Sales team was good and kept me informed on every progress Walkthrough team was great, they helped identify all changes needed. walked me through the warranty details and other important information. overall the team was very helpful and flexible to accommodate the needs.

There were 3 price increases while we waited to sign the contract to build. The developer and builder own the HOA. We wee told the community prohibited investors and rentals, but we have discovered two rental properties by investors. The builder and warranty division are non-responsive. Don't close on your house until the builder performs on all items of your punch list. After you close, you are not a priority to them, and they forget about you. You are no longer a priority after you close so beware.

First of all, the people on site are wonderful! I had a bad experience with the design center. The wrong layout for the kitchen was ordered. No one told me the slider shelves ( as shown in the model homes) were only going to be the upper shelf. I am very disappointed in the quality of the painters. Many small drips on the new flooring and poor workmanship on the caulking, and top and bottom edges of doors are not painted. Bad quality material. Very bad Builder and construction manager. Terrible paint service. They use very cheap materials. I was very much disappointed with the Builder.

Pulte Mortgage was a nightmare to deal with, in particular the loan officer we had assigned to us. He was not responsive to any emails sent or phone messages left and overall not the best experience as we have dealt with many mortgage companies in past. His Assistant Clay was excellent. We advise better communication between project and mortgage company due to all the delays because of labor shortage and supply chain issues. Our house is great but we as we started living in it, we started to notice the poor paintwork. We called out many items during our walk-throughs and they were either not done or they were done very poorly. We also noticed the floors are chipped in certain areas and our garage door is damaged.

AC, electricity, and gas work well overall. Light in the living room was not blocked for ceiling fan, like the specs indicated. A work order has been put in. Drainage pipe for the washing machine hookup did not have a cap, leading to water leakage into the garage. Builder grade carpet and paint lead to sub-optimal quality. Overall, happy with the responsiveness of Pulte warranty, and glad we were able to close without running into further delays.

We were excited to enter into contract with Pulte on our new home back in July 2021. The interaction with the sales team through the majority if the process was excellent. Tara was pleasant to work with in terms selecting our floorplan and upgrades. She communicated extremely well with us and we were grateful for her services. Right from the beginning, it was so tough to get any update from the construction manager. Target closing date Aug 2021 got delayed for 1 year. Finally closed in Aug 2022. Final walkthrough was a nightmare. They missed to put the window in one bedroom and got caught during inspection. They keep telling about staff shortage but it dint seem true since they are building scores of other houses in the same community. Construction manager didn’t bother to inform us of the status. The support from the Pulte employees has been fantastic, but unfortunately the workmanship has been terrible. Within a month on living in the house the following has happened: Garage door collapsed and needs to be replaced. Half of my kitchen has been without backsplash for a week because the countertop needs to be replaced. Once replaced, who know when the tile company will come back to put the backsplash since they are never available. Nails were sticking out all over the carpet around the stairs. As a new home, its fine. If you were looking for a fresh brand new home that is perfect, this isnt it. There are a lot of minor aesthetic imperfections all over the place once youre able to look at things beyond a normal walkthrough. In fact you may be missing things or had the wrong thing installed from the many options selected in your plan. Double check that during your walk through. Initial the process was slow primarily due to supply chain issues. But then the problem was with the construction manager never meeting deadlines because too many houses were being built in parallel. Thanks to Josh, a supervisor, he stepped up, made all necessary corrections, and reduced more delays. The overall delay was of 3 months. So, it is important having a contingency.
