Material quality is poor and very lower end finishing by workers. You fill less than a month all bad quality Pulte have used. I will not recommend anyone to spend their savings to buy pultehomes.

Very unhappy with what we paid for. Feels very unfinished. Outdoor landscaping is a mess. inside wood flooring was installed incorrect wood type and we’re still having issues. Regretting my home buying decision.

Audrey, Gabe, and Carlos delivered top notch customer experience. Absolutely amazing! They must be the best at what they do. They’re the reason why we made it to Pulte- no sugar coating that!!! Cheers!

Decision to purchase was made during the first in-person visit with Gabby, our salesperson. We had done online research and used the Pulte tools to design the home that we wanted, but Gabby was able to help us tailor our wants and needs around the budget that we wanted to work with. Donna help us with design decisions to further customize to your needs. Bob, our construction manager, was easy to work with and responsive to our needs. Very easy experience .

It was a very good home buying experience from start to finish. Everyone including the sales office, the home team were very positive, willing to address your needs, attention to detail, helping attitude. I had a few items as a part of the move in which needed to be taken care and the construction manager and his team ensured everything was smoothly taken care of and had a pleasant hand over. Overall good experience.

We initially loved our home buying experience -- although the home was finished two full months prior to the date they told us it would be. While for many people that would be a positive, we still had to sell our house so it was a little nerve wracking in that our plans were completely thrown out the window as we had to rush to sell our house. Throughout the building process we were continually told of "build quality" over and over again, yet when you finally move into the house and also sit in the community and watch the hired tradesmen building houses next door and around you, the build quality is a little questionable. For example the lawn sprinkler system is complete crap -- inferior parts just cobbled together and thrown in by a landscaping team that doesn't really seem to care. I saw a build manager trying to force an electrician to put the wrong exterior lights on the house simply because he wanted it done and the electrician stood his ground and said it wasn't the right size light and he refused to do it. What was most upsetting is the fact that about two weeks after we moved in, we woke up to find some serious gouges in our cement driveway -- clearly made by construction equipment which is all over the neighborhood. We called to report it to be replaced and they refused. I took it all the way up to the CEO who did send out three people to look at it and who were completely amazed at it and couldn't figure out how it happened, but ultimately, they refused to repair it and their customer service rep gave me the name of a friend who could replace the cement in my driveway! After the money I paid, they should "do the right thing" as the CEO says on the website and replace part of the cement in my driveway. There are also inconsistencies in the community in that some houses got rain sensors and ours and our neighbors did not. We've also noticed things like the wrong paint color in certain spots and improperly cut molding, etc. which we will all put in for our 11-month repair review. It is impossible to see everything during your walk through and they supposedly have a customer service team who is reviewing everything prior to your walk through who I would assume is more used to seeing the common errors, but they did not and there was a lot I have seen AFTER the fact that should have been fixed. The homes are a very nice and modern style which are very easy to live in. The overall floorplans and design is great. Some of the finishing choices were limited like the light fixtures which were all basically the same. Overall I am happy with my house. It is just difficult to live in an ongoing construction site and the site managers really don't do anything to minimize the noise and traffic impact for sections of the community which are completed. It would be nice of them to actually advise the cement trucks and other delivery vehicles to not drive past the completed homes and stick to the new construction areas as it does get really disruptive to those of us who now live here. Quite often the noise is unbelievably deafening and hard to stand and the contractors start at 6:30 am and quite often are still here well after dark as they rush to finish houses. When they are here for a 12-hour plus day it does make you wonder how good the build quality can actually be. ... More

The process from signing to closing was effortless. Megan and Robert were very caring and made sure that our new home would be beautiful! Their communication through the entire time was spot on. We moved from Pennsylvania so that was very important to my wife and I.

Our home buying experience was pleasant until we signed the papers. After that, our project manager continuously dropped the ball, warranty claims have gone unresolved, we were skipped multiple times for sod, and we were lied to. We paid a premium for our lot because we were told that nothing would ever be developed behind us, and before Pulte is even done building in the neighborhood, people are out behind our house to start putting in a bike path. We feel betrayed and scammed.

I have been extremely satisfied with pulte homes. Trent my sales agent was very professional and knowledgeable. From the first day I should up at the property he was friendly and had an answer to all my questions. If there was one thing I didn’t like was the building representative. But overall highly satisfied. The warranty handled by Kenny has been great service handling all my problems. I would definitely recommend Pulte homes!

I want to start off by saying our sales rep and construction manager were the only good thing that came out of this whole process. Tyler and Chris were the best to deal with on a regular basis and went above and beyond when we brought issues to their attention before closing. Pulte Mortgage on the other hand, I believe, should be investigated. I will forever caution everyone I know or meet that is considering buying a home from Pulte to avoid their mortgage department like the plague. Lack of response for months to predatory lending and derogatory/discriminatory comment, they're absolutely awful. We recently closed on a new construction home with Pulte and were initially excited to move into what we believed would be a quality-built, turnkey home. Unfortunately, our experience has been far from what was promised since closing. From the moment we moved in, we encountered multiple issues that should have been resolved prior to closing. The brand-new tile floors had visible stains throughout. While the builder did attempt to clean them, by that point we had already moved in and placed rugs and furniture. Other problems, such as broken or bent window screens, a built-in stovetop that was improperly installed, and wall switches that connect to absolutely nothing, have been frustrating to resolve. Communication has been slow, with us having to follow up repeatedly or wait weeks just to get updates. What’s more concerning is that several of these issues appear to conflict with Florida Building Code (FBC) standards. For example: • The stovetop installation disregarded installation measurements and process as per manufacturer instructions and FBC residential kitchen safety regulations. • Unconnected or “dummy” switches with no load or outlet may violate FBC electrical standards, especially when they create confusion or hazards. • Baseboard caulking gaps and weather-stripping failures undermine energy efficiency and violate FBC requirements for thermal protection and envelope sealing. Even more frustrating is being told, “That’s how we do it on every home,” when raising these concerns as if repeated noncompliance somehow makes it acceptable or the norm. That answer is not only dismissive, it’s also unacceptable when code violations are at stake. Additionally, we’ve seen many signs of rushed or careless work: chipped grout in the showers, uneven baseboards, and functional oversights that go beyond cosmetic inconvenience. These problems directly impact the livability, safety, and long-term durability of the home. It’s incredibly disappointing to invest this much money and be left chasing down the builder to correct basic issues that should have never passed inspection. We expected more from a national builder like Pulte and hope they take accountability by adhering to building codes and delivering on their promises, both in construction quality and customer service. ... Pulte Homes is a great builder ! Not only do they build a solid home, their attention to detail is fantastic. They are very responsive to your concerns and address any issues very quickly. From sales reps. to project managers, all are a pleasure to work with.

Fine details could be a bit better but have been great taking care of them.

Been a great experience so far! Moved into new home in May. Would recommend!

Buying a home with Pulte was a great experience. Our home was what we expected it to be. Any issues or concerns were handled promptly and all workmen were pleasant. We highly recommend a Pulte home.

After a rough initial experience, we are loving our new home.

Some of the finishing is not great. My entrance door and frame looks crappy. Didn’t pay attention when doing the walk thru. Also our sunroom door is not finished well. I consider Pulte a quality builder but am not happy with some of the finished work Thanks

From start to finish the whole process was relatively painless. Everyone was great to work with.

I would strongly recommend seeking him out if you are thinking of looking into Arbor Oaks. He made the buying process actually fun. He always kept us in the loop of any developments in the community.
