I had a good overall buying experience. Also, I do believe that the internal construction of the home is decent. However, the workmanship of everything inside the house is suboptimal to poor - from using poor paint (flat paint which is the cheapest paint on the market and completely nonfunctional for anyone who wants to live or have kids in the house), uneven walls that bow in and out, uneven edging bowing in and out, careless painting with uneven lines around windows and paint on baseboards, reckless paint splashes on doors, paint on floors, uneven painting on doors, unfinished rough door edges -- literally all the aesthetic aspects of the house that you have to look at every day you live in the house -- and the unevenness of floors and walls, which makes it hard to install closet organizers and window treatments. It's been a frustrating experience getting someone to actually listen. I had added an "upgrade" paint package which was literally a color and was still flat paint - and very poorly painted. Overall what I paid for the home does not match the quality of the workmanship. I had a Pulte home before this one for 20 years and had a fantastic amazing experience and loved my home. That's why I didn't even question buying another one. But it's clear Pulte has cut lots of corners to cut their expenses, lowered the standard of quality in products and labor in their overall process and is still charging a huge premium. It's disappointing overall - especially because it seems they value customer feedback and has a warranty program. If you want to make customers happy, then quality cannot be compromised. Buyer beware when buying a Pulte home, ask lots of questions about materials, quality, labor, etc etc. And talk to current homeowners in the same subdivision before buying. ... More

Pulte was great overall and we love our new home

Both did a great job

Very rigid in choices. Would have liked to pay for options we presented. I.e. paint colors within Sherwin Williams paint brand which you use. Instead we had to pay after closing to have walls painted colors we chose from Sherman Williams. Also, not meeting ada requirements. I.e. shower stalls. The given one is very tiny. Will not allow for shower seat for handicap. For the $$$, very dissapointed. Would like more options. Also, wheelchairs do not fit through doorways, too tight of turns. Had to take doors off to maneuver! Pathways tight and tiny. Definitely not ada or senior complient. Suggest you walk through floor plan before choosing it! Also took over 2 months for countertop replacement. No option for types of sealers. ... More

I am torn with this review. We had a horrible experience with the sales agent, Johanna. The entire process was extremely stressful. She was unprofessional and often times unresponsive. Once the contract was signed, we were lucky to even get a response. We were out of state buyers and came to FL to select our lot and home. Signed the contact and flew back home only to find out 1 month later that the lot we picked did not fit our home. Why did she not look at that prior to us signing??? She then said we had a few days to pick out another lot, but she was going on vacation and we'd have to decide by the time she returned. I wish we could have terminated our contract but we already got the ball moving for our move to FL. Since we couldn't fly back down to FL, we had to rush and blindly pick another lot (which we now HATE and would not have picked had Johanna had her facts straight while we were there). We ended up moving to FL before the house was done and stopped by the office to ask when we had to pick the color of exterior. Guess when we had until? THAT DAY. It's a good thing we stopped by because she never reached out to inform us of that. So again, we rushed to pick the exterior color, which in hindsight, I would not have picked. The garage color is lighter than what I remember. I sent Johanna an email in December to confirm the color. It is now February and she still has not responded. Not shocked. On the flip side, once we were done with her, everything went smoothly. Our construction manager, Johnathan, was amazing. He answered all of our questions and was always responsive. If it weren't for him, I would have given this 0 stars. Long story short - we had to settle on a lot that we are unhappy with and now stuck with. If Johanna is your sales agent, steer clear. If Johnathan is your construction manager, you'll be in great hands. ... More

We have several issues since we officially moved in on January 1st, we close on the house in early December 2024. We had an issue with the stove hood which took about 4 weeks to get someone to come to the house. Once they came to repair it we found out that even though we paid to have the hood with outside ventilation we discovered that there was no outside ventilation. Needless to say this turned into a big project- they needed to cut a whole, replace tile etc. We also had a large crack in the ceiling. When the came to repair it, you could see that there were 2 pieces of sheet rock that came together but had not been jointed so it cause a split. (sorry if not explaining it well- don't know a lot about Contruction). The gentleman that come to repair it has to cut out a large piece of the ceiling to correct it. He did a fabulous job as did the painters that came the next day. These 2 issues have cause us to lose some confidence of the attention to detail during construction. ... More

Great job! My townhouse was nicely completed to begin with With and Nate took care of my small list rather quickly.

My experience has not been pleasant at all due to faulty plumbing in the wall of my master bathroom which created mold growth after leaking for an estimated 30 days before noticing. Excessive mold growth in linen closet resulted in drywall removal, tile removal, shower floor and tiles removed and mold remediation with plastic barriers to bathroom and master bedroom/closet and loud equipment in place for many days before a second mold test came back clean. Air duct cleaning also happened. Reconstruction has been a nightmare, never thought it could get worse, but it did, with one hand not knowing what the other is doing and laborers who obviously don't care about their responsibilities. Tub was reset by plumbers and was not square, they knew there was a problem at the time, Supervisor knew there was a problem at the time, but all trades were told to just keep going. Drywall was put back up, tile guys were called out to tile, and they tried to remedy the knee wall not being square by building out the wall on one side, creating another problem - the wall was not flush now. Totally wrong. No supervision. I had to stop the guy from grouting the tile at 6pm one night (after being a one-man crew all day doing horrible work!) after it was all reinstalled only to have the supervisors come out next day agreeing it all needed to be ripped out and started again. As a single homeowner with pets, I have had to be home waiting for numerous contractors, too many to count, through this entire time, of which, I have been without use of my bedroom, bathroom and closet. Everything in my house is covered in dust repeatedly causing respiratory concerns from the various workers in and out,cutting, tracking dusteverywhere,etc.. I've had to pay to put my dog in daycare as much as possible. I'd be told workers were coming, put my dog in daycare, and then the workers don't show and I had to pay for the daycare for nothing. I have been waiting around, missing work as I am a Realtor and have not been able to be out in the field in the height of season...yet the necessary repairs and reconstruction still lingers with nobody at my house it is now10:00am and supposedly they are on their way after yesterday was a no-show last minute - yet another wasted day of blocking my calendar for nothing. The skillsets of those hired to do the work is beyond questionable and the care and attention although one frontman was sent to be the happy face, at the end of today, I will be without use of my bathroom/bathtub (I have a bad back and I need to soak in a tub for relief!) for 46 days. To send me a request for an honest review is appreciated and I hope that this will reach a level of competance in the company that will do something about getting this rectified ASAP. I need my tile that was reordered. I need my grout. I need a skilled labor-force to reinstall it and get it done. Is that too much to ask for? ... More

My experience has been fairly good. It was a different because I purchased a spec home so everthing was done when I bought it. The mudding work, cabinet installation and appliance installation all needed fixing. Some I am waiting for my 1 yr inspection to do. There is a crack starting in the ceiling that they are sending a crew to fix on Monday. The microwave trim wasn't installed right and finally they sent someone yesterday to fix it after some back and forth. The house itself is very nice in general and I am enjoying living here.

The project manager has been excellent. The person from the title company was great. The communications between your companies was not good . The mortgage company was like dealing with a used car salesman and a combination of a government office.

Retirement, safety and freedom to enjoy a neighborhood full of modern amenities is just part of The American Dream. To live this today at Silverlake is nothing but positive energy for all of us here. To see a new generation of homeowners and their families moving in everyday, I know I’am set for my retirement. Beautiful homes, well constructed, a sense of cleanliness and security throughout the development. If you’re a person looking for all of these things in a new development and are serious about a place to live comfortably then Silverlake should be on your next visit. Thanks..

Everything from the start was very clear and smooth. We loved the process and love put new house!!!

This house has everything I wanted, from the layout to a driveway that is pretty level. And when you have a parent that is in a wheelchair it makes a huge difference!!! All the little ammeties make it the right place for my forever and last home!!! From the sales peopled to the closing people everyone treated me like a VIP!!! I would recommend Pulte Homes to my family and friends!

This bad experience started with a bidding war on lots. Then the high prices for features, then not disclosing that home wouldn’t be ready at our forced, rushed closing date. They stated that our landscaping and driveway wasn’t done due to their bust schedule even though other homes not even sold had theirs completed before winter hit. Then their mortgage people’s refusal to us for withholding funds since the home wasn’t completed at closing and Bradyn, the manager, had no estimate when it would be completed since they had 30 more homes to work on. Poor response from him and poor craftsmanship on exterior trim work, etc. I will never buy from them again, nor recommend them. ... More

Our construction manager (Jose) and sales consultant (Krista) were always on top of any issues or questions that we had during the process. Always providing updates on schedules and ensuring we were well informed. Great people to work with.

Overall satisfaction. Quality of paint finishing needs improvement. Had to push for punch list follow up after closing. Good response once issues were addressed.

Overall, my experience was very good. I had some issues with your customer service department and lack of responsiveness. I had to make several phone calls and send an email to the CEO before I received any response I needed a few minor repairs which took two months to complete. Tatiana was assigned to help me with my issues. She was outstanding. Her professionalism and follow-up were exemplary. That said, I recommend you make some major changes to the operation of your customer service department.

The attention to detail and follow through is a pleasant surprise when so many are cutting corners and slacking. Our builder truly cared about us and put his heart into our new home!

Our first construction manager did a great job inspecting the site and making sure corrections were made. He did such a great job he was promoted before he could finish the last month prior to our closing. His replacement was less attentive to details and following through with actions. I wish we had a third party inspection prior to closing.

From the very beginning, starting the loan process with Pulte mortgage was downright horrible. The loan officer did not have any emotional intelligence very rude. Ultimately went with a different loan company. Regarding the builder they built the house, surprisingly quick. Looking back at it I’ve had nothing but problems within the first two months of living in my new home. Electrical not working pipes being clogged, master shower leaking into closet, including the drip edge for master shower door feel off. New trim throughout the house already gouged from workers. From the first and last inspection upon moving in the checklist was not done. The dryer vent wasn’t even installed not realizing for a few days almost caught the house on fire. The grout was never sealed upon completion of tile, now my new white grout is permanently stained. There was water damage in the guest bathroom that they just tried to cover up. Second floor bathroom grout was already cracked, poor caulk job. Master bedroom window did not work. I’ve had to schedule continuous appointments on my days off to get fixed. It’s been an horrible experience and only worry what problems will arise in the future. I felt like I bought a lemon. To anyone that inquires about Pulte homes I will recommend to stay away. I expected buying a Pulte home would. be the same. as the Pulte home I just sold. Nothing could be further from the truth. The house is wonderful. The construction is wonderful. I gates did not work but they were fixed quickly. The. community center is not ready. The HOA is not ready. All things will be fixed in time. I understand that, and the price was right...

We love our Pulte home. We built with Pulte 9 years ago in Newell Creek. We chose to downsize to a ranch with up bonus area that is being used as an in-law suite. Their layouts are amazing- they utilize all the space for creative layouts. Our salesman Steve was great as well as our Project Manager Nick. We enjoyed working with our team. I would recommend Pulte for ver any other builder. Thank you, Michelle

Pulte does a great job at selling a home, but that’s where the experience seems to end. With countless issues and no response in repair or communication, Pulte seemingly only works on the front end. Quality is not a high priority and neither is fixing quality issues. They were responsive in the selling/buying process, but once it’s sold they go MIA. We were also having a fence put in and a contractor did damage to our yard. When confronted about paying more to the defending company to fix it, the construction manager told us to find a new fencing company instead because f fixing the problem. Not impressed overall. ...
