There were a few items done incorrectly and the quality of things such as paint on walls and front door could be much better, as an example.

Mortgage team stretched the time unnecessarily, they were keep on asking the same documents multiple times. The hand over/construction manager team doesn’t fix the items properly as they promised, the issues are still existing. The sales team Ms Sara is the best employee and she was 100% supportive. No one visited to hear back on open issues since the closing.

Incomplete home after a month of closing, no cabinet no s or handles. Wrong kitchen faucet installed and won’t exchange for the correct one that we paid for

Paint, texture, floors. Cabinets, tile. You name it! We are going to have to warranty so many items! Everything has a “short cut”. Flooring. You name it.

Jimmy did a great job communicating. Kept me informed. My main issue is the the cost of upgrades. I know there is a mark up but the prices are 10x.

It has been a rocky experience this first couple of months in our home. We don't feel like we've been taken care of as new homeowners. We are also questioning the craftsmanship on our new home. We're hoping that working with the warranty team, we will get the results we are looking for.

The project manager was very professional, kept me inform at all times of the progress on the construction site in a weekly basis, he was always available, very committed and patient with my endless questions and most importantly he took the time to reviewed the third-party inspection reports that I hired and took actions from the suggestions. Thank you Dustin for all your work, I really appreciate it!

We have been living in our house for over two months now and it is still under construction fixing things that should have been done the week of closing. Quality of trades are poor, tape removed from our walkthrough without being touched.

Having a tough time getting people to fix urgent issues such as a leaky roof. The service calls keep getting cancelled. Warranty means nothing if you can't service it.

We had a few issues but it was all resolved except for one thing. But for the most part it all went well.

Professional, responsive and clients-oriented sales manager and construction managers who are easy to work with. Average quality of materials and construction execution. Overall, very positive experience.

Pros: Overall, I'm pleased with my new home. The fact that it is a new build gives me features not found otherwise in this area like an open floor plan and tall ceilings. The quality of the build seems great. No real issues with Pulte construction. Cons: Any upgrades they charge you tremendously over market value. As an example, I had wood flooring put in. The same flooring through Pulte would have cost over $60k as an upgrade charge. Having a third party come in after closing and demolish all the flooring Pulte put in and put in quality wood cost $20k. If you extrapolate that upcharge margin to all the upgrades, it feels way too expensive. Have had several warranty issues, mostly with electrical gremlins. The responsiveness of warranty repairs is pretty lacking. Sometimes I just would like to talk through something I don't understand about the house, and getting in touch with someone just to talk is a several day/weeks process. ... More

i am satisfied with most of the aspects but i do have few things that i dont like. for example, unless we go for an upgrade option, i dont see a quality in the things you install in bathrooms. like shower-head or the plastic wall (in guest bedroom) are kind off fragile is what i feel.

Pulte was great overall and we love our new home

My sales rep was amazing. There seemed to be a rush in trying to close so they were fixing minor things after closing. When you do a walktheough, you should take notes of those areas because the contractors seemed to miss some things or just remove the tapes without doing it. I gave up after a while of finding issues. However, they are minor issues like paints. The master shower floor had stains that I've been trying to get out even after a month. Make sure you look at it during your walkthrough. This is my 4th home and the experience wasn't great. They have great standards and you really dont need that much options unless you want too. Not sure if it's the materials but you can hear everyone, no matter which room they are in. The sound is terrible. I’m more frustrated with the electrical system/workmanship of my house. I feel like I’m not getting my money worth. I should not be dealing with so much issues with my house. I am having to take too much time off from work to wait for service staff to work on my house repeatedly with failed results. I bought a home with Castlerock home builder in October 2020 and I have not requested anything from their house warranty till today. Something is seriously wrong with Pulte Electrical system service.

Took too long to build and craftsmanship was subpar

Pay attention to quality of interior wall paint as well as wall switch placement. Security keypads may not be in the most logical place.

Pulte overall was ok but they did not work as a team between sales, builder and mortgage, and title. I was hoping that but having everything in one place the experience would be smoother but many times the staff would respite d that’s not my job .., it’s the other department job… while I understand each plays a different role the responses and willingness to help resolve or transfer calls within the organization should have been done with the customer in mind. I was purchasing my home from a distance and hopped by having everything under one company would have provided for a smoother transition in the process. In addition my home insurance, which I ordered through Pulte, was canceled for non-payment even though their title company sent them a check through escrow. First of all, the people on site are wonderful! I had a bad experience with the design center. The wrong layout for the kitchen was ordered. No one told me the slider shelves ( as shown in the model homes) were only going to be the upper shelf. I am very disappointed in the quality of the painters. Many small drips on the new flooring and poor workmanship on the caulking, and top and bottom edges of doors are not painted. The texture of the shelves and trim is very rough, could have used a quick sanding. I know it’s hard to find workers at this time. Quality is what they strive for. They are working on it but follow through after the sale for warranty items is slow. Best to stay on top of the process during the build.

Had I not been onsite there would have been so many things that would have had to be addressed at closing or under warranty because of poor workmanship and not being noticed by management onsite. Raylan did the best he could to follow though with the issues but he was trying to oversee contractors that didn’t care about their work. When Josh took over things changed. He was able to address the issues and get them corrected the first time I pointed it our not after I had to stay after him several times. In the end I am happy with my home I just know that some of the other neighbors who were not here to oversee their homes construction will have many issues that Pulte will have to deal with. ... More
