Do not use Pulte Mortgage no matter what. This was the only very bad experience I had with this whole process. Other than that a professional organization, albeit a little mechanical.

We had one issue after another with our build. We would tell CM something was not correct, their response was on it but it never got changed until we demanded it. Towel bars are not hung straight, don't match on both sides of the sink. Take lots of pictures at your design appointment. Make sure you have correct samples of what you are picking for everything. Get exact names of products, ask the designer is this an accurate sample of what will be installed. If you build with Pulte, I would not do any upgrades with them. They do poor work. Have them build the house, save your money and higher professionals that take pride in their work and do it correctly the first time NOT the fourth. Overall, working with Pulte was a good home-building experience.

Horrible experience buying this house. Mortgage and Insurance were absolutely horrible. I think the mortgage part is a complete scam. They took my 20% down payment and sold my mortgage before my first payment. Insurance is still sending me cancellation letter after issuing and canceling my I insurance before I even closed on my home.

At first the builder seemed eager to help and address the issues with our brand new home. He seemed especially concerned that his first review vis survey received 5 stars. Now it’s been over a month without all issues resolved and we are now noticing some quality issues, especially with our cabinets. We were told “scratches and dings” were not covered after 30 days. However the issue is. It scratches and dings, more like cheap quality laminate on cabinets. They said we got a cabinet repair kit to fix it ourselves but we never received one. Buyer beware. Informative in each phase of building our new home. Closing occurred as scheduled and with no issues. Since closing Pulte has timely addressed every requested normal punch list item upon occupancy, such as irrigation, floor repair, and paint. We are very pleased with our experience.

Our sales consultant Rob was great, always available to answer any questions we had while our home was being built. We received weekly updates from our construction manager Michael, which were very helpful because we were not local. Only area for improvement would be the response to issues.

We were very excited to move into our Pulte Home. We paid a huge premium for our lot which has a lot of natural shrubbery and is a pretty big size. We were told that the lot would be cleaned up prior to move in. Fast forward 2 months after move in, there is still trash, leftover construction materials, a fallen tree trunk, etc on our lot. The lack of care and clean up is holding us back from being able to install a fence and enjoy the lot that we paid for. The house itself is nice, a few minor issues with one of the stovetops not working correctly and not getting the full amount of ship lap that we paid for. ... More

Great sales person. One stop shopping for insurance and mortgage

Without a doubt, the best part of our home buying experience were the two Construction Managers, Henry, and Garrett, who we worked with throughout the entire homebuilding experience. Their communication, attention to detail, and care for our experience was exceptional. The Pulte Mortgage group was also outstanding. We love the design and function of our new home. The need for work on drainage is being addressed and we are being kept aware of what (and when) drainage installation is being done.

There needs to be better communication and better quality of trades. The quality was to the minimum of code rather than quality expected with the new higher prices Pulte charges. Our yard was not graded and has so many flooding issues as well as our septic was never turned on until after a month we moved in, it could have been a disaster. 1/5 of our backyard is un-usable due to mud and no grading being done. We can’t let our dogs out in our backyard because of it and it’s unacceptable being 3 months in without anyone fixing it properly.

We were moving from far away. Therefore we had to rely on others which ended up working out. Being here from framing to completion would be ideal. I think that Pulte could provide more information earlier in the process including written timelines for when things are happening. I also think they need to provide more flexibility with their models. The ability to add a window or door or enlarge a porch or patio should be considered.

I would say quality was not what we expected for the money we paid. There were some issues we experienced but they were eventually resolved. We are still removing excess paint splatters on floors and tile which I would think should have been taken care of during a quality inspection. Also I highly recommend a deep cleaning of the house prior to closing as we had to clean everything from floors, doors, windows and blinds. When asked why it was so dusty we were told they only do 'construction clean'. Which again for the money paid for the home, a deep cleaning by a professional crew would have gone along way. ... More

Better than previous years .

From the start to finish the people from Pulte worked with us, kept us informed of the progress and were very responsive to all our questions.

Your experience with building a new home is 100% dependent on the quality of your Construction Manager. Fortunately, after the first month they switched us to a rock star. Henry was superb. His communication skills, attention to detail, calmness under pressure, customer service soft skills, and organizational skills were the sole reason this build was a success. While most CMs would have let little things slide, Henry took personal pride in the home build as if it was his own home. He is an asset to Pulte and I truly hope they compensate him well. I also wanted to briefly express our appreciation to Hannah from the sales team. She advocated for us when contractual issues came up and corrected them to our satisfaction. Pulte like most big builders are subject to the local talent and of course what they are willing to pay for hiring sub-contractors. Some contractors are more competent than others. I don't blame Pulte 100% for that since any home builder that doesn't have their own teams would be at the mercy of the contracting pool available in that area. Michael and Meghan were so helpful and accommodating. They made the home buying/building experience so easy!

Everything has been great except our fireplace experience. We have had prompt response to repairs but the vinyl siding is melting due to heat exhaustion. It has been repaired and vinyl siding replacement is pending. We’ve also heard that we are not the only homeowners with this issue. We also have had some concerns with a low lying area in our natural area. I believe the delay is due to Charleston county.

We had a good experience with Pulte. We were told by locals that they had a good reputation in the area, (despite seeing negative comments online) and felt confident to make an offer on a quick move in property. The sales team was thorough, the designers authoritative and attentive and the site manager exceptional. House was completed on time and in good order. Most importantly the process was well organized and easy to understand. Thanks Pulte!

We came to Nexton in need of a move-in ready home due to a very bad experience with a different builder in another neighborhood. We met Meghan and she was like a ray of sunshine who immediately helped us find the beautiful Pulte home that we are now living in. The quality of this house is head and shoulders above the one we had been waiting on that was being built. We have had one issue with the house since moving in and the Construction Manager, Ryan, immediately showed up to take control and make sure it was made right. Ryan and Meghan always responded quickly to any concerns I had. If something was wrong they would fix it immediately even if they didn't really have to. I have had a good experience with Pulte so far. I changed my mind a couple of times on what upgrades I wanted and they did their best to accommodate me.
