A complete nightmare. Started during build process continued after closing. From sub par craftsmanship now to a new home filled with mold that made me sick! Only lived it 2 weeks had a major foundation issues. Then because lack of followIf i could go back I would never build with Pulte Homes! The home we received was NOTHING like the model home we toured. Contractors are horrible and Pulte does not check homes like they claim during the build process.

While the sales and design phases went smoothly, we were disappointed with the construction process. Although we were assigned a construction manager, it quickly became clear that we needed to be our own advocates throughout the build. On our own initiative, we discovered that plumbing for a second shower head in the master bath was missed. Additionally, the wrong paint color was used throughout the home, requiring a complete repaint. We also identified cracked roof trusses that needed to be addressed. Although our construction manager promised to send pictures confirming the roof trusses and house wrap were properly repaired, no photos were ever provided. We were left to simply “trust” that these critical repairs were completed as claimed. After taking ownership, we noticed multiple workmanship issues that were frustrating. Among others, we encountered the following after move-in: 1. Tile and grout issues were found in the master bath 2. Hardwood flooring in the kitchen separated 3. Construction debris had hardened on the mailbox and windows and could not be removed with standard cleaning products 4. Paint splatters were found on the hardwood floors, drawer knobs, and under the toilets 5. Carpet was installed with nails not driven down properly 6. The stone fireplace was not level with the mantel 7. A bathroom vent was not installed correctly 8. External areas were not caulked correctly 9. Brick mortar was cracked or missing Despite Pulte’s emphasis on quality control, we strongly recommend hiring a third-party inspector (which we did) and regularly visiting the site to monitor progress. Harrison.has the best attitude. He is very professional and extremely knowledgeable. He always follows up on any issues. Kimberly is a great Sales Associate and is always willing to help those she is working with. She provides tremendous support throughout the process.

Our experience with the construction team was top notch. They were very caring and explained everything we could imagine. The quality of the home is great.

Joe from Sales and Josh, Construction manager were very responsive from the beginning to end of closing on our home. Even after closing, I have heard from both of them to see how our house was functioning. It was so kind of them to think about us and take time from their day to check on us. We love our home and neighborhood!

This is our 3rd experience & it never fails to please. The Dunwoody is an awesome workable floor plan that can be modified to suit our needs. My only suggestion would be to have a separate punch list guy after closing to finish up the undone minor details. The last Pulte home we built did & that worked great. O/W the workmanship & product quality is superior. Our project manager was & is still attentive to the details.

In thinking of my experience buying my a brand new home with Pultie, I would definitely recommend them. I have gone through home buying and refinancing loans in the past, and this by far has been the smoothest experience thus far. Everything from touring the model home and submitting the purchase agreement with Jim, the loan approval process with Becca and Jennifer, choosing finishes in the design center with Abby, being able to see all the stages of building the home and questions answered by my build coordinator David, closing escrow with Adam, and post close questions / interactions with Amy all experiences were very smooth. As usual with a process like this there are always hiccups or questions, but the staff in each of these stages answered my questions or concerns. I had an excellent experience with Pulte Homes. They were very responsive and their communication was excellent. I am super impressed by their attention to detail and the quality/craftsmanship is superb. They helped me with the purchase process continually and responded quickly to any questions I had.

Warranty issues are handled very slowly if at all. We have been waiting months for issues to be taken care of including one issue that is a tripping/ falling hazard on the steps.

The entire home buying process with Pulte was smooth and professional. From the initial sales consultation to the final walk-through, every step was clearly communicated and well organized. Everything is good and I recommend

The processes was great thanks to my realtor but the house is ok. The tile is not lined up properly in a majority of the kitchen area, seems like it was rushed which it probably was. The tile in the shower is also not lined up very well. The paint was supposedly redone but the redone paint inside and outside had a lot of issues the bump out accent colors were covered with the main house paint and the paint inside had a bunch of areas that don’t match. When this was supposedly redone the painters left lines of pain on the carpet in the bedroom. The fence had a bunch of wiped off mortar and mortar splash that they just painted over instead of cleaning up. And some of the windows have scratches. I’m sure I’m forgetting some stuff but that is the main things with the quality you get for over half a million dollar house ... More

Purchasing a house with Pulte was very pleasant. The staff was very kind and helpful with the entire process. All issues and or concerns were addressed appropriately in a timely manner.

I’m grateful that I had Troy guiding the process. From the very beginning, Troy brought a level of professionalism, craftsmanship, and calm that made all the difference. He was transparent in his communication, thoughtful in his recommendations, and incredibly responsive when questions came up. More than anything, I appreciated how invested he was, not just in getting the house done, but in getting it done right. He genuinely cared about the details, took pride in the work, and treated the project as if it were his own home. When issues did arise (as they always do in any build), he addressed them quickly and constructively without excuses or deflection. From reserving a lot to build to closing on the new Pulte home; the communication, professionalism, and friendliness were outstanding. I was very concerned about building a home from out-of-state. The entire Pulte Team (including Pulte Insurance and Pulte Mortgage) responded to all of my many inquiries almost instantly. Every Pulte team member made me feel comfortable with the long distance build. I was sent pictures almost every week of the amazing progress being made. Videos explaining every step in the process were sent for viewing at key stages. I couldn't be happier with the quality of the home. Everything Pulte said they would do they did. Pulte's customer care (warranty) process is easy to implement and they respond within the timeframe (or before). The top notch warranty is next to none. Working with the Pulte Homes team has been an absolute pleasure from the very beginning. Our wonderful experience started when we first walked into the model home and met with our salesperson, Makayla. Midway through the process, we were introduced to our construction manager, Sam, and our experience became even better. Sam was incredibly patient, answering all of our questions and addressing any concerns we had. He was consistently present and willing to help. His guidance during our two pre-closing walkthroughs and a final review the day before closing ensured all outstanding issues were resolved. Pulte Builders did a nice job in keeping us informed on the status of our new townhouse build and closing. Home is well built along with a good warranty. Finishes were middle of the line. We bought the home after it had already been completed. We would have upgraded a few things.

Pulte showed throughout the whole process that they didn’t care about anything besides bottom line. From getting the wrong lot opposed to the one we discussed to just predatory lending techniques to horrible landscaping. The whole time I was constantly reminded why I and so many others do not enjoy buying from home builders. My yard will need about $50-$80k worth of retaining walls for any part of it to be enjoyed. It’s clear Pulte realized how much soil/walls were needed to make the lots respectable and they don’t care so obviously they’re doing whatever they can to exit with the most money in pocket. No reasonable person would accept these backyards and side yards. I constantly see GCs running down the streets trying to fix landscaping/drainage issues. My backyard has receded due to eroding by 8-10 inches already and I’ve only been moved in for 2 months. Our agent debbie was consistently spilling lies out of her mouth and was horrible with communicating with my agent and helping out my lender. Pulte mortgage tried to get me approved for over 6 months because I have rental properties. My personal lender got me approved in 2 weeks. The whole process was truly just awful. The only bright side was working with Greg. He helped fix some of our yard problems which included their landscaping company that laid sod on top of rocks. Stay away best you can. ... More

Home are not even close to the quality they claim. As soon as you sign the purchase agreement, forget about hearing from the salesperson. They will disappear!!! Set up a third party inspector ASAP. They will come up with tons of excuses to not let you use a third party inspector ASAP. None of the walls are straight. Cheap build quality on they way things are done. Plenty of cur corners. Kitchen cabinets only have 1 screw to hold the door hinges. We had a contractor come out and he showed us all the issues with the wall. He said he has never seen how bad the walls are. Ok everry think except the comunicatons with de manager of the comunity ,,

My recommendation would be to focus on quality installation of door knobs, hinges, etc. and some of the fine detail in that area. I noted poor craftsmanship in those areas. All others were excellent.

We moved in late in the build process, house was essentially done, ready to move in. With that said the walk through and findings were taken care of without any push back. There are some paint blemishes, but there is a 1 year walk through where we have been told anything we find will be taken care of. I have full confidence this will be true.
