Had a good experience overall with Pulte in buying our new home.

We chose Pulte sue to their reputation of high quality construction and building practices. In that regard l, they lived up to my expectations. Our construction manager, Matt Wallace, was the best we could hope for. He was knowledgeable, available, and fought to make sure we got the home of our dreams. The issues arose around the financial aspect of the sale. Pulte ordered an appraisal 3 months prior to completion, before doors, flooring or countertops were installed, yet the appraiser valued the home exactly at list price - to the dollar! We chose to use our mortgage company, one we trust and have a long-standing working relationship; they ordered an appraisal once the home was nearly complete. Lo and behold there was a discrepancy between the two, a $48,0000 discrepancy. Pulte refused to budge, because they “have an appraisal value.” in the end Pulte submitted some extra comps to our appraiser (all of which were sold and appraised by their syndicate group of companies) which brought the discrepancy to $24,000 lower than list price. We ended up agreeing to split that difference, putting us in a position of negative equity from the get go. I still would recommend Pulte to anyone looking to purchase a new home, but do not let them control the entire process and narrative! It was a dream come true! Our is so beautiful and perfect! Pulte homes are built exactly the way we imagined it to be. We love everything about our home.

We had a great manager Julyan ho helped us through the process.

The home purchasing process was fairly easy but there was some incompetence and a lack of responsiveness with our second salesperson but the third one was exceptional, very customer-focused, responsive and a pleasure to work with. There were a lot of minor errors in the building process and a lack of attention to detail on simple construction. Overall the experience was OK but it wasn't the greatest. We'd rate the overall experience a 7 out of 10.

Not very happy at Pulte marketing side , many recommendations provided were not very helpful. Also after taking possession service requests were not very effective & pro active .

Door handles came off for several doors within few days itself , several doors don’t shut fully unless pushed manually.

We love our new home and our new neighborhood! We’ve got a great house and we’re happy to be here.

our entire experience buying this Pulte home has been a total pleasure from beginning to completion. Our sales representative (Tatyana) was professional, knowledgeable and always extremely helpful. The construction team (led by Javier and Anthony) always made us feel like we were their only customer and continually went the extra mile to make sure we were satisfied and happy with our purchase. This is our 5th time purchasing a brand new home in the last 30 years and this has been far and away our best experience. We are very happy in our new Pulte home.

Gita from the sales office was incredible helping us find the right home and for a great price. We actually switched homes and Pulte with Gita"s help made the whole process very easy to do with no additional costs. Great company to do business with.

High quality craftsmanship and quickly reply to questions

We’ve been another number in giant housing market. Our design center experience was wonderful, and we felt like Pulte was invested in building us a quality home. From that point forward, it became obvious we were a number and the most important factor was how quickly the home could be put up at the lowest cost. Our house was framed during the heaviest rains our area has seen in the last decade. Extensive flooding was a result. This was forecast and waiting for these storms to pass was entirely possible. Nothing ever slowed down. This left our home completely water logged. Mold was a concern for me, but it was made clear to me that it was not a concern for my builder. Now that we have moved into our new home, we have many area of loose subfloor upstairs and are already developing ceiling cracks within a month of living there. Feels like these are related to the waterlogged framing. There are multiple other issues we are trying to get help with including plumbing, electrical, HVAC, trim work, finishes, and others. Several of these issues were brought up on a third party home inspection and at our walkthrough. In the 3 weeks that passed from our initial walkthrough, several of these issues were never addressed. So we are now working through the warranty process to get them addressed immediately after “celebrating” the move into our new home We have very little confidence in our home. Instead of focusing on settling into this house for decades which was our plan, we are working on a 3 year plan to get out of this house before we get inundated with issues down the road. I would not recommend Pulte to a friend. I have not found the trust I would need to do that. I know we did not build a custom home. That is not at all what I was expecting. I was expecting that “my happiness was Pulte’s top priority” because I was told this multiple times. But that has not been my experience. Mikey has been great to communicate with so far. Hoping that this translates into finding some resolution to the issues we are encountering. Gunner also seemed genuine and was helpful and easy to communicate with. Still long way to go for the quality improvement and responsiveness. Strong impression that your goal is just to get an approval signature without listening to the customers' issues afterwards. Pulte still lacks of providing reliable home quality to the customer satisfaction with making the reasonable profits instead of ripping off the customers.

The upgrades are expensive and of poor quality. The overall construction is weak. On a simple windy day the whole house makes loud noises in the roof. The overall quality of house is poor. The purpose of going for a new construction is defeated. One month after moving the dishwasher leaks water , the Owen when turned on gives out strong burning.smell. They rush through the closing process even though the house ins’t fully done. The basement developed mold even before the closing. Professionally treated but worried about it coming back. I opted for a designer island which isn’t half good as shown in the model home. No pictures available of it before hand. No way to know how it is going to look until it is installed. They were way behind their timeline and kept making last minute changes to closing. Subcontractors were terrible and there was little oversight or quality control, so the workmanship is terrible. Lots of promises about things that would be repaired but little follow through. They have a warranty, but you submit things to their portal and never hear back. Beyond the inconvenience and expense of all of the delays and problems lies the fact that if there are so many things wrong with the things that I can see on the surface, what problems lie beneath…

Quality of workmanship is very poor, I expected a little better quality for almost a million dollar home. Just moved to new house a month ago and already noticed a lot of issues.

Did not value the buyer concern and lacks of communication. Overall didn't have a great experience.

We'd been searching for new homes for more than a year & visited almost all builders available in our area. We really liked the open plan of Pulte quite a bit. The whole process was reasonably good. As this is a process of creating a complex property, there are going to be some issues. But Pulte team has addressed them reasonably well so far, except for may be 2-3. As this was our first home buying experience, we felt that Pulte should try to allow the following: 1. At least 2 visits to design center for customization of home than 1. 2. At least 2 visits during pre dry wall process than 1.

My gave my overall buying experience a 2 star it might have been lower based on the actual house but my loan processor Ray did a good job and others I spoke with in the office including management and title were very helpful . Our builder did communicate well up until we had issues that we still need to be fixed on the final walk through. We went through and made a list and very little got done and is still left unfinished. Our brick in front looks terrible it was cut poorly and should have never been used it is embarrassing .We have looked around the neighborhood and none of the other houses with the same brick look like ours I believe it mostly should have been scrap brick used. I can’t honestly believe that it is pulte quality. Numerous bricks are fully cracked and chunked as well and they lied and said it is just natural stone.Other than that we have had electricity issues with our oven on thanksgiving of all days. It was a power supply issue that was supposed to be already addressed according to builder fixed . The warranty person is very unhelpful on top of it .There is also chunks missing out of our front door step driveway and sidewalk. It is brand new? There is a lot of gaps in the flashing out front that could get water and pest entry through in my daughters window. No caulking behind my bathtub my transitions to the carpet in my bedroom needs to be secured and it can poke the foot if stepped on and the hood in the kitchen is crooked. The water in the bathroom sink’s sprays everywhere out of sink and wets clothing. And there was never a cap put on my internet green box thing outside either along with a few other things. Although our builder said this would all be completed he dropped us after continuing to ask us over and over for a positive 5 star review on the first survey which after completing and giving a positive review as he asked he continued to ask me to submit a review repeatedly and did not complete any of the work asked. Overall I am happy to have the house but unhappy with the way things have gone since moving in with pulte and am extremely unhappy with the quality of the stone out front and feel it should be fixed along with the other stuff I listed before the one year walk through. I do feel we overpaid considering the quality of some of the home materials used. I would appreciate someone to reach out in anyway possible to remedy this. We purchased a quick move in home with Pulte in Lakewood Ranch FL and we love our new house. High quality craftsmanship and finishes throughout. There are a few imperfections but the managers have been wonderful about repairs and respond quickly with great attitudes. Would buy another house from them. Would recommend working with them if you’re thinking about buying a new construction.
