Ensure ALL issues are closed and verified before Certificate of Occupancy AND your final closing as I have had a lot of issues getting follow up on items that were verbally discussed and NOT documented in the agreement.

The quality of the build was okay. Since we moved in, we have seen some area where the quality was not great. Issue have been handled promptly for the most part. The buying process was great.

Yes, you get a brand new home; however, these homes are not custom built. You do get to choose some products, but pretty much everything is an upgrade which drives the price up. The men building these homes are hard working, but they are not craftsmen they are laborers.

Builder, sales and closing team are great. Home quality is good. Pulte home pricing is on high end when compared to other builders.

The workmanship of the home could've been better, some of the walls weren't straight, they had a curve in a few of the walls, the sheet rock was stood up instead of laying flat on the ground when the house was being built. So our closing date was delayed almost 2 weeks to fix the problem. And we asked for a tray ceiling in our dinner room but it wasn't built, they claim that they didn't hear us ask for tray ceilings, I was really upset about that, but we created something better instead, it looks good.

Overall a poor experience. The quality of work was average with many flaws still existing after closing.

Painting was not done properly don’t look like s as new house Stones on the fire place falling apart Electric outlets not working Concrete pavement infront of the house not done properly I was told at closing that pressure wash will be done and they would clean all the leaves accumulated in the back, it was never done I had to do it myself by spending $500

I feel the quality of my home is okay. I think it might be hard to keep an eye on all the building going on at one time. I’m used to custom home builders, Not tract home builders Unfortunately something gets lost in the wash.

The Builder was as professional as ypu can be every step of the way.

I had issues with the sales department. One person specifically- then they changed me and I was with someone great. The house quality is great but some small issues after closing. The responsiveness during the building process and after have been great.

Great location. The townhome finished with my requested upgrades perfectly, and was “on time”. Since moving in, there have been fit and finish issues with the construction that need work (missing caulking in kitchen leading to bugs in the house). And the continued construction outside the house each morning at 7 limits any opportunity for sleep. I knew the latter though going into the purchase. Dimensions of the hallway/stairs make your furniture choices very limited. Something I didn’t consider pre purchase. Otherwise a great place. I receive many compliments on how nice the place is. Looks great from the outside, and neighbors are quiet. I’m happy with the purchase given the location and what the townhome has to offer, but it falls short from a solid 4 or 5 stars because of initial build issues, noise from construction, and narrow hallways ... We had personality issues Pulte Mortgage and had to surrender the closing cost incentive to get outside financing. When we attempted to speak to a manager about the issues with our loan counselor we never heard back from the manager but we did get a nasty call from the loan officer. Also, we have several warranty issues to claim but there most egregious and frustrating we didn’t notice on the walk through with the lights on. Every single seam in the drywall on the walls and ceilings is visible in the natural light. Every wall and ceiling in the entire home has seams showing. Now that we’ve paid thousands for a painter prior to move-in we either have to live with it or pay thousands more to repaint the home after a warranty claim ... More

You really have to stay on top of workmanship. Paint job was sloppy. I really don't understand why builders use flat paint on wall as very hard to clean. I did have a few issues that were taken care of promptly after I moved in. Otherwise a few things that were not addressed so guess now have to wait before one year warranty is up to get addressed. Otherwise for a first time home buyer I love my home.

House still have very high humidity because of poor paint, and constructions. Very low quality sprinkler heads. Stones that they installed is not up to the expectations. Granite's are not sealed at all. Light switches in wrong places in the room. cheap plants for this luxury neighborhood homes, poor land grading, never cleaned the yard after roof installs and having lots of nails in the yard, crown molding joints are visible. Low end HVAC units and the A/C failed within a week. Very bad experience with closing. The management don't want to work with us during the Covid19 issue. Warranty team is doing great job and they are taking care of the issues quickly. These houses supposed to be like John Weiland quality. My daugter bought a home from Lennar at low end and she didn't see any issues with the construction. ... More

Overall build quality is good but some of the things were not meeting expectations in terms of Quality and value for the price paid. 1. Garage door is not opening properly due to misaligned sensors. When contacted Pulte they refused to help stating contact LiftMaster or SmartHome people but actually issue with Garage door frame and the way it is installed and sensors. 2. There were no Window Casing wasn't provided as a basic upgrade even though the price of the house was so high 3. I've paid $55 k for Lot premium which is way too high but people who bought later after 6 months they were charged with only $20 to $25 k for the same lot size, same privacy and same plan. This is unfair 4. The Kitchen basic Pendants lights over the island provided are low quality. With so much money taken this could have been much better 5. No hardware was provided in the bathrooms. Like Cabinets opener knob, Towel handle bars 6. The Bathroom Shower Faucet set provided is very basic and not of good quality for the money taken. 7. Overall Wall Paint quality could have been better like Glossy. Just small scratch or touch paint is coming out 7. Recess lights are provided with Yellow color which is dull instead of Day light colors. 8. Window blinds were charged very high as compared to the market. Outside with the same quality they can be done within $1500 but Pulte charged more than $3000. 9. Door knob, opener weren't of good quality. It's hard to open and close the door. 10. Garage door sounds a lot while opening and closing as these are chains instead of belts. Not of good quality. 11. There were no 16 inch studs available for mount and all are 24 inch. Ideally 16 inch studs need to be there for TV mount and installation. 12. We thought Pulte homes are highest quality and workmanship but after moving we are disappointed with the way construction happend. It seems like rushed construction made distortions, defects. we are raising warranty tickets to correct them. Also we bought this home just for school purpose but school zone changed next day of our move in. So please tell customers likelyhood of changing school zone

We had an okay experience with the home buying process. The sales office and project manager were great to work with. We had a very upsetting experience with the Pulte Mortgage lender who preapproved us at 1.5% lower than their actual rate. We used another lender who was more than 1.5% lower than the mortgage company and Pulte came fighting for our business. We lost trust in them. The building of the homes is okay. There is poor craftsmanship throughout the home. I will say that they were addressed but a new counter top should not have a nick in it or the floors have repaired scratches. There was a lot of paint droppings on the floor and carpet that needed cleaned off. A few knobs are cross threaded. Onsite CM should be able to handle issues in lieu of needing to go to the computer and ask warranty

The cleaning before I moved in was pretty bad. The overall attention to detail was poor. And this was after two pre closing walkthroughs. However these are things that are easily fixable. Other than that they have been responsive to try to help fix the issues.

Lot of cosmatic mistakes -- like the wall finishes are not done properly. Base Boards are not done properly. The wall or the dry wall is uneven. Plumbing is not good. Outside grading is not good.

Not too bad but typical trac home construction.

Let me just start by saying we love our Pulte home. It’s beautiful, the layout makes sense, and it’s ours! However, not all parts of the process were ideal. The buying and material selection process were great. Our agent, Wayne, was so helpful and answered our million questions. My main concern is the quality of the workmanship of my home. There were so many issues during our walkthroughs where messy mistakes were made and not corrected. Our project manager seemed to brush a lot of these to the side in order to make the closing date and now we’re left submitting request after request through our warranties to get things to the quality they should’ve been when we closed. It’s very frustrating to have the stress of moving into a new home and now having to coordinate all of these visits from the different warranties to correct issues. Additionally, they laid our sod in the peak of the summer and it all died. We knew about this before closing, brought it up as a major major concern and were forced to sign a waiver assuming full responsibility for the already dead lawn. It has been an immense pain to re-grow new grass and now we’re looking at having to re-sod ourselves. It’s so frustrating. Our overall experience with Pulte was good, but these types of issues make me concerned for the quality of things we can’t see within our home. ... More
