Due to the air condition not working within 2 weeks after moving into my new home, (no fault of mine) I received an electric bill during that period which was extremely high. I became responsible for satisfying the bill with no compensation from Pulte. I am still waiting on resolution to an issue that was reported on July 16, it is now July 29. The lack of communication from the Customer Care Team has not been too satisfying. No one even come to my home to see the reported issues. All I get is emails asking the same questions. There are many other items that need addressing, but have yet been reported. It's mostly days to a week before a response is even emailed back. I'm not very happy with Pulte Homes at this point and definitely could not provide any recommendations to any of my friends/associates if looking for a builder. ... More

Promises broken, we closed our new home purchase in April, its end of July and we do not have sod in our yard, we will spend the whole summer without access to the backyard in a new built home with a kid. Constant leaks and squeaks ,multiple tickets have been filed but nothing seems to get done around here, all the neighbors we spoke to have similar problems.

My experience purchasing my home has been very disappointing from the beginning. At closing, the title company provided me with the wrong house key. The garage door remotes have also been an ongoing issue—most of them do not work, and the one that does actually opens two of my neighbors' garage doors, which is a serious security concern. Before closing, I was assured that the damaged pavers at the entrance of the home would be repaired because they are a safety hazard. Unfortunately, that repair was never completed. In addition, the streetlights in the neighborhood do not work. When I contacted the homeowners association for assistance, they were unable to provide guidance or help resolve the issue. I also reached out to the warranty department regarding several concerns, but they were unable to provide a clear solution. To make matters worse, my refrigerator was delivered with significant damage. Overall, my home-buying experience has been frustrating due to the number of unresolved issues, poor communication, and lack of follow-through on promised repairs. My overall experience purchasing a home was very disappointing. The closing process took much longer than expected, and the customer service throughout the process was poor. The person who handled my closing was unprofessional, which made an already stressful experience even more frustrating. For the price I invested in this home, I expected much better quality. Unfortunately, it became clear that many of the materials used by the builder are of low quality. The appliances are not what I would consider good quality, several interior doors do not close properly, the bathroom exhaust fans do not work as they should, and the garage door remotes are a serious safety concern because one of them opens my neighbors' garages. The warranty department has also been a major disappointment. It takes an extremely long time to receive assistance, and when you do, the representatives often seem unsure of how to resolve the issues. Additionally, the so-called 10-year warranty is very limited and only covers a small number of components. Buyers should carefully read the warranty details and understand exactly what is covered before assuming it provides comprehensive protection. Overall, I expected a home built with better craftsmanship, responsive customer service, and a warranty program that stands behind the product. Sales sells the world, construction tells you warranty will take care of it.... warranty falls short in every way....

Cracked stucco, cracking grout in master bath, entryway threshold issues that still is not resolved after multiple repair attempts, Pulte sales team outright ***** about property exemption policy. Incompetence with the ***** management team, street lights in the community are burnt out, street signs have been knocked over for weeks, common area, landscape issues, trash, not being picked up by construction nails in the road from construction worker. Amenity center not complete I have many more issues if someone would contact me.

The construction manager Alan and salesperson ***** were outstanding and so responsive. Any questions were handled with respect and in a timely manner.

Sales and actual construction were great - all 5's. Kept informed on all aspects. Jeff in sales and Chris for construction superintendent were the utmost professionals and very personable. Pulte mortgage was a zero - little to no communications along with errors when they did.

Deborah ***** and Thomas ***** are amazing Americans who went above and beyond to take care of us throughout the whole process. Many contractors, after you have gone into contract with them, completely change their tone and the way they look out for you, but not these two and not Pulte. Over the last few years, Pulte has gone out of their way to really turn their company around and ensure it is #1 at providing quality homes and service for their customers. If their subcontractors don't carry the same values, they get rid of them, and if you have a problem as a homeowner, Pulte takes responsibility for their work and their subcontractors and makes sure you are well taken care of. Throughout the signing of the agreement, our selections, and addressing concerns, Deborah went out of her way to be there for us. She works crazy hours, and I wondered along the way when she slept, but it was clear she was working extremely hard to make sure we were very pleased with Pulte. Then, when it came time to manage the build, Tommy carried the same standard as Deborah and made sure we stayed up to date and were pleased with the process and the quality of our home. If there was something they promised us or told us they would do, it was done. Now, 60 days after we have closed, Pulte is still taking care of us. Pulte, keep raising the bar and going above and beyond, as you will continue to ensure customers like me not only recommend you, but come back to you for the next one. Everyone on Pulte's team from start to finish was kind, helpful, and extremely knowledgeable. I highly recommend purchasing a home in any Pulte community!

The whole team handling the buying experience from the deposit of first payment to the final closing was flawless. A couple of months after we took ownership of the house, one AC unit broke down due to leakage in refrigerant. The warranty team was contacted. Their response was timely and the technicians sent to fix the malfunctioning unit were of top class.

Overall, happy with the home. Lot of small little issues but overall pretty decent and have been able to fix on our own. Property, amenity and ***** planning has been kind of a disaster. Poor implantation of amenity center, ***** roads and an ***** that has been pretty brutally bad already has been difficult.

The home-buying process overall went well, although there were a few bumps along the way. Most of the challenges involved the amount of documentation required and how many additional requests continued right up until closing day. As for the home itself, my only complaint is that the baseboards seem a bit weak. Other than that, I'm very happy with my house. It's beautiful, comfortable, and move-in ready, and the construction manager was friendly and helpful throughout the process.

Sales agents were very professional and helped tremendously along the way. Pulte mortgage on the other hand is absolutely terrible and should never be an option for individuals purchasing Pulte homes. In certain markets, jumbo loans are standard because of the cost of the home. They treated it like it was their 1st time doing a jumbo loan.

I found the sales process to be generally positive but thought there was a lot of handoffs to different parties. Had a massively disappointing experience at closing and found the Pulte representative to be rude and disinterested in the process. What should have been a joyful experience was anything but

Air flow between first and second floor, it was boiling on second floor while first floor was cool. Landscape was done during the heat wave. Had to purchase washer/dryer and fridge since not included. Lots of small details that made it a less than perfect experience

During the initial start of the process everything went smoothly, the fun part was picking everything and designing to our preferences. Once closing date was getting near, seems like things were being shortcutted so that they could have us sign on the dotted line and get paid on time. We did do a walk through a couple days before and then a final walk through an hour before closing, but things were missed thay should have been caught by the construction manager. Example, our front door threshold was damaged when the contractor brought in appliances and many of the door catches that prevent the door handles were placed too low, so a couple of opens without holding on to the door now have left holes in our drywall. Of course those aren't covered under Pulte's "warranty" but these are due to poor workmanship. Our final grading on our lot left a lot of rocks all over, when other lots were finished smoothly, and since they just finished the house next door, they cut into our lot about 10 feet and removed a lot of dirt, we waited to see if they'd correct that when they graded the lot next door, and of course they did not. So now our lot drops off like a cliff 10 ft away from the lot line. Pulte seems good until they close and have your money, then after that they are difficult to get to follow through on anything that is clearly workmanship issues. ... More

I am pleased with the home-buying experience itself, but the quality and finishing of the home are quite disappointing. There are numerous missing finishing touches throughout the house, including missing towel rings and towel rods in the bathrooms and missing trim in multiple areas. Much of the work that was done is sloppy - switch plates on the walls and vents on the ceiling are *****, and the caulking and paint around edges is messy. There are visible paint patches on the ceiling, and the overall paint quality is very poor. The walls mark extremely easily; even a light brush leaves a scuff, and trying to wipe it with a damp cloth leaves visible smudges. Many features feel poorly thought out. The study has double doors that open inward on a corner, and the light switch is hidden behind the door when it's open. There are three separate switch plates by the back door with 9 switches total, which is very confusing. None of the secondary bedrooms or the study have ceiling lights, so you have to install your own ceiling fan with a light. Less than 3 months in, I've also noticed flooring issues - edges curling up and spots where there is air underneath the board so it doesn't sit flat. The garage is extremely small and not practical for daily use for two cars. If you have even one SUV, you have to park perfectly to avoid hitting the wall in the font and to allow the garage door to close behind. To fit two cars, you have to shimmy them in, so realistically you can only park one in the garage and one on the very edge of the driveway. The driveway itself is also small, with no space to park more than one car freely, front-to-back or side-to-side. The exterior is also disappointing. The lawn is Bermuda grass with dead patches, and the bushes and landscaping in the front yard are unappealing. Finally, the neighborhood has its own issues. Many streetlights are still not working despite multiple reports to the *****, and the community is infested with frogs. Overall, it's very obvious there have been many quality downgrades to offer this price point. It's not a "very good deal" - you pay for the lack of quality in the end. ... More
