention to detail is fantastic. They are very responsive to your concerns and address any issues very quickly. From sales reps. to project managers, all are a pleasure to work with.

Fine details could be a bit better but have been great taking care of them.

Been a great experience so far! Moved into new home in May. Would recommend!

Buying a home with Pulte was a great experience. Our home was what we expected it to be. Any issues or concerns were handled promptly and all workmen were pleasant. We highly recommend a Pulte home.

After a rough initial experience, we are loving our new home.

Some of the finishing is not great. My entrance door and frame looks crappy. Didn’t pay attention when doing the walk thru. Also our sunroom door is not finished well. I consider Pulte a quality builder but am not happy with some of the finished work Thanks

From start to finish the whole process was relatively painless. Everyone was great to work with.

Dave our salesman was fantastic. He was very knowledgeable and well versed in every Pulte home we looked at. He is a valuable member to the Pulte team. I would strongly recommend seeking him out if you are thinking of looking into Arbor Oaks. He made the buying process actually fun. He always kept us in the loop of any developments in the community. Very happy with the home no complaints

I purchased a quick move in in May 2025 so no real interaction with the building process except the final inspection and that piece went fine with Yohan as the Construction Manager. The sales process was stressful with deadlines that didn't seem to matter & missed communication, and the words "trust me" used. Viewing the quick move in homes was easy. I used Pulte Mortgage and Pulte title which got complicated at times due to unclear terminology and changing disclosure (loan) line items in each phase. In the end the closing went well with no surprises and quickly in just over 30 days. Looking at other homes being built in our neighborhood I believe ours was built well and Pulte delivered everything as contracted, on time and I would not hesitate to do it again. ... More

We can’t say enough good and positive things about Pulte. From the office staff, our project manager and our closing was just outstanding. I would recommend Pulte Homes to all my family and friends

Pulte Mortgage was horrible to work with, Trish was the most miserable condescending person I have ever had to deal with. The Builder side of Pulte was great and the salesman Jeff was great to work with also and the construction manager Michael was very helpful and took care of any issues we had. We will recommend Pulte as a builder but do not use their mortgage company side at all.

So, one thing to know is you are not buying a custom home, despite what you think is custom home pricing. This is tract building with all the limitations therein. Once you normalize on that fact, I can then assess the experience with Pulte. In my view, having bought several new homes from builders in different states, Pulte's process and standards are high in the industry. We really appreciated being able to enter the property as it was being built to see the progress, especially in finishing stages where you are measuring, bringing in contractors to do your own post-closing work, etc. Given the ability to do that, we were able to have contractors in the day after we closed to start work - we really appreciated that. As far as punch lists, they worked through then quickly and efficiently. Is all the work top notch with attention to smallest detail? No...but refer to my opening statement about that. I have called multiple times to fix the sink. Because it has a leak. They have came twice to fix it and the same leak still continues. I also called for chipped tiles, no one has called me back. Almost as if I never called. The ac has some kind of shortage in one room, where the ac doesn’t hit the same as the entire house. When I first moved no ac was hitting that room, someone came to fix it, and they got the ac to get to the room but it’s not as strong as the rest of the house. Pulte homes are not cheap homes I would expect better quality of work and better treatment.

The process started off well but went downhill starting with the mortgage process. Had things missing inside. Air conditioner had issues. They seem to care a lot in the selling process, but after built and in home it is not as great.

Chuck and Brittney have been responsive to any concerns we had. They made the move less stressful and are always available. They explained all of the features of the new Pulte home we bought. We are very satisfied with the newly built home by Pulte and look forward to living out our retirement lives here on a full time basis in Lakespur. Thank you!

Easy experience in buying the new home. They were very responsive to address items from home inspection and their own blue tape inspection. Home has nice finishes and just exactly what I was looking for as my next home. My pups and I are very happy in our new home.

When 2025 started we decided to buy a house in Georgia, we were out of the country when we found it online, my son came to see it and met the kindest lady and began this process, being first time buyers some things in the system were not ready or easy with our credit, but the construction company made it possible and we also have a house more beautiful than we dreamed of... thanks to Pulte Homes and their great team, it was the best thing that has happened to us since we arrived in Georgia 3 years ago, our dream came true!

Overall the experience was not what we expected. The home took 3 months to start after we signed the contract. It turned out that Pulte didn’t even own the lot and work had to wait until they finalized the purchase of the land. In the end they delivered late by 5 weeks. So many items that we spotted on the final walkthrough should have been picked up during the build process by the construction managers.
