We are very happy in our new home.

If at all possible be around the construction process, especially the last walk through. Obtain a dedicated responsible realtor to help.

Weekly updates during the whole building process and so much more, our construction manager was great!

This is the second Pulte home we’ve build. The first was in 2019 and had a wonderful experience which is why we didn’t hesitate to build another one. I know 2021/2022 is a different environment with supply chain issues and labor shortages but this was definitely a different experience. We decided to have a phase home inspector that was part of the process from grading to finishing touches and would highly recommend all new home builders do the same. Structurally, our house of great. everything got done and we were able to close on time. Our main issue is with the smaller, finishing details. For the price we paid for this home, it should be pretty close to perfect. For example, the grout and sealant for different tile work is messy and peeling, something where if they had just taken the time to do it right and cleaned up after themselves it wouldn’t be an issue. The majority of the trim around doors was not properly sanded down and there are obvious saw marks where it meets the floor. And the painting crew didn’t take the time to remove light switch and outlet covers and every single one has a ridiculous amount of paint all around. There are other things as well but those are the most annoying ones at the moment. Overall, we love our home and we know structural there are not any problems. I just wish they would have taken the necessary time to do the remaining detail work first the right time. Especially since those are the things that homeowners are going to see every day. It doesn’t matter how great the rest of the work is, it really is all in the details. Alison, sales person and Tyler, walk thru person were both extremely helpful! They always followed thru with anything we discussed.

Our home was finished on time. Pulte does some things that are on the cheap side... ie - paint is poor quality. Closet shelves could be better. Some ideas are not the best in actual conception. The home is beautiful though.

Generally pleased. There were a few issues that should have been resolved prior to closing.one such item was outside landscaping.

The sales agent Rachel was great in every area answered questions/concerns pre and post closing. Allen our building manager was great to work with as well, we trusted our home in his hands.

Over all a good experience so far just moved in a few weeks ago. Would like to know when Amenities area will be completed.

Everything for administrative work went smoothly. However, when it comes to building the house, seems pretty fasted work and the quality wasn’t properly looked at. But the house was great.

Stay on top of them. Promises at times fall short, then it is dropped into the warranty department to address items that should have been completed the first time. Do a thorough walk through. Take your time. Recommend pushing for an escrow if item are not correct prior to closing.

Everything throughout the home building and buying experience was a pleasure. Unfortunately we had an inexcusable issue that seemed to be an issue with some other homes built but the response to those issues were beyond acceptable. They Warranty service team quickly addressed the issue and completed a full repair of the problem.

We have painting touch ups that have not been addressed, have not received our refrigerator, there are 3 windows on the front of our house that were put in backwards and not replaced yet, broken irrigation pipe. We moved in April 9th and still waiting for these issues to be addressed.

Overall positive experience with typical build quality issues for mass-market homebuilder.

Generally we are happy with our new home. There were issues with wrong roof trusses, which needed to be modified, and caused significant delays. We should have asked more questions in the design phase, as we made assumptions that caused disappointments.

Everything was great; however the communication between our sales manager and project manager was lacking. That could be much improved.

Overall we are happy with our new home. During construction there were many times windows were left open, allowing rain to come in. This resulted in drywall and wood needing to be replaced. The drywall used is very cheap and very thin. Tile work is exceptional! There was a problem with the septic line upon move-in which required a plumber and the county to tear up the sidewalk and clear/reconnect the lines. Our biggest issue is the yard. It isn’t equipped with proper drainage and our grass is constantly soggy with visible puddles. Morgan, our sales rep has been wonderful. Owen, we was our construction contact went above and beyond but he is no longer with Pulte and we have had subpar communication since he left. ... More

Let me start off with saying that we do love our new home. But the quality is not even close to what we expected for a $470k new home. The Pulte representatives we have spoken to are extremely professional, but the trades they hire do not seem to provide the quality of work I would expect. The finishings are not installed very well and we are already having issues that we are going through Pulty’s warranty process to resolve and we have only been here 2 months. The warranty process seems to take a lot of time base off of what our neighbors have said. And every single one of our neighbors have said they have some issue with their brand new home, so that is extremely concerning for new buyers looking at this builder. It took from Sept. to one day before closing (March 31st) to tell us we were approved for a mortgage. It should not take that long. Still having issues after closing and I hope they can be resolved.

Take a very long time for the final walk through. After moving on February 4th. I needed to have the master vanity replaced as it was a factory defect. The tub in the guest bathroom was badly scratched. Filed Mgr. spent an hour trying to rub out the scratches. Have not decided whether to have Pulte replace the tub. Kitchen drawer edge ragged. All the nails were raised on the steps in the staircase, garage door did not operate property due to poor painting of the garage door. Waiting since before closing to have tree in the rear of the property trimmed. Although every half constructed home has received a palm tree, myself and others on our street have not. Have not been back to fix our issues.

Too quick on closing walk through. when items found not responsive and even tried to hide apparent fixing.

Home is nice and seems decently built. But when issues were found during final walkthrough the repairs were done quickly and improperly. Also quite a bit of the finishing work looks like it was done be a novice and never inspected. For the price I would expect better craftsmanship.

The Pulte staff themselves seem to be good and want to supply the best customer service and home to the customer, HOWEVER all the sub-contractors are absolutely terrible! Pulte really needs to watch who they are hiring. Some of the work is embarrassing. S3, the siding company especially!!! I suggest looking into some other options.
