The Pulte home we just purchased is our fourth new home purchase and has been the most disappointing experience by far. Pulte is the exclusive builder in the area we purchased in. After numerous meetings with a sales agent we were not made aware of some key design options. One was very important and not explained thoroughly. The total costs for what I consider to be modest upgrades represented more than 50% of the base cost of the home/lot. An example of the lack of trustworthiness is on our cabinets. Spent $38K in upgrades and after closing we started to unpack and all of the 24" deep lower cabinets in the kitchen, laundry room and bathrooms had small 6" shelves. No shelves that were the full depth. This eliminates the ability to utilize the cabinet space. When approached about this concern we were told the come as is and these shelves will not be provided. This configuration was not disclosed during the options selection process. There are other examples I could provide. Regarding quality workmanship and materials. Our warranty repair list is at roughly 25 items. One example on this is the AC pad, simply walking around it to inspect it caused the pad/cement to crumble. When repair technicians have come out to fix warranty issues they don't speak english so its literally impossible to communicate. Repairs themselves have also not been up to par. One example of lack of responsiveness is our farmhouse kitchen sink. Upon final walk-through, we discovered a chip/crack which was clearly caused by someone dropping a tool in the sink. nearly 60 days later we still do not have a new sink or a repair done on it. We enjoyed picking the options for our house and the process of building it went very smoothly. I’ve heard it can be stressful but that wasn’t the case for us.

Definitely good value for the price... However, quality assurance (QA) of contractors' work need more oversight... Worth the money to hire home inspector before closing/moving in to spot the needed adjustments/work missed by QA/inspectors in order for the site manager to get rectified...

Minor issues with contractors/landscapers work and timeliness of getting in contact for repairs. Overall home building quality was good and no major issues after 30 days.

This is our first home and we are so happy we built with Pulte!!!

Everything good so far. Only slowness is with after closing Warranty time to attend issues

I enjoyed my homebuying process with Pulte. They made the experience easy and enjoyable. If I had any issues, they were handled promptly and the mortgage process was simple compared to other homebuying experiences I have had in the past. They asked for most of the information once and not three or four times. I would recommend Pulte to anyone.

Great P&S experience, responsive to minor issues following move-in.

Not a happy customer... 1) Two days after negotiating and signing contract, Pulte lowered their base pricing by 10,000 and drastically reduced the pricing of all upgrades. This wiped out any of the concessions we received in negotiation. We could have backed out of the contract, lost our $5,000 deposit, re-signed a new contract with new pricing and still saved thousands. In no way did Pulte make us feel like we were valued at all as customers. We considered walking away. 2) Any concessions Pulte gives to use Pulte Mortgage are almost useless because Pulte Mortgage charges astronomical Loan Costs (Origination, underwriting, etc..) Those costs ultimately negate the closing costs incentive they give you. 3) We made it very clear that we chose our specific lot because it was one of the largest lots available AND we wanted to fence the yard for privacy for our kids. Mentioned it multiple times. Even mentioned we wanted to speak with the manager/engineer before the land was graded so we could make it as flat as possible on the side where we noticed it wasn't graded in a way to provide the most usable space. We asked about a gate at the back of our property, with no answer. I just contacted a fencing company to start getting estimates for putting up a fence. We found out from our survey (which was provided AFTER signing all of the closing documents) that the property has an easement on it and that we would lose 15 feet of our property that could not be fenced. This is a huge difference. Pulte NEVER mentioned at any point that we had an easement that would affect our fencing. This is a HUGE disappointment to us, since we chose this community over a nearby community mainly because we could have a privacy fence and a larger lot. Granted, I have not had a chance to make this complaint to Pulte yet, but based on my prior engagements, they will do absolutely nothing to make this right or figure out a solution. 4) The workmanship leaves a lot to be desired. There was a lot of sloppy work that had to be addressed before and after closing. Our field manager was excellent and he alone helped make our experience better than the rest of the process. He was responsive and willing to help where he could. 5) We found out at closing many features that we thought we were getting ended up being additional upgrades. This isn't surprising, however, we were never made aware of those choices. The selection sheet can be overwhelming and confusing. Things are not clearly defined, so you do not know what really is an option/upgrade. For example, soft-close drawers and pull out trash, non-standard builder mirrors in bathrooms, etc.. Not major, but would have been nice to have this communicated to us clearly during the sales process. 6) Pulte gives zero flexibility on any changes/modifications. I understand they are a production builder, but there should be some leeway on a limited scale. Some other builders will allow 1-3 "wish list" options I could go on and on. ... More

From beginning to end we were always treated with respect and kindness throughout the building process. Anytime we had concerns about something we were quickly responded to and all our worries were eased. First time buyers so we had lots of worries but everything went smoothly

Built very energy efficient

Pulte had a great promotional sale going on at the time of purchase, and I believe it changes every month. The 3 builder meetings (beginning, middle, and right before closing) are a wonderful way to see how things are shaping up in your future home. The builder will go through a checklist of what is being done and so on. There are also the design and the low voltage/electrical meetings. I enjoyed both of these meetings even though they added quite a bit to our total. I recommend you have an idea of how much you are willing to spend prior to the meetings as these “extra” items are very tempting. During the build process, our salesman was replaced with a different salesman and the new salesman did a fantastic job of keeping us updated with the build. In the end, I felt Pulte rushed the closing a bit as there were items that still needed to be touched up, i.e. ceiling had 1/2” chip, countertops also had chippings, garage door malfunctioning, touch-free sink had a disconnected wire, masonry was defective, baseboard joints had gaps, and a few more I can’t remember. I know these are minor defects but should have been caught and fixed prior to turnover. Do not be alarmed, however. Pulte was responsive after submitting the warranty work on all of these. When we started looking for homes, this was the first time we heard about Pulte. From the very beginning, we were really catered to. From the offices in Dever all the way to the staff in Nevada, everyone was super professional. The house and the PRICE is truly incredible. I would definitely recommend them to anyone.

Sales office was of low assistance. Seemed as if it did not care about the sale. Very slow in responding to questions and did not always speak the truth. Have a strong and knowledgeable realtor of your own to control the deal.

The Pulte team is geared towards ensuring a seamless transfer. Any teething problems are addressed timely and without any hassle.

The building of our home and the field managers in this division, Ridge at Stormcloud, have the BEST Field Mangers around. We have friends building Pulte homes in other division with horror stories. We are very fortunate. The sales side of things was a bad experience. We went through 3 sales persons who all told us different things which led to complications and delays. The design center that was used was amazing! Wonderful! The Pulte Title Company was excellent as well.

Our new Parklane Pulte home is so beautiful and comfortable! The floor plan is very functional and we’re enjoying living here!

Reference the feedback I submitted back in August...very unpleasant experience dealing with the sales team and the lending team.

If you can get Tanner as your Field Manager, you will be well taken care of!!!
