We love our new home and most of the process was very smooth. The sales rep and design center were wonderful. However, our construction manager was unresponsive at times and is yet to fix any of our post-move-in punch items. We would buy again with Pulte but would voice our concerns louder and earlier if we ended up with a poor construction manager again.

As a homebuyer from out of state, Pulte Homes made the experience enjoyable. From the constant updates from sales rep, to the knowledgeable design center designer, to working with the mortgage was a 5 star experience. The production side of the business was a 3 to 4 star experience. Weekly updates were provided, but I still have some items remaining from closing. There is a plan in place so I will reserve comment until delivery. Also better project management of subs would be my only recommendation. Really good product for track construction almost similar to the stick building model.

Closed on 6/16 and working through items that need attention. My builder has been responsive in all cases but the quality of the subs has not been adequate. Appointments have been made and the subs don't show up or when they do they don't complete the job Very frustrating.

Pulte was overall very good to work with and produce a reliable home. Our field manager was great and made the whole experience much more enjoyable.

Monitor your house as it is being built. Subcontractors seem to have no pride at least in the work they did on my house. The builder manager did make it right to make sure things were fixed. Do not build during COVID and while supplies are low.

We love South Carolina and Oakfield had great eye appeal as we drove through the development. We felt it checked our boxes. However, the quality of the built is mediocre at best and we feel the cost of the house was way too expensive for the workmanship/quality that was delivered. Unfortunately, we feel we will have many repairs to make along the way. They have already begun.

Overall it was an easy process. Definitely some things here and there that could be improved upon- paint randomly places, carpet not fully against wall, and baseboard transitions not flush.

All of the on-site customer-facing representatives for Pulte were first rate--absolutely superb! Wish we could say the same for the behind the scenes characters who moved up our closing date by a month, costing us thousands of out-of-pocket dollars we weren't anticipating to have to pay.

The builder site supervisor was great! There were some building practices where the workers were messy and didn’t care about going the whole nine yards to do it in the best way possible.

We love our New Model Home! We are new to the area of Johns Island Charleston, we are from upstate N.Y. The Craftmanship of Pulte is Outstanding!! We are very happy we decided on The Arbors!

This builder did a good job.

We absolutely fell in love with the model home at The Reserve at Stono Ferry. Although we love our home; the location; and the floor plan, it is obvious that the level of craftmanship for the fit and finish of the model home is of a higher standard than that of our home.

The purchase and building process was on point! Trying to get items that need repair/replaced has been a very slow process!

Overall, the house structure and quality is better than other builders.

The finishes in the home are beautiful. However, sometimes it feels like shortcuts were taken in other areas of the home in order to produce quantity over quality.

I am pleased with the house I had built. Pulte gave a lot of great incentives to use them as a builder. I was overall happy with the process, but there was a lack of communication during the middle of the building process. I feel like they rushed to get my house built by a certain pre-determined date. The final touches were not done as well as I had expected. There were too many houses being built at the same time in my community and towards the end I don't think the builder had enough time to really focus on the finishing touches. The process leading up to the build was fantastic. The Pulte team really knows how to make you feel like you are the center of the "universe" when it comes to your build. First, the positives: 1. Responsive to questions 2. Fast build 3. Pulte Mortgage was a good team and was very easy to work with 4. Very few issues along the way 5. Great people to work with Cons: 1. The choices in the design process can be a sham. You get two cabinet choices, both of which are not great. I called Aristocraft cabinetry out of curiosity to see what the cost difference is for different colors. Surprise, there wasn't for 4 other colors. Pulte gives you the worst two colors and if you want more, you pay the premium. This is not a good practice. 2. We chose the radiant barrier for the attic. However, Pulte does not install radiant barrier on the gable wall. I thought this strange so I called the manufacturer of the radiant barrier. They recommend that for complete effectiveness, it be installed at all outer facing walls and the roof. I relayed this message to our site manager and was told Pulte does not do this. 3. The follow up. Several things were missed in terms of touch up and stains and what not on carpet and other small issues. No biggie, it happens and is expected on a new build. After the close of the house, crickets. It has not been a month now since my last communication on issues that were supposed to be resolved on the day of closing. I will say one final thing, the process for the most part was great and we do have a lovely home. However, Pulte claims that they are a step above the rest, but at the end of the day they are just like your Mungo homes or Lennar, nothing special and limited choices on cost comparison. Initial sale about the purchase was easy and comfortable, not pressured. The project manager listened to our problems with the house, relay’s they will be resolved then you fill out a work order and get no where.Finish work is subpar.Sod looks dead in parts of the backyard, window seal broken so I see condensation.Baseboard going into the attic not finished.

Make sure you complete walk through before moving into your new home once you move in it has been difficult too impossible for any problems to get resolved!

Pulte originally offered lots first come first serve. When we looked to buy property we were informed that we would need to bid on the property. We learned that we were bidding against ourselves so we didn’t want to lose the opportunity to live in the community. Pulte has since dropped this practice. Regardless we love the home and community

The reason we chose Pulte was because of our Sales Rep Emily .. who sadly moved mid way through the build. She was amazing and a true asset to your team. Our PM Joe really went to bat to get things completed for us. He stayed in communication and on top of work orders. We appreciate he kept his promise to us.

On field manager was always available during construction to answer questions and try to solve issues. Thirty days after closing he is no longer responsible. The next person in line is not as available and issues are unanswered leaving us as new homeowners to solve them

Decent experience. Personally I expect better for the price paid. The workmanship is pretty good. Overall, I would recommend Pulte, but make absolutely certain they are aware of your expectations… It might do some good.
